We have just had a complementary stay at Holly Tree Cottage due to our last experience at another property on the park not being good. This cottage apparently has had a make over and a hot tub has been added which was fine. The cottage could be made to be so much nicer considering it is over£1000 to rent out in the summer months. The vertical blinds were too short in the bedroom and anyone could see in from the car park. The blinds in the lounge were too long and didn’t shut properly and the view out was just a building site. The shower head hasn’t been cleaned for ages and was thick with dirt, same as dirty windows , cobwebs and dead daddy long legs. The old curtain tracks that have been left up are full of holes and screws in the walls where pictures have hung. There was no can opener in the kitchen or bread knife. Also there are no instructions how to use heating, dishwasher, etc. not everyone knows how do operate these appliances so some sort of instructions would be helpful. Would not stay at this cottage again not even if it was free. The cliff house web site has not been updated since the cottage has been updated but if you book the cottage through another holiday cottage website it has and it says the cottage has lovely views which is untrue , just trees, hedges or a building site !

Well we stayed at Holly Tree Cottage at the Cliff House Holiday Park in Dunwich and this was a complimentary stay due to visiting earlier in the year and having problems with another accommodation and this one wasn't much better. Holly Tree Cottage is described as having wonderful views which is not correct as it is situated at the far end of the carpark and from the kitchen window all you can see is a hedge 30 feet away and from the lounge window all you can see is a partial building site with work fencing and a large Hall 20 feet away. The lounge is so dark and dull it is best to have some kind of lighting on to make it feel more homely. The Kitchen skylight hasn't been cleaned and has cobwebs and dead insects in it. the kitchen window is dirty and streaky where someone has tried to clean them by failed. In most rooms there are nails in the walls where pictures have once hung but are no more. the Blinds in the lounge are too long and drag on the window sill. in the double bedroom has blinds but are too short so people can look in from the carpark when they are drawn and you are in bed. in the bathroom the shower head is dirty and rusty and hasn't been cleaned in a long time. the door to the bathroom and surround is also dirty and hasn't been cleaned recently as well. There are also drill hole above each window where curtain rails once hung but haven't been replaced. There is no manuals to tell you how the heating works or the Tv and dishwasher. Also there is no outside lighting that is working for those dark nights. All worst of all if you are a disabled visitor to this property and you are in a wheelchair you will have to leave your wheelchair in the kitchen as you won't get your wheelchair from the kitchen to the lounge due to the fact the sofa blocks half the doorway and you would never been able to move the sofa due to weight and size. but beware as all the current holiday brochures state this property has been recently updated etc which isn't the case in my view. For what the cost of this property is per week etc it is far from worth it.

We love this campsite! We have been for a few stays here before but not in August. My sister was joining us with her family for a maiden camping experience. So the park was fuller as you'd expect in school holidays but made no difference. We love the fact you can walk down the steps to the beach.You can let your dogs have an 0 early morning run as there's no-one down there apart from a few hardy early morning swimmers! The weather was fantastic after a huge storm on the Friday night! We enjoy walking along the beach to Dunwich, having fabulous fish & chips at Flora's with amazing views over Dunwich. Turn left from the campsite and you're in the beautiful Dunwich Heath, lots of trails along heading to Coastguard Cottages for coffee& a cream tea & RSPB Minesmere for birdwatching. I've always found toilets & showers really clean , obviously in August,more people, bit dirtier until the friendly cleaners come in. All the staff really friendly, especially the site manager who goes around in his buggy checking on everything. Cheap drinks in the bar and great food. We booked the carvery for a change on the Sunday but unfortunately the chef was ill so just walked to Flora's instead. I love this place & can't wait to go back.

If you are after somewhere cool, quiet and secure with beautiful views and amazing sounds coming from the beach ( when the panoramic doors are open) then this is a little Gem for chilling out and winding down from every day life. We stayed with our Furry Friends for 3 nights walking the coast line to Warlberswick Anchor/Southwold & Dunwich Ship enjoying refreshments at each stop. The steps down to the sea just take your breath away as the views are stunning especially at sunrisedown. Very friendly people around and well stocked shop and pub/restaurant too. Can’t wait to go back. Thankyou for making our stay so memorable and fun 🤩

The site was quiet and peaceful. The showers were hot although a push only lasted five seconds. Good for the RSPB site and the beach was a lovely surprise. Lovely cafe a walk up the beach and Dunwich was worth a visit.

Do not go to this camp site if you want peace & quite!! all the children go feral and the screaming will continue until late around 10pm all the showers and toilet need updating and not clean. never again for us...

Sadly for the 1st time in nearly 10 years of camping, our pitch right next to the playpark was so off putting that we only stayed a few hours. The pitches are expensive and I cannot see how anybody can enjoy a relaxing camping trip on either of the 2 closest . Certainly not a pleasant experience.

We were very fortunate to stay at "Little Tern"as it's the perfect little getaway. It is so nice, I almost want to keep it to myself. The cottage is literally overlooking the beach. You have a few trees in front of the outside decking area that give a nice degree of privacy. If you like birds and lifestyle this is the place. The kitchen is a perfect size, we ate in most nights and shopped locally as we came with the dog. The living area is spacious and the doors open to the outside decking area. The bedroom is decorated to a high standard and the bed is so comfy. Shower room is as expected, super clean. We had no issues with wifi and the bluetooth speaker was a nice addition to the facilities. All in all 10/10. Tips for food shopping: Emmerdale Farm Shop; Grange Farm Shop. For some beauty products: Massagical, Peasenhall (IP17 2JP-call them first, but great soaps, creams and pamper products.

This was our second stay at Cliff House. We stayed in pitch number 179 (West Field) which is just next to the restaurant and play park. This area has lovely spacious pitches some of which are beneath trees. Our pitch was mostly wood chippings which did become a little messy (understandably!) as we had incredibly heavy rain overnight! Great play park, although can be a little noisy if you mind that sort of thing. There was quite a lot of noise from kids using the park until 10/10:30pm after which it did begin to quieten down. The best part of the campsite is the easy access via a short walk through the trees to the beach steps! Clean toilets and nice hot showers. Really well stocked little shop too! We had no EE phone signal near the restaurant. There is free WiFi but this is not particularly fast so not for streaming, etc. The 12 Lost Churches Restaurant onsite has a fairly small menu but the food was tasty and served in good time. It is also dog-friendly. Nice relaxing weekend stay for us and our kids loved the beach and the park. Thanks!

Off the beaten track lovely location right by the sea, stairs to the beach not suitable for infirm or wheelchairs. On site staff are very helpful and friendly, the shop opens if you need it to when closed. All on site facilities clean. Toilet and shower blocks are male and female with individual showers and toilets but in a row like a service station. Restaurant and bar on site, not used but again friendly staff and a nice menu, kids play area nice touch. Walk through the site under the trees is lovely. Be warned tho....this is in a woods so there are lots of bugs and flies. A lot busier at the weekends than midweek. Dunwich beach 30 mins away, clean toilets and Flora Tea rooms do a brilliant fish and chips. Grey friars friary ruins worth a visit.
