Beautiful decor. Staff are very friendly and happy to help. A real credit to the hotel,
always smiling and pleasant to deal with. Complimentary toiletries in refillable bottles were a great touch, as was the Adnams gin freebie.

We stayed in an ‘outstanding’ category room; at double the price of standard it was not really worth the extra bit of square footage in our view, especially as it was almost impossible to spend any time in it when we stayed. While we entirely understand that this is an old building and nothing can be done about the weather, the temperature in the room was unbearable at over 30 degrees (it was 22 outside). Again staff tried their level best and provided us with an additional fan, it was still hard to sleep in the heat.
At over £400 a night we would suggest management consider looking into ceiling fans and/or portable air conditioning units such that guests can sleep more comfortably in summer.

Service at breakfast was a little inconsistent (food served before beverages, cold items in full breakfast, toast brought after main breakfast dish was eaten). A shame as the produce used was top notch. We were not the only table to experience this as we heard a lot of apologising through service. Although staff are more than happy to rectify and truly apologetic with it, it’s a little disappointing that small issues occurred more frequently than we feel they should at this price point.

We had a super stay, we went for my husband’s birthday and booked a larger room, which was stunning. The room was absolute perfection, finished to the highest standard, all furnishing look very new. Excellent amenities. Beautiful bathroom with large shower and bath. The location is just ideal for exploring Southwold. Staff were very inviting and helpful. We did have a couple of mishaps in the restaurant they overcooked my husband’s steak, but soon corrected. They forgot black pudding from breakfasts but bought it when requested. The filters in the Coffee pots at breakfast were broken (all 3 they bought out) and they changed to coffee from machine which was ok.
Don’t let the small imperfections in the restaurant put you off this is a great hotel.

Our stay at The Swan during these challenging times was perfect. It was our first visit to Southwold and we chose The Swan because of the excellent reviews and it did not disappoint. Their approach to the Covid situation was admirable, tables in the dining room spaced apart, cleaned well when diners left and they had a staggered timing for breakfast (which was the best hotel breakfast we’ve had for a long time!). The room was spotless. We ate in the restaurant on both nights and compliments to the Chef, the food was amazing. The rooms are well designed and it’s the small in room touches that made the stay special. The staff in this hotel are incredible, nothing is too much trouble. Our thanks go to Summer for her brilliant Front Office team, Emma in the restaurant for service and Espresso Martinis, and Matt for looking after us in The Lounge and delivering our drinks with a smile. Our only negative would be the floorboards...appreciating it’s an old building but we were on the first floor in room 4 and the creaking and footstep noise from the room above was extremely loud, disrupting our sleep during the night and waking us up extremely early the first morning by occupants packing, showering and leaving. That said it may have been our first but it will not be our last visit, I think we have found our perfect bolt hole and we will certainly return.

We stayed here with our dog, Wilma, after Christmas. We arrived at 2pm but were told the room was not ready as it had to be inspected and would be ready at 3pm. There was nowhere to sit with our dog other than the reception area. For what is called a dog friendly hotel, the only place you can take the dog is through the reception area to your bedroom. It is not allowed anywhere else at all. Apparently this is the Adnams Policy. The staff on the other hand are very dog friendly and all made a big fuss of Wilma. So much so, that my husband asked why they did not make such a fuss of him!
Finally we got into our room and found that despite the alleged inspection, the toilet was dirty, no dog stuff had been left, and on inspecting the bed we found the topper was very marked and the bed had to be remade to flatten out the indents on the two feather toppers. We should add that the bed did turn out to be very comfortable.
The bedroom and bathroom have been refurbished by designers who make things look nice, but don't think about the practicalities. For example the shelf above the sink makes it very difficult to lean over the sink to rinse your teeth without bumping your head on it. This was not such a problem for my husband who tends to leave his teeth in a glass jar!! (Just joking).
The breakfasts were distinctly average. The water melon and pineapple looked like it had been frozen. In fact they were vaccuum packed to retain moisture, but this had the affect of making them look more like cubes of jelly. The buffet selection for a hotel costing £265 a night was poor. The cooked breakfast was average and could have been hotter. The staff serving breakfast were all very friendly and helpful.
We do not know how this hotel can justify their pricing policy. Had it been up to £150 max, we would have been satisfied with the quality levels we experienced. The pricing, together with having such limited dog access would certainly put us off staying at The Swan in future, or any other Adnams owned hotel.
Southwold and the surrounding area is beautiful and well worth visiting. It is a shame that there do not seem to be any hotels to match this lovely area of the country.
If you are in Southwold even for the day, try Enzo's Pizzeria. Fantastic Pizzas, all made by the owner, Enzo, a fanatical Fulham fan...but you can't have everything!!

The title sums the hotel up.

Me and my wife were really looking forward to staying at the Swan Hotel. It was our first trip away post lockdown, plus we were looking forward to having a night off from the kids (any parents of young children during lockdown can appreciate that).

Let’s start with the positives, the dinner and breakfast at the still room were really nice. For dinner I had the steak and my wife had the duck. The additional flavours on the plate the chef put together complimented each other perfectly. You can also tell the ingredients were of a really high quality, both meats were so tender. Same can be said about the breakfast, the ingredients again were of great quality. The waiting staff at dinner and breakfast looked after us really well and nothing was too much trouble.

However the most disappointing part of our stay was the room. We stayed in room 7 and just outside the room window was a large and very noisy extractor fan. As we entered the room classic FM was blaring out from the TV, it worked very well to drown out the noise because as soon as we turned it off, that’s all we could hear. I phoned reception to ask if there was an alternative room and the reply was ‘no sorry we’re fully booked’.

I can’t remember exactly but think the extractor fan went off around 11pm but was back on really early. So for a bill of £320 we had an awful nights sleep. I genuinely feel a hotel that’s trying to be of a certain quality should not be selling rooms to paying guests with a massive noisy extractor fan outside, maybe that room should be for storage only....not good enough!

I understand the hotel was fully booked and maybe a small gesture to apologise for the room would have gone down nicely with us, but there wasn’t any of that.

Also when we checked out there was no ‘did you enjoy your stay?’. So in conclusion still room restaurant good, every thing else needs some serious attention.

Very simple this, visited southwold lovely area, went into the Swann hotel for lunch, I was informed by a very abrupt lady “it’s only a choice of three meals” No problem completely understand. Fish and chips, burger and chips and a veggie dish. So we sat down no menus due to COVID, not even using there heads or money and providing paper menus, fair enough. So I was told to use the app and order on there and the food drinks would be brought to us .....ok fine, one problem app doesn’t work so In a nutshell no menu no prices etc.
Ok simple 2 adults 2 kids 4 fish and chips 4 diet cokes job done.

Food comes fair play tastes ok as fish and chips would being 15-30pm late cheat lunch

Me:Can I have the Bill please

Rude waiter barely 15 yrs old:
There you go £90 .........

Me: really your having a laugh £90 got be wrong

Rude waiter: everyone pays it

I pay like a gentlemen I am,However best I leave quickly 🤬🤬🤬

Plenty of chips shops nearby £20 tops

Don’t waste your time or effort absolutely rude people and ridiculously over priced, interesting I was telling the kids prior because they asked why are we the only people in here, I jokingly said 1 of 3 reasons
1. Foods awful
2. It’s over priced
3. Or COVID

Excellent service, great food.

This hotel offers designer rooms that are super comfy.

Can't fault it. We stayed in a room that had a sea view (it was on the top floor) which is always a bonus, so comfortable and one of the best bathrooms of any hotel I've stayed in!

Will be going again next year!

We have just returned home from a 3 night stay for our wedding anniversary at The Swan. We were supposed to be holidaying abroad but this was cancelled due to covid, so we decided to splash out and treat ourselves to a stay here, as we have wanted to stay for some time. Firstly, I just want to say the hotel is absolutely stunning! We had a ‘fabulous’ room which was lovely, despite most of the soft furnishings and decor having been removed due to government guidelines. However, we were disappointed that upon arrival we found some nuts and what looked to be confetti under the dresser in our room, even though rooms are supposed to be deep cleaned between guests at the moment. Our room was “cleaned” each day during our stay, however not to the standard I would normally expect for such a high priced hotel (although I am not sure if this is due to the virus and more guidelines).

This trip was for our anniversary and I had informed the hotel of this when booking and again, was slightly disappointed that there was no little extra given for this occasion (this could also be down to covid). We ate dinner twice in The Still Room and cannot fault the food! It was so lovely. We also booked the afternoon tea which was very nice but I think we were forgotten about between courses as we were left waiting over half an hour for our “sweets”. Once I let the staff know though, they were very apologetic and removed a Prosecco from the bill to make up for the wait.

We wouldn’t normally book such a highly priced hotel for a short trip and for the money we have paid, along with the amazing reviews I have read, I feel like our experience fell a little short. However, having said that, we would definitely return as we have fallen in love with Southwold and I am sure under normal circumstances without the virus circulating, our stay would have been perfect.

My wife and I recently stayed at your hotel in room 20. As per previous stays we found the staff very helpful and a pleasure to deal with, the quality of the food was also up to the usual standard. Unfortunately we felt let down by the standard of the room, at over £300 per night I did expect a higher standard of room. I travel extensively with my job and stay in many hotels not many of which are as expensive as your room and quite frankly are of a better standard. There were large stains on the carpet near the window, near the radiator and in the dressing area, the chairs also had stains on them. In the bathroom the toilet flush didn't operate that well and was held in place with a screw instead of a bolt, a cheap and quick fix I'm guessing. There were also stains on the tiles in the bathroom. Unfortunately our enjoyment of the stay was somewhat diminished by the quality of the room.

A Monday morning in southwold with my daughter, I not having visited in years and she never ,found us optimistic of finding somewhere lovely to eat on a pretty blowy day after a spot of shopping and a coffee.
Both of us working at the higher end of the trade, it must be said we like our food and appreciate great service and setting.
The swan did not disappoint on any level.
A quick unnecessary online booking for 12:30, we entered the exceptionally beautiful ‘still room’ were greeted and given the option to sit there or in what we were then shown to be and chose very refined but cosy bar area.
A knowledgeable smart polite waiter took care of us, and delivered beautiful wine and an absolutely perfect lunch from the kitchen. I highly recommend the fish platter and the slightly keenly priced chips! But wow they were good chips. A real mix of diners soon joined lunch from groups to couples and families. Fantastic.
