We had a family holiday here in August and the place itself is beautifully presented, very clean and we received a warm welcome from the caretaker and her husband, the gardener. The swimming pool and hot tub were well maintained and we had great fun in this. Now, the irritations. The 'games room' in the garage had a very tired pool table with cues that had no tips. Reflecting what one previous reviewer had said, the "Rules" you are greeted with are too extensive and unreasonable, to the point of being a tad threatening. This made us anxious all week. For example, dogs are welcome (and you pay them extra), but if the owner feels your dog has urinated on the lawn and discoloured it, you will be charged by them to replace the turf! Of course they are quite right to list that they require all mess to be cleared up (which we do anyway), but the rear garden is accessible from the side and so is not secure. Apart from the fact it means the dog had to be on a lead, it also meant that stray dogs came in the back garden. The detector light came on several times and we saw a large black dog in the garden. So we ended up picking up other dog mess as the garden was not secure. Perhaps the owner would have considered lawn discolouration to be our fault from this source despite their failure to secure their own back garden? On the subject of their 'Rules' despite having paid them £2,642 for the privilege of renting their house for 1 week, they require the paying holidaymaker to strip the beds and to empty the bins in all bedrooms as this is apparently the duty of the paying holidaymaker (how many hotels or guest houses have you been to that ask you to do this?!). Finally, and again as reported by other reviewers (and, we were told is against the procedures/rules of Hoseasons), the owner required a £275 cheque deposit which they immediately cashed (which is wrong). It took us several weeks after we returned to get the money back including the hassle of a bounced cheque. Nice property but we would not return due to the unreasonable behaviour of the owners.

The house is well equipped and is in a good location for getting out and about. The pool and hot tub are great we made good use of them.There are some great pubs and restaurants within walking distance.

Excellent house we were 8 adults and stayed here for weekend in May we had lovely weather and made the most of the pool, hottub and games room. We had a BBQ on the Saturday and the house is well equipped, all bedrooms have ensuite and the kitchen is great. Walking distance to the local pubs and very quiet area.

Wonderful large 5 en-suit bedroom family house with outdoor swimming pool (available in the summer) and large hot tub, games room and pleasant garden. Very well provisioned kitchen and large comfortable lounge. We 6 adults and 4 children aged 10 to 1 year old in our party and all enjoyed the holiday.

The house was beautiful; in fact, one of the best that we have stayed in for a family holiday. It was well equipped, with everything we needed for a lovely stay. The owners were very helpful and welcoming. It is a large and spacious property, yet it still felt very warm and cosy for a winter break. The location is fabulous, with lots of great walks and two very good pubs in the village. You have the marshes and the beach nearby and the town of Southwold is a short drive away. My family and I would definitely like to stay at Troy again, maybe for a summer visit when we could make use of the swimming pool as well as the hot tub!

We thoroughly enjoyed our stay at Troy Walberswick. The accommodation was fantastic! Beautiful Suffolk location! We found the owners helpful and most accommodating. The accommodation was spacious and we used all of the facilities. It was perfect for our family celebration. We would certainly recommend Troy to others and would like to return again. A truly unforgettable weekend.

We share in many ways the previous reviewer's findings. The £250 security 'bond' cheque was cashed before our arrival, and not returned until the week after our departure, not something we have experienced in over 40 year's of hiring both at home and in europe, usually our own cheque is returned to us. On arrival we were greeted by John who could not have been more helpful. Later we had a problem with the cooker, and in the absence of an instruction book we summoned help, Sylvia's attitude was not welcoming, a shame because the property and it's location are very good.

This has been self catering accommodation since 2012. We are a party of 8 seniors who have been holidaying together for week in the spring for 25 years, and in all that time we have never stayed in a house where the owners insisted on a £250 security deposit to cover the cost of any damage inflicted on the property. There is a long list of things that must or must not be done, and, quite frankly, we spent the entire week in a paranoid state in case we contravened any of the rules. Having said that, the house is superb, with everything that one could ask for in a self catering house. Unfortunately, the Internet connection is very erratic, and varies from room to room.

My Husband and I spent 3 nights here at the beginning of June. We were expecting the worst after having read some of the reviews on here prior to our arrival but i must say that i found everything commented upon to be completely unfounded...! The house itself is set in a quiet private road away from the busy main street in Walberswick and we found it easily after excellent directions from the proprietors. We were greeted at the door by Mrs Harris and had a really warm welcome. We were shown to our room which was really lovely - spotlessly clean, modern and bright with everything you need - great tea making facilities, television and some useful local information - not that the hosts were not more than happy to offer some advice of their own. The B&B was full at the time and we were apparently in the smallest of the three rooms but it was perfect and even had its own lovely little balcony. In the morning, after a great night's sleep, we had a delicious breakfast - a range of cereals was on offer and there was a menu from which we could pick and choose exactly what we wanted to create our perfect meal. The food itself was delicious and we were really full up...! Mr Harris served us and was friendly and helpful and pleased to chat - we felt almost as though we were old friends! When the time came to say goodbye at the end of our stay, we spent over half an hour chatting to Mr and Mrs Harris before we left - having now experienced their hospitality, i was really shocked about some of the unkind remarks made about the proprietors of this homely B&B and hope that this more accurate review sets the record straight... We will definitely be returning to Troy and have already recommended some of our friends to visit...!

We stayed at Troy for 4 nights over Easter and had a very relaxing, thoroughly enjoyable stay. We recieved a warm welcome on our arrival and the owners could not have been more obliging. Our rooms were spotlessly clean, warm and comfotable with all the mod-cons you would expect. Breakfast was amazing, loveley to get such a wide choice and a true "FULL" English for a change. We even had Kippers on one occasion which we have not seen in many of the other establishments we have stayed in. Excellent value for money and we will be returning again in the autumn. Thoroughly recommend TROY to anyone considering Walberswick.
