Ashburnham Place is stewarded by the Ashburnham Christian Trust and is home to a serving community of Christians from many traditions. We are set in 220 acres of stunning grounds and gardens with three lakes and an abundance of nature. Our commitment is to serving and resourcing people. Unfortunately we only allow guide dogs / assistance dogs on site. Our grounds are designated as a site of special scientific interest (SSSI) and we do not allow dogs in the grounds due to this.

I have just returned from a two night stay at Ashburnham Place. There is no doubt it has amazing scenery in a peaceful setting, and at times the only sound you could hear was that of bird song, Given the price, the accommodation represents very good value for money and is clean and adequately furnished.The food however while freshly sourced from the grounds, was not very plentiful, with quite meagre portions at breakfast. There is a coffee shop but triple check the opening times. On the day of arrival after a three hour journey ,I missed the closing time by a minute and had to negotiate quite hard for a glass of water. In general the staff really need training in customer service skills. Another tip, bring sturdy shoes and binoculars to make the most of every nook and cranny the place has to offer. I went for a restful break in beautiful surroundings and to this end, Ashburnham Place certainly delivered.

Thank you for your review and feedback. We are pleased that you had an enjoyable visit. I am sorry if there was confusion with the opening times of our tea room. We have had variable hours over the last year to respond to the varying restricitons we have had to implement but will look to advertise these clearer. We do have a self service coffee station in the main house for residents which gives an alternative outside of opening hours. I hope we are able to welcome you back again in the future.

I stayed here at Ashburnham Place for a conference all inclusive weekend in December (Friday to Sunday.) It really is out in the sticks and I had to get a taxi costing me nearly £30 one way.

Sadly I did not get to see much of the beautiful grounds as it was a very exhausting weekend rather than relaxing and due to circumstances.

The food was adequate (breakfast, dinner and lunch) but I think there could have been snacks available as well as the hot drinks. I am not sleeping much and after doing a lot of talking/concentrating, dinner was not very filling! One person said they were not happy as there was no vegetarian option so they hardly ate at all.

I was very disappointed with the accommodation which I was expecting to be like a Hotel rather than a shared hostel! I had booked an ensuite one bedroom and what I got was a shared room with bunkbeds (thankfully no one else in there) and a shared shower with a smelly toilet. When it snowed the room could have been warmer as well. I think the bookings need to be make it clear what one is getting for the price.

The rooms could have more tea, milk as I like my tea and there is no one to ask for these things.

Visited today with friends and my goodness what a beautiful place . Beautiful gardens within minutes you feel calm and relaxed as you walk round. Very well kept and all staff were happy in their jobs around the estate. We had a lovely lunch of cheese scone which came with red onion marmalade and 2 chunks of cheese, absolutely delicious scones were warm and very large . A pot of tea for 2 was huge . Tea for 2 and 2 cheese scones was £12.50 which we thought was reasonable for good quality food . There were some visitors having afternoon tea and that certainly looked impressive. Staff in the orangy were working so hard always with a smile on their faces even those some people were causing confusion by moving tables after ordering food , you give your table number when ordering. Would highly recommend a visit to ashburnham place

Went here as a couple and thoroughly disappointed.
Where to begin!
The sandwiches had no taste & the scones crumbled all over the table because they were so dry!!

The staff were miserable and when we left didn’t even say Thankyou for coming! Rude!!

We’ll definitely not be coming back here or getting any vouchers for family & friends to come eithe which was our plan.

Also staff need to learn how to use a broom/dustpan & brush to clean up after visitors.
I don’t care how busy you are do your job to a higher standard!!

I’ve been drinking decaf tea for as long as I can remember (I’m 76 so that’s a long time) and I know that it is weaker than ordinary tea so I nearly always ask for an extra tea bag which is ALWAYS supplied without question and without an extra charge……..until now!!
My tea and my delicious fruit scone was served very promptly after I ordered it and as usual I left the tea to brew for a few minutes. After the ‘brewing time’ I began pouring and realised that it was very weak tea and I would need another tea bag.
On this occasion I hadn’t asked for an extra tea bag at the time of ordering so I went back to the order point and asked for one. I could tell immediately that it was going to be a problem, the cashier saying that he’ll go and check with the manager!!!
He came back and said it would be £2.50, I said I only want a tea bag not another pot. He said he knew but he would have to charge £2.50………..for one tea bag!!
I spoke to the manager who wasn’t budging, so I asked for a refund and got it.
Is it me or was the whole thing ridiculous?
The food there is good. It’s a stunning setting.
The service was chaotic and very slow, several people in our party receiving the wrong food or in some cases not receiving it at all.
There were very few smiles from any of the waiting staff (one or two exceptions)
The staff change regularly because they are usually volunteers on a religious retreat, they obviously do not receive adequate training.
My wife and I have been to this place dozens of times, the food has improved over the years, the customer service has not.
Such a shame to upset a customer for the sake of one tea bag.

This hotel is the best place to stay in South East England! The staff are very friendly, at a very high level of professionalism. The large green space is suitable for meditation and deep rest. The various spaces such as the orangery and the tea-room, or the bookstore, are all places conducive to quality meetings. The rooms are simple, simple, but very comfortable and very quiet. The service is impeccable. Officially classified 4star, I would gladly give 5! However, I travel a lot and I am very demanding. But Ashburnham Place is just an out of the ordinary place ... kind of like a little piece of heaven in South London! I love Ash' ! :)

I had heard good reviews on the food from friends so was looking forward to lunch. Although it wasn't too busy we had to wait 40 mins. It was very disappointing. I had mezze which for nearly £10 was massivley over priced. The flat bread was so tough and hard and for the money it was a very poor turnout. My friend had the ciabbata roll which was also tough. The 2 tables next to us all had cheese scones and all left alot of theirs commenting about how hard the scones were. Alot of money to spend. I have had much better in other places. Very disappointing

My teenaged daughter & I have been to Ashburnham Place for Out Of The Blue (a run for mental health etc.. please look it up, if you're interested), but never for a wander around or anything to eat. It was a beautiful day at the beginning of June, & the blooms & blossoms were incredible; the Broadwater Lake calm & serene. It is much nicer to walk around than to run! Haha! We took lunch in the Orangery, & sat down towards the end, where it was warm, yet breezy thanks to the large framed window being wide open. The birds joined us for crumbs. My daughter had hoped for a cheese scone, but they were all gone, so she had a panini whilst I had a vegan appropriate meze platter. Her carrot cake also looked delightful. We didn't have hot drinks, but the refreshing bottled drinks were delicious. I'd like to have paid slightly less, for what we had, but I do understand that the buildings need help for their upkeep, so it wasn't too terrible. The toilets were outside, round the back, but we're clean & useful. The staff were full of smiles, & very friendly. We even managed to get a couple of bits in the bookshop. All in all, a beautiful day our with my little girl.

We booked here for afternoon tea for mum’s birthday for 7th May and were looking forward to taking her somewhere different in what looked like a very pretty building in beautiful surroundings.
Not sure where to start but I will start with the positives. The staff were very friendly and polite.

Now for the negatives. When the tea arrived the water wasn’t very hot and only one teabag was put in a big pot for 2 people. I was struggling to get any colour to the tea so did have to ask for another tea bag. Mum had a different tea and although said it had a lovely taste again hers wasn’t very hot.

Lovely cake stand with not so lovely food unfortunately! The sandwiches were cheese with some sort of chutney that looked grey/black in the sandwich, not very appetising, humus and pepper and ham with very overpowering mustard/horseradish, couldn’t really taste the ham. The sandwiches were heavy and the cheese one was soggy as if they had been made a while and put in the fridge. They definitely were not fresh! When we tried to cut the scone in half it just wanted to crumble and every time you went to put some cream or jam on, it crumbled even more and you were just left with a mess. Therefore my husband and I didn’t eat too much of this and left a crumbled mess on the cake stand. Some how my mum managed a bit better than us. The small cakes were ok but again nothing special.

I appreciate that this is an old building but it rained heavy whilst we were there and the roof leaks. Unfortunately right on my mum whilst trying to eat, she had to move her chair closer to my husband to avoid getting dripped on. Not ideal really and not very relaxing for her. If you have a leak in the roof don’t put a chair right underneath. Maybe you should remove that chair. We were sat on the table right at the far end near the drinks station. There was a puddle of water on the floor next to her chair by the time we left.
Unfortunately not a very pleasant experience and we certainly won’t be going back for afternoon tea and would not recommend to anyone. Such a shame especially when it’s a special occasion.

Thank you for your comments and feedback. I am sorry that your visit to the Orangery Tea Room did not meet your expectations. I am sorry that you found the food and drink not up to standard. We use Canton Tea which is a good quality tea and I can only apologise if there was not enough tea bags put in the pot for you. Sandwiches are prepared fresh on the day for the afternoon teas and the scones are made fresh daily in the morning. The Orangery Tea Room is a Grade 2 listed building sometimes has issues when we have inclement weather. We are sorry if this affected your visit. We cannot plan our seating around this as it affects different areas of the orangery each time and we would want to try and minimise any impact on guests during their visit. We are always happy to discuss issues when you visit as we want everyone to have a positive experience. I have spoken to the supervisor on duty that day and they are not aware of any reported issues from from the day of your visit. My parents (mum in wheelchair) and I go to the Orangery usually twice a week. It is simply the best place round here by far. The cakes are delicious, the sandwiches well filled and really tasty. The staff are so friendly and it's just the loveliest, most tranquil place imaginable. They have been closed for three weeks for a big private event and we were so pleased to go back today at long last - it's been most inconvenient having to find somewhere else to go - with the food and drink inevitably not the same quality !

Hello, We do not have any specific recommendations but there is Battle Area Sports Centre or Bexhill Leisure Centre which are probably the closest facilities. It would probably be worth contacting in advance to see if they take visitors.

Hi, have not seen dogs when there (3 times now) and the website does not state the rules on dogs but suggest a call on 01424-892244 will put you right. Hope you can and enjoy that lovely place. The scones /Cream Tea is delicious Regards
