Having walked up the Vanguard Way from Pondgate, then along the road to Wych Cross, we were welcomed by lovely staff and a perfect room, overlooking the lovely gardens.
Bubble bath to soak our weary feet and a cuppa , then drinks on the terrace, followed by a delicious dinner, served piping hot .
Nice, friendly atmosphere , great attentive staff and very covid-safe.
Breakfast was served in a beautiful room and was again hot and beautifully presented. My husband was delighted that kippers were on the menu !
We loved it there and , having no car, were able to catch the 270 bus back home from outside .
Thank you so much for a great " lockdown breather ".

Get real people, if you're paying <£60 a night for a room it's not going to be the ritz.

Couldn't believe the ludicrous complainers we overheard during our stay!

The rooms need updating, we know that, the staff know that, the big bosses know that but that's why it's cheap.

We love a greene king inn because they're cheap but most definitely cheerful! The staff her were fabulous, warm, friendly, attentive, caring, chatty.

The food was outstanding and we met a really lovely couple with a gorgeous american bulldog out on the back lawn where we sat, relaxed and chatted all afternoon :)

We slept well, although it was super hot in the room but we could have requested a fan and the window opened far enough for a breeze so can't say fairer than that!

3 of us popped in as we were passing by, and coincidentally all chose the same thing. We had ham, eggs, chips and peas and it turned up really quickly. It was hot, well cooked and very tasty. We chose the lunchtime special at £4.99 each and it was excellent value.

The service was very efficient and friendly.

We’d definitely be happy to return.

Okay, let's start with a couple of positive points. The beds were reasonably comfortable and it's not a bad location to explore Ashdown Forest. However, there are a lot of negatives. Firstly, the corridors smell like wet dogs, not pleasant. The paint is peeling off a lot of the walls, carpets are grubby and have seen better days, bathroom grouting is dirty, the headboard is flaking away, the skirting boards are scruffy with chipped paintwork, the wardrobes are in a poor state with missing doorknobs, back panel loose and one door doesn't open. At first, we were put in room 301 which has an inter- connecting room but the walls are so thin, we could hear the amorous couple next door, getting it on at 2am and beyond! Luckily we were able to be moved to a different room on our 2nd night but why on earth would you put any guests in a room with such thin walls, you can hear your neighbours blow their nose! The food was reasonable but nothing special. If you're thinking of booking here, I wouldn't. Find a Premier Inn!

We booked the one night new years eve package at this hotel. The staff were very welcoming. Our room was spotlessly clean and comfortable. The evening meal was delicious and the waiting staff who worked very hard were very efficient. The evening intertainment was a disco which everyone enjoyed. We had a nice breakfast the next morning. We would definitely go back to this hotel and are considering going there for Christmas.

this was for a group of 20 or so for a breakfast meeting. The room was set up ready for us, the staff were on hand to deal with drinks orders (food had been pre-ordered). Food was very tasty (and very good value for money). Staff friendly and efficient, nothing was too much trouble. Alina was in charge, she really leads from the front and sets a high standard. Would definitely recommend.

Just okay. The room was clean and comfortable enough but I had a bad night's sleep on both nights as I was awoken by a door slamming loudly at 4.15am on both mornings. This had to have been a member of staff (slamming a cupboard door) as our room was at the end of the corridor with no other bedrooms past it, and the door being slammed was at that end of the corridor. We ate an evening meal in the restaurant on one evening - the food was nice enough but nothing special considering the price, and the dining room was very tired and dated (the carpet is in definite need of replacing). The cooked breakfast was average - not warm enough. 3 stars seems a little generous but the place wasn't bad enough to be rated as 'poor'.

The room was a good size but the carpet was dirty with cables underneath it. The radiator had a leak under it and the carpet was dirty under it. The TV was ok but the remote control was filthy dirty with who knows what inbetween the buttons.Half an eaten apple under the bed, one bedside light was loose on the wall and the connection was dodgy as it came on and off. The bathroom was ok but the shower head came off when I was adjusting it and it made a really loud whining sound! It could do with e refit really. The cooked breakfast was good but the sausages were nearly cold. The bar food was excellent though and the staff were very nice. The lounge area was really nice with comfy leather sofas. If you are in your room forget trying to hook up to the WI-FI cos it just don't stay connected for more than a minute so downstairs in the lounge was the only good wi-fi connection. There is a bit of a language barrier between customer and staff but you get there in the end.

Having stayed at the Roebuck pre covid we chose it again as our place to stay while sorting some family matters. From the moment we arrived the place felt very safe with all staff adhering to covid safety regulations. Plenty of places to sanitise hands and tables kept scruplessly clean. The rooms were welcoming with a very comfy bed. We enjoyed lovely food at breakfast and evening meals. Plentiful and hot. It was lovely to meet Karen and her staff again. Even the mandatory masks did not hide the smiles behind them, always happy to please what ever the request. We look forward to other visits.

Visiting the area for a wedding, we arrived late in the evening and were still given a warm welcome by staff. Room was quiet and had everything we needed, however it is a bit tired. We had breakfast (not included by choice) and sadly this was not great. The omelette was painfully dry and avo on toast was soggy and tasteless, it was questionable whether it was even avo! Plenty of free parking on site. Over all location good, room good, service good and breakfast poor.

It's just over 9 miles to Uckfield station , however trains in that part of the country can sometimes be a bit unreliable due to an ongoing dispute with the train company and the union. On a good day the journey to London Bridge takes approx. 1hr50mins. Hay wards Heath is another option - just under 10 miles but is a shorter trip to London Waterloo ,about 50minutes. Same company, same dispute.
