Beautiful character country house in convenient location for the village and surrounding countryside. The Stable cottage lies next to the main house with its own seating area overlooking a cutting garden. The cottage is secluded but close enough to the main house should you need any thing. Vaulted ceilings give a light airy feel, a double bedroom, sitting room with sofa bed and kitchen with oven, microwave, fridge, coffee machine etc. Beautiful vintage style country decoration including throws, Books and garden seating. The Hidden Cottage is further down a garden path and overlooks our field and wood. So totally private. This big spacious ex dance studio is light and airy. With a hall(great for muddy boots) huge sitting room with two sofa beds(incase of extras!) a double bedroom and big twin bedroom as well. Two big bathrooms, one with bath and both with showers. And a second hallway! the kitchen has a double oven and big fridge etc. The Hidden cottage is great as a work space, holiday let and peaceful spacious base for a sussex break. It is very, very popular and a lovely space to base yourselves in for a super holiday. Phone for individual booking. Both have good wifi.

I needed a relaxing place to work whilst in the area. The Stables was the perfect combination of quaint living space and outdoors tranquillity. Really friendly and helpful owners, thoroughly recommended.

I was supporting a bike tour from London to Paris for a group of friends. My stay was wonderful. The gardens, hosts and feel of the home is like you are staying with your good friends. I look forward to visiting again and staying longer. Thank you!

We stayed in the hidden cottage for one night as were attending a wedding in the area and our booked accommodation had cancelled our booking! The accommodation was amazing and the grounds were absolutely beautiful. Sally Ann and her husband james were so friendly and accommodating and even dropped us at our car at the wedding venue the next morning. The breakfast was absolutely superb, my husband enjoy the meat from the butchers and I tucked into lovely fresh fruit and yoghurt whilst sat in the sunshine 😀. I would definitely recommend a stay here. There were a couple of minor improvements that could be made as there was no tea and coffee facilities in our room or an adequate mirror (in order to get ready for a wedding!!) and unfortunately the shower did not work which I think could have been reflected in the price as they are quite necessary facilities but once rectified (as I believe the cottage is a new addition) I think it will be the perfect place to stay.

We thought the owner very nice and welcoming. What is stated on the Website describing the accommodation is far from accurate and needs significant revision to portray the reality. Also the photographs are out of date. As examples the beds are not piled high with vintage quilts and pillows. Sherry biscuits and chocolates are no where to be seen not that we needed them. Hot water bottles not to be seen. Doors to bedroom difficult to close and curtains/blinds extremely worn. We felt that paying £125 per night was grossly over charging. Breakfast good and cooked breakfast generous.
Nice part of the country to stay in. Dinner at Middle House Mayfield excellent value. @9/30th December 2023

Beautiful grounds and helpful host. However, Sally-Ann had booked us in for the wrong month (we had arranged 27th of August but she booked us in for 27th of July. Thankfully I just noticed in time and the hidden cottage was still available on our requested date. In hindsight I am a but surprised she never admitted to it being her mistake that the wrong date was booked. Hidden cottage cosy but double bed needs a new mattress. One of the jams she brought over in the morning had gone off and butter had clearly been used on a different table previously - I am all for no food waste but butter didn't look too appetising. House too close to a busy A-road that is always audible even from hidden cottage.

My friend booked the Hidden Cottage at Lower Crabb Farm on Airbnb for 2 nights (22-24 June) - in good faith and not, as the owner claimed in the course of an Airbnb complaints procedure, because we had no intention of paying. We were in the area to attend the wedding of a friend.
Contact with the host had initially been friendly and welcoming. She had even offered to bring us croissants for breakfast. On arrival at 7 p.m., about 2 hours later than we had expected and for which my friend apologised, we gradually found the accommodation to be dirty. For example, as the photos confirm:
* the back of the toilet was not clean;
* the oven was caked in grease;
* the fridge had not been cleaned and contained mould;
* the pillow on the sofa bed did not have a protective cover and was stained in what appeared to be saliva;
* the toaster was very dirty all over.
These are just a few examples.

By 9 p.m. our disappointment was such that we decided we should move out but found all hotels in the area fully booked. We had no option but to stay.
On the morning of our departure we mentioned our disappointment at the lack of cleanliness and whilst the owner acknowledged that items were dirty, she then dismissed our concerns and argued that we were not going to use the oven, etc. anyway. She concluded that "a little dirt does not kill you." (Yes, that WAS said.) We were taken aback by the aggressive/defensive position she adopted, at the venue but also in her 'review' on Airbnb, especially directed at my friend who made the booking. I should add that not once was the authenticity of the photos disputed. They reflect the status on 22-24 June 2018. On the advice of the booking agency we requested a refund, which we received almost by return. In response to my friend's account, a statement was posted that was at best selective with the truth and could be said to defame my friend's character. However, we know the truth. And the owner knows the truth. I feel bad for my friend who booked the accommodation because as said, it was done in good faith. We just wanted clean accommodation - that's all.
I noticed that 2 other reviewers who were less than complimentary received sarcastic rebuffs - just like we did. I think that whoever wants to stay here should be cautious and realise that pointing out any shortcomings is done at one's peril. The best defense is not always to attack. The best thing to do can also be to hold one's hand up and say "Apologies, this is not up to my usual standard."

Response from Sally-ann T, Owner at Lower Crabb Country House B&B
Responded 23 Sept 2018
This review is both shocking and seriously disapointing, i cannot understand why somebody would want to be so unkind, unfair and unpleasant. The two ladies in question were staying in our lovely hidden cottage while attending a wedding, a fun weekend. They actually stayed for two days and and nights and at no stage said they were unhappy with anything. This was a busy weekend but i could have found them somewhere else to stay easily if they had said they did not like my home.. Only when leaving did one of the ladies become animated and rather aggressive/ rude. Some time afterwards they tried to post a very rude and spiteful review on Air b and b's site. As the comments were out of sync with every other review, Air b and b alerted me. I chose to give them all their money back, against advise from the booking agent. I have no desire to deal with people like this. Air b and b would not give credibility to her review as it was so spiteful and at odds with every other review. Of course nobody is above criticism and one must always look to maintain standards and give our guests the good service they deserve. I truly hope my other reviews and indeed 'Superhost' status awarded by Air b and b speak for themselves.

A truly charming Bed and Breakfast location. Very English family House full of quirky and homely details. Delicious and generous breakfast. Makes you feel you are in a Richard Curtis film, with creaky and eccentric floors, stairs and furniture. Fresh flowers, green grass, huge trees. Simple love.

We stayed two nights in the Hidden House for a wedding in nearby Mayfield. We could not have been better looked after. The Hidden House was spacious and the bed very comfortable, and breakfasts super nice and very sociable with everybody sitting around and chatting. Our hosts, Sally-Ann and James were so friendly and welcoming, and genuinely kind that it seems churlish to mention that the fridge, sink and (very comfortable) bath did not appear to have been cleaned since the last guest and for the price one would normally expect a proper shower...
Having said that, we wouldn't hesitate to go back if ever we are in the area again, but give 4 stars rather than 5.

My daughter and I stayed for a week in the Hidden cottage in the garden. This was our 2nd stay at Lower Crabb, and once again it was magical. The cottage is gorgeous and is everything I could imagine staying in a truly English country cottage is like. It was our own home from home for a whole week. Comfortable, cosy and in the most beautiful setting with our own private area in the garden with table and chairs to sit outside.

Our hosts are charming and fun, and went to such trouble for us, even stocking the fridge with home made country jam and putting in high speed wifi which I needed for work. Nothing is too much trouble and I witnessed that everyone seems to arrive as a stranger but leaves as a friend. If you want a truly English country cottage experience, I highly recommend Lower Crabb B&B, and we will definitely be returning again.
