Seabrook House is a lovely property with spacious rooms with high ceilings. It has been a Bed and Breakfast for over 20 years. We have given it a major refurbishment last year(2016) We have also installed a real-sunlight retreat( a private beach with surround sound waves inside the property, offering guaranteed sun shine 365 day a year).Which comes in the apartment booking or can be booked for sessions, depending on availability. We are in the process of installing a guest bar by end May 2017 offering alcoholic,soft drinks,tea,coffee and light snacks.

The positives.
Stayed 4 nights, in a good size room, with sea (in the distance) views. The furniture is older and eclectic, but the bed was comfortable. The room and bathroom were clean and we had a couple of comfy chairs.
Good size free car park.
Great location.
Breakfast was cooked to order and although the cereal was limited for choice, were enjoyable,
Locally, a pleasant walk into Hythe which has excellent cafes and restaurants, Great walks along the canal or prom, which goes from Hythe to Folkestone.
The negative.
During our first night the movement detector automatic light and fan kept coming on. We thought it may be the door blowing open, as we had the window open. However investigation next morning revealed an issue with the movement detector system. We reported it over breakfast and expected it to be resolved that day. The member of staff advised that the light and fan coming on automatically was a health and safety device. We explained the light coming on was waking us up and the fan noise was keeping us awake. That night we made sure the door was firmly closed but throughout the night, light and fan were coming on, We reported again over breakfast. That night the same light and fan coming on all through the night. It was reported again for the third time over breakfast. Later that day we came back from a trip to find we had no lighting in the room! We reported this to a lady who I believe is the owner, who advised that work had been done on the electrics during the day and that the power would be reconnected. That night the light and fan came on through the night, When we showered in the morning the light went off twice, putting the bathroom in total darkness. We reported this at breakfast, advising not only had this disturbed our sleep for 4 nights, for anyone less able it could be a health and safety issue for anyone in a shower with no light.
Overall a reasonable B&B not a hotel, but dont plan on a good nights sleep even in a comfortable bed and take care in the shower.

My partner and I stayed at the Seabrook House hotel on the 15th February 2020. The room was amazing with a four poster bed and large luxurious double shower room as well as a pedestal bath in the bay window. We had also had a complimentary bottle of Prosecco It was very romantic. Perfect for Valentines weekend! The staff were very welcoming and hospitable. I would highly recommend this hotel it is well decorated, clean and welcoming!

Booked the tropical room for one night. Please be aware that use of the sun lamps is an additional charge which makes this a very expensive stay. Lack of basic kitchen utensils. No lounge area but you can watch TV in both bedrooms.

I have taken a long time to consider and write this review, we booked a year ahead for a family wedding .The initial contact was great, we were booking all but 2 of the hotels rooms.We were promised in writing better prices than booking through booking.com.i have proof of all the details. when we all arrived we were not all put in the rooms we had booked(according to price and ability to pay) One room did not have a working toilet, another the shower was scaulding with no ability to turn it down no hairdryers, no privacy nets on the rooms , they were clean but basic in the most part. The staff were very friendly and tried their best. A special meal was organised for all of us in one sitting which they tried their best but the chef even said he was not used to doing such a large group . Our big issue was when we came to pay, the original agreed in writing price was not used, drinks were charged as duplicates on separate bills. As we did not have the evidence on the day we paid and left but have written since and have had a refund agreed as we were correct. I have now given the hotel 5 weeks with multiple reminders to provide us with the refund, they have not done so .As i promised them if they did not reply i would leave an honest review and contact Trading standards /small claims court etc. So be wary of booking direct with the hotel use an agent like booking.com or similar, keep your agreements and check your bills with a fine tooth comb.

Please do not waste your money. It is possibly the worst hotel I've ever stayed in.

Upon arriving and entering we thought thank god we are only staying one night.

Once in the room it looked very tired and out of date. The bathroom was awful. There was loads of mould everywhere, the sink was cracked, the shower door fell off and the shower control was broken.
The only good thing was the clean bed linen.

When checking out I raised my concerns with reception and they didn't want to resolve the issue.

They charged us the same price as the new renovated family room upstairs.
In my opinion room 4 should not be let out in the state it is in unless you lower the price to about £50.

I won't be stopping here again!!

We stayed here last night for £75 (breakfast not included)
We were woken at around 1am by presumably other guests talking loudly outside our room which is unfortunate but not the fault of the establishment.
However we were then woken again around 6.30 by staff preparing for the breakfast service.
We were staying in room 1 which backs onto the kitchen.
Not only did we hear the staff talking loudly for the next couple of hours but also banging clattering and the beeping in the microwaves every few minutes.
After a couple of hours of this we realised we had no hope of a lie in so gave up and left!
Before leaving we had showers which were both cold and the water pressure was weak!
We raised all of these issues with a member of staff and she said she would pass them onto the owner and lunchtime, so fully expected a phone call today to discuss these matters but haven’t heard anything!
For £75 we had around 5 hours sleep!
AVOID!

A picture is worth a thousand words so just look at the pictures.
At check in a attempt was made to make us pay for breakfast when we had paid in advanced.
poky room, 1990’s decor, scuffed furniture, a badly repaired toilet door that did not shut, only 20 channels on the TV, gash plumbing, rusty bathroom furniture and a view of scaffolding and a washing line out of the window, £98:- worth £40-£50 at best.

Unfortunately we soon realised this hotel was not as the photos looked. The back board of the bed had stains on it as did the duvet cover, We also fixed our own aerial to watch the TV, there was no pressure or heat in the shower, a downlight had also dropped from the ceiling in the bathroom.
It was very expensive for what we received, the location was great as it was a short walk to the beach. Sadly we would not wish to stay here again.

Please do not waste your money staying in this guesthouse. The room was just about Ok, ripped net, broken curtains, dirty bathrooms! Just in general not up for scratch for what you pay! They also stole from us! They charged us 3 times for 1 drink and also took money for a travel cot without telling us there was a charge but charging our card A WEEK LATER!?! we have been emailing over and over again with no response! We will now be going through booking.com to let them know just how bad it was and how unprofessional they are at communicating with the people who have stayed there! Along with several spelling mistakes in the one email I received which said the manager would be in touch! Yeah right!!

I have spent an considerable amount of time staying at the Seabrook hotel as Im working in the area. The hotel is peaceful and beautiful, the services and staff have been kind and polite. Especially the host Leanne who has made sure me and my team are provided with everything we need. We will continue to use the Seabrook for the foreseeable future when working in the area. The cute coastal hotel facilities and rooms are perfect for us to relax and rest during our busy work schedule.
