This is possible the best B&B I've ever stayed in. Great location on the edge of a small picturesque village, no traffic so nice and quiet. Good sized and spacious rooms which were very clean and warm. Shower cubicle of a good size so I could move around without bashing my elbows. Lovely breakfast menu with plenty of fruit, yogurt, and cereals, as well as a choice of cooked food. Staff at breakfast at friendly, attentive and professional.
Finally I have to say it i very reasonably priced.
I would definitely stay here again.

Our family took over the b and b for a family reunion and for a nostalgic visit to the local area. This is a superb b and b with attractive rooms arranged around a courtyard opposite the reception and breakfast room. Beds were super comfy and the bathroom had a great shower and there were large bath towels provided too (I hate being given tiny towels to dry myself on).
As many have said, the breakfast are freshly cooked by Caroline, our welcoming host. There was a wide choice with options such as avocado and poached eggs as well as vegan options.
The b an b is located on the pretty village of Barnwell and is a short walk to the Montagu Arms where you can enjoy a very good evening meal as well as local beer.
If you're staying in the area, there are lovely villages to visit such as Wadenho and Titchmarsh. We really wished we'd bought our bikes and the country roads are so quiet and the area so pretty with the villages, River Nene and quaint country churches in abundance,

Over the last 3 years I've stayed here 3-4 times a year. The rooms are set within a working farm and the small village of Barnwell. The rooms are very clean, the beds are huge and comfortable. Dogs are allowed but only within allocated rooms. The owner Caroline is always welcoming, she does a great selection of breakfasts. There are some nice walks on the door step, plus the best pub in the world the Montague Arms a short walk away.

Stayed here as a group of 5 whilst on a road cycling short break in the local area.
Accommodation is basic but good quality. Lovely bed and bathroom in each room, finished to a good standard.

The breakfast is excellent quality. A huge menu with wide choice, all freshly prepared with local ingredients.

This place is great value for money, I would heartily recommend to anyone wanting a few nights away from it all

There is a pub up the road, the Montagu Arms which does great pub grub and is a nice way to spend an evening.

Funerals are not good in ‘normal’ times but during lockdown the service etc is curtailed.
Lower Farm however and all Caroline offers did not detract from what is normally offered. The biggest difference ....breakfast in your room which we thought was a bit of a treat!
The quality of the breakfast never fails to impress as does the cleanliness of the rooms and the peaceful location, ideal for walking the dog!
We look forward to returning when it won’t be a funeral during happier times.

My wife and I ( and pooch) have had many stays here and we are sorely disappointed that have not been able to go yet this year. We eagerly await Caroline's opening in the next month or so to sample her amazing hospitality and even better breakfasts.
We have really missed this place during the lock down!

I stayed here with a friend when we came up for the Alice Roberts Crypt tour in Oundle. The B&B is located in a beautiful little village which is within easy walking distance of the village pub which serves great food. The B&B is very peaceful and very pleasantly decorated. The owners are lovely and very helpful, the breakfast was very nice and there was lots of it! I am very pleased that I chose this location for my stopover and would recommend it to anybody visiting this area.

Lower farm Barnwell is without doubt the best B&B we have ever stayed at. Caroline leaves no stone unturned to ensure a fantastic experience. The rooms are large, comfortable and beautifully appointed and the breakfast is superb. The large menu caters for all tastes and whilst my husband tended to stick to the excellent full English, I tried both the crushed avocado and eggs and the smoked salmon with scrambled egg (all absolutely yummy!). Highly recommended.

The B and B was recommended to us by friends who live in the village.
The accommodation is spacious , beautifully clean , great location with all the amenities you need when away from home .
The breakfast was amazing , so much choice and all delicious. All the staff were so friendly and helpful. We were made very welcome, nothing was too much trouble .

Such a lovely place and Caroline has left no stone unturned in the service she provides. The breakfasts are fab with full English, avocado toast, waffles, fresh fruit etc.... fabulous!! Comfy beds, complimentary shower gel and shampoo, hairdryer etc. Lovely stay.
