1970s furniture, radiator not working,wall paper hanging of the ceiling,cold and damp. Way overpriced for the state of the room that we encountered. Booked for 2 nights but forfeited the second night as we couldn't stand another night sleeping fully clothed due to the cold.

We arrived here for an overnight stay at around 6.30 and were met by a barrage of rules and regulations about our stay. Payment now before you get the room keys. No, we couldn't have a meal because we hadn't pre booked, no you can't have a takeaway in your room, no you can't use the "restaurant" to eat. Yes,... More

Stayed 15/10/16 . Place was in need of a face lift but appeared clean . The manageress was a total credit to this place , she did everything from serving behind the bar to cooking breakfast and waiting on . Such a lovely person and so polite .Problem was electric tripped out upstairs and couldn't be fixed all night and... More

Nice place ladies made stay very good, had a good night rest and would not expect more based on what's been charged. This place has a lot of potentials in the right hand. Would definitely come back again if in the area.

Awful place, fittings and fittings looked as if they had come from a jumble sale. Bathroom had dirty dribbles down walls, shower was full of black mould, only toiletries were a second hand inch of handwash. Had to pay on arrival, think they knew otherwise we might have left after seeing room. Breakfast poor.

This is a lovely scenic Hotel, very pleasant staff giving a warm welcome, nice clean rooms, my son loved the small farm and it's animals which children can visit. Some seating outside if it's nice and sunny. Will stay again. Thank you

lovely hotel very clean and warm excellent breakfast so friendly made very welcome would recommend easy to find on the outskirts of oldham set in lovely countryside..plenty of parking spaces a great place

My wife and I stayed her last weekend. To be fair we didn't eat or drink there so can't really comment. The room was adequate and reasonably comfortable although a trifle bland. The en suite was reminiscent of hospital facilities but the shower was clean and powerful. I have no complaints about Grains Barn and we literally only used it... More

A no frills B and B . What you see is what you get. Basic accommodation at reasonable price , friendly down to earth staff. I was given an upgrade for which I was grateful to a room with ensuite.
