The other welcome you get is from the dog, Merlin, a very gentle quite dog who loves his biscuits and a fuss, he was absolutely no bother whatsoever, a beautiful and extremely well behaved dog.
The room was just right, we had everything we needed, fridge, kettle, tea, coffee, milk, towels, TV, internet access and a very comfortable bed we both slept really well, (if you are there for a while, don't take an iron there is one in the room along with a board), and above all....... peaceful.
Breakfast time is superb, plain and simple, superb, none of the meat is cooked in any form of grease, the butchers sourced bacon and sausages are divine and grilled, the scrambled eggs are duck eggs with an added twist as they are cooked..... Nikki adds some clotted cream, just the best and you have to try them. Poached eggs are cooked just so, Nikki takes great pride in how she makes them and how well they turn out, top cooking Nikki. Note: only the mushrooms are cooked in butter, that's the only grease you will find on the breakfast plate.
You come and go as you please, there are no time restrictions, the location is ideal, walking distance to St Austell town centre and the railway station, 5 - 6 minutes steady pace. We caught the train to St Ives for a day out. The train service is superb, on time, very modern, clean and when we got on we found out why we could not hear the trains in our room, they are super quiet, well done GWR for the investment.
Overall a great place to stay at the right cost, please don't go expecting a hotel type stay, this is not what the Arches is nor does Nikki promote it to be, its a B & B, a Victorian house with furniture to reflect, the very very kindly Nikki has converted her home into a B & B and welcomes you to share it.
We will be staying again Nikki, we are missing your hospitality already, and the devine breakfasts.

We stayed in the blue room and it was faultless. We had the best sleep in the comfiest antique King size bed. Shower worked perfectly and there is more than enough storage space. Room very well equipped with fridge, hot water bottle, hairdryer, iron and ironing board. Tea and coffee tray ample and refreshed regularly.
Nikki's breakfast is superb. Everything cooked fresh to order and really well done - perfect poached eggs every time and no grease in sight! My partner really enjoyed the kippers and the clotted cream scrambled eggs are delicious. Cornish white pudding, Sausage and bacon locally sourced and yummy! Nikki goes out of her way to make you feel at home and gives lots of really good tips on what to see and do and where to eat out. Nikki treated our dog Sammy to a special treat every morning and the treat jar is always fully stocked for 4 legged guests. Merlin is a real sweety and so well behaved. We will definitely return if we are in St. Austell and highly recommend to anyone thinking of booking. Really excellent value for money too, you will not be disappointed. Thank you Nikki and Merlin for helping make our holiday so enjoyable.
We contacted Nikki the proprietor to confirm our booking and to ask for any recommendations she might have for somewhere for us to celebrate our anniversary. Her reply was both swift and very helpful.( we did in fact choose one of her selections)
An our arrival we met both Nikki and the devilishly handsome Merlin the German Shepard.Both gave us a very warm welcome.
The Arches is set back from the main road with three parking spaces reserved for guests. The building was originally a Victorian schoolhouse and the furnishings are in keeping with this.
Our room, The Blue Room was on the first floor. We had a large ornate double bed, large double wardrobe,dressing table and a en-suite bathroom.
The breakfast arrangements had been amended to fit around the COVID restrictions so the procedure was to fill in the day before your selections from the choices listed. We both chose tea,cereal, toast and cooked breakfast. Tasty and freshly cooked.
On the morning of our anniversary, we came down to breakfast to find our table covered in silver wedding confetti, helium balloons, a card and a lovely cake. It was a very kind gesture which got our day of to a lovely start. When we returned to our room we found champagne and flowers waiting for us which two of our friends had brought us courtesy of Nikki help. Again, a lovely gesture.
During our stay we found the Arches to be very warm and hospitable. Nikki is a lovely host very ably assisted by Merlin. Summing up, my wife and I felt like guest and not customers.
Highly recommended.
I did not know where to look because everywhere was something catching my eyes, fitted perfectly to design room and you can feel there was put a lot arranging in decorating. Also it is very clean.
Arches have best manager ever! His name is Marlin and he is a German shepherd and I definitely felt like most important guest after giving to Marlin a cookie.
Yes this place is not only dog friendly but is run by dog lover and most kind and welcoming person I ever met - Nikki.

The Arches is amazing place for anyone who loves antics, comfortable bed, want to travel with dog or just love dogs and want to start a day with great breakfast and French press coffee!
Also it is in great location and within 15min walk you have shops and restaurants and walk is best thing ever because o beautiful views and landscapes you can admire!
And now to our host.. Nikki was amazing right from us booking with her.. And when we arrived we were greeted at the door by her and her handsome dog Merlin.. She asked if we were OK with dogs and offered us a cuppa.. We immediately felt at home with her.. Our room. Wasn't ready as we arrived early, but Nikki allowed us to leave our bags and gave us advice of where to go locally until our room was ready.. We received a text when room was sorted.. Nikki has a lot of knowledge of St Austell and infact the surrounding areas and attractions which was great for us.. Arches B&B is nikki and Merlins home, and it has that lovely homely feel.. Merlin the the sweetest friendly boy and loves a bit of fuss made of him... Nikki is lovely, and always has time for a chat if you wish to.. And as for her cooked breakfast, it was freshly cooked, delicious and plentiful.. Try the scrambled eggs for sure, we were introduced to our fellow guests at breakfast by Nikki, and we all had a chat and gave eachother tips where to go during our stay.. They were all really nice friendly people..

As for the review below, if you are a competent driver - the carpark is narrow but fine. There were 3 of us all parked there for the 3 days and we all managed perfectly, even with large saloon Audi's. At one point the plumber even came with a little transit van, so unless you are driving a bus, the carpark is more than adequate, as many places in Cornwall are very tight and this is no worse. We had a fabulous stay and would recommend!
Firstly, the B&B is in desperate and critical need of renovation. It is not fit for hosting guests. There is damp throughout the property, with wallpaper peeling and yellowing in the bedrooms and moulding from damp. This is spread throughout the property, carpet, windows, floor and walls. The bedsheets are old, stained, frilled and like something out of a century gone by. Every piece of furniture is tired, worn and uninviting - nothing like the pictures. The entire property smells of damp and of wet dog, inescapable unless you actually leave the building. The layout of the house is also very odd - even though it is an Airbnb, you are in very close quarters to the other guests, barely a metre apart from your door opening into theirs.
Secondly, as lovely as Merlin the dog is, when you first enter the property you are greeted with an Alsatian heading right at you. This was unsettling and despite us getting to know the dog and it being friendly, I can see how this would be very alarming for anyone who is not 100% comfortable with dogs. Merlin also incessantly follows you whenever you’re in the house. Despite Nikki claiming Merlin does not come in the dining room, the dog is simply all over the house and everywhere.
Thirdly, Nikki the host is a very unusual character and the service was simply bizarre. She is unprofessionally all over the guests and in a way that leaves no room for privacy or space. I appreciate some guests might like this, but for us it reminded us of being children in your parents house where there’s no privacy. At breakfast, there was no peace or time to yourself as you’re made to be spoken to by the host the whole time. The food was well done, but again you’re sat in an extremely tired dining room where nothing feels very clean.
Fourthly, the drive and ‘parking’ is absolutely not fit for purpose. It is on an extremely tight turn, off a main road, where you then perform a tight hairpin turn to twist your car up a narrow vertical hill. This was completely unpractical, unsafe and bizarre as an option. If we didn’t have a small car, it would have been impossible without an insurance claim.
Finally, upon leaving, Nikki told us we could not give a low score as it would effect the rating and essentially manipulated us in leaving a high rating. I feel this is why so many people have left high reviews, when frankly we couldn’t wait to get out of there and would pay to never return.
Absolutely avoid at all costs if you value staying somewhere clean, private and comfortable. Most bizarre stay to date and we can only hope leaving an honest review will deter people from experiencing the same as us and wasting our money / time.
The b&b used to be an old victorian school, so it has a lovely quirky feel to it. Thanks for such a great stay
