Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We booked this guest house has a party of four two rooms on the basis of previous great reviews, however when we arrived there was nobody to greet us or even show us where everything was just a note with the keys left to our rooms. When we arrived down for breakfast the next morning which we paid for the cook told us sorry she was not informed of the breakfast orders so there was no breakfast for us and still no sign of any host, we tried to call him but no answer, would definitely not recommend or stay there ever again, I think faulty towers would be better at least they serve their guests breakfast. Very Very poor complained to booking. com

Response from Chris Witt, Owner at Langdale House

For over 10 years we have successfully operated a very simple system for breakfast. The guests are provided with a breakfast form (as you were) which when complete allows the cook to see what time breakfast is required and the detail of breakfast required. You chose not to complete the form so the cook did not prepare breakfast for you. She offered you some options which you did not want.

Small but great. Only three rooms to this very cosy and comfortable establishment. Run by Chris and aided by Sarah; head cook and bottle washer [Housekeeper to boot]. Little things mean a lot and Langdale house goes to the extreme of providing all those little things that you don't expect from a B & B. from organising a trip to the Eden Project; right down to the packs of biscuits when having a cup of tea. Thank you Chris and Sarah for a great 5 day break

The breakfast and staff were good. We stayed in the fowey room which is the same price as the other two but no where near as good . It is too small with a bathroom far bigger than it needs to be. A reconstruction would benefit it greatly. The only place to plug in mobiles left a safety and damage hazard. We would have liked our mugs and glasses replacing each day and the room serviced. We would stop there again but only if we could get one of the other rooms.

Arrived just after 5pm on Friday 5th July and parked the car at the property. A note inside an envelope had been left for us on the front door with instructions on how to get the key. The room was very good with views over the valley hence the room name valley view. Large shower in the end suite and plenty of toiletries in the room. Breakfast very good. If I could make a suggestion it would be for a fridge in the bedroom especially as the weather was hot. That said I would recommend Langdale House a very good base yo explore Cornwall.

We had a lovely 2 night stay at the Langdale B & B. We stayed in the Valley Room which was very spacious and tastefully furnished. The B & B was very clean and the bed was super comfy. The B & B is situated in a lovely area of St Austell, just a 10 minute walk from the railway and bus station. We were warmly welcomed by the owner Chris and given lots of helpful information regarding places to visit in the area and also recommendations where to eat. Breakfast was freshly cooked and served by Jo and was delicious. Would stay here again next time we visit St Austell.

Lovely room, fantastic views. Large bathroom area, including shower, large shower. Parking available at front of property. Very nice breakfast both continental and cooked. Staff were very pleasant and provided good customer service. The owner could not do enough for you and gave us loads of information about the area itself and places to eat. I would highly recommend this establishment. Only three rooms so very homely friendly atmosphere.

I have booked this hotel via Hotels.com, when I got at the address, a bell with a sign to ring it for attention. Tried to ring the bell, knock the door, knock the windows... etc. been there for around 45-50 minutes, no one was coming out. Lucky I phoned Hotels.com and they have arranged accommodation at The White Hart Hotel, which was brilliant ! I would avoid if you don’t have time to lose to wait to get into your room and eventually you will have to find another place.

Response from Chris W, Owner at Langdale House
Responded 4 Mar 2019
Firstly let me apologise that there was no one to greet you. It was for us a late booking. We received it at 7.15pm. I was away last Thursday night so my housekeeper takes over the responsibility for greeting guests. I simply copy the booking to her by email and normally this is job done. Unfortunately she did not receive the email. Hotels.com relocated you to The White Hart hotel which they would not know is a hotel run by a company owned by my partner so I know you stayed in room 9 at a cost of £85 B&B. Interesting that Expedia/Hotels.com say they are going to charge me £161? I have asked them for an explanation and cost breakdown. No wonder you thought that the White Hart Hotel was “brilliant” but you are not comparing apples with apples. The White Hart is brilliant but they are a nineteen bedroom hotel and their price was £85. We are a three bedroom B&B and our price was £55. Also, I respond to this review to warn others in the hospitality industry to be wary of Expedia/Hotels.com. As a “partner” you would expect them to mitigate my costs and find EQUIVALENT accommodation and as there are ca 100 B&Bs in St Austell so clearly this would have been possible if they had made the effort. Again,my apology that you were inconvenienced.
