Clive and Julia made us very welcome throughout our stay. The breakfast was second to none, our room was comfortable and clean and I would have no hesitation in recommending their services to anybody.
The Old Coffee House was ideally situated in the town centre but our room was nice and quiet. We will definitely stay again. Thank you both.

Have stayed at this b & b several times, and have always thoroughly enjoyed my visits. The accommodation is lovely, overlooking the church next door. The food is excellent, and the location in Ashburton is very convenient for going anywhere within the town. The main car park is a very short distance away, with fees townies can only dream of, as well as a small TIC nearby.
The hosts are delightful and very helpful, and this is an excellent base to explore both the town and surrounding areas in Devon.

We had the good fortune to stay with Julia and Clive on June 6th and 7th 2014. The 4 of us really enjoyed being guests in this quirky, wonderful old building in the heart of Ashburton and next to one of Englands most beautiful churches. The rooms were spacious and more than adequate, and excellent value, the breakfast first class, and our hosts really could not have been kinder and more helpful. Although on site parking is not available, the public car park is only yards away, safe and cheap. We shall certainly be staying here again when next in Devon. Thankyou Julia and Clive.

The location of the guest house was excellent and the accommodation was very clean and tidy. However, on arrival I noticed that there was only one toilet roll given which we soon ran out of. I raided a spare toilet on the landing for more which was not even a full roll. I requested more at breakfast and only one more was given. My daughter caught a tummy bug (nothing to do with the accommodation) and as you can imagine we went through that roll quite rapidly. The hostess was rude to my daughter after having requested another roll. Never in all my travels have I been anxious about asking for more toilet paper.

Besides this, there was no bath mat so the bathroom floor was totally wet after a shower, the long life milk tubs were passed its use by date, there wasn't any tea in the room so had to request. Lighting in the bedroom was poor. One could ignore all these less important things but when the hostess is rude and is miserly with toilet paper everything else seemed that much worse.

It was really disappointing to have been treated this way.

Thank you for your comments. Putting things into perspecive the booking for you and your daughter was for 2 nights not a week or a fortnight. I am sorry that your daughter had a tummy bug which was not immediately apparent as nothing was said by either you or your daughter especially when coming down for breakfast on the first morning whence your daughter proceeded to successfully consume cereal and toast followed by a full cooked breakfast! I therefore had no reason to assume that an additional toilet roll would not be sufficient. Admittedly the toilet roll on the landing which you raided may not have been a totally full roll but that is not part of the guest accommodation. I admit I was shocked when your daughter requested a 4th toilet roll in less than 24 hours especially as she was holding 2 bags of takeaway food when requesting it but that in no way constitutes rudeness and I apologise if this is how it came across. I would have been happy to provide a bath mat if you had requested one but you didn’t, however we apologize for your dissatisfaction with your stay as we do take the comfort of our guests very seriously. I would like to thank you however for acknowledging the bug had nothing to do with the accommodation.

I stayed at this B&B on 12th & 13th October 2012 with my husband and we both said how fantastic it was.

Clive and Julia were very welcoming and the room was clean and fresh and everything I would hope for in a B&B. The Breakfast was superb and I wouldn't hesitate to stay there again next time I visit.

If only they'd spend a bit more on this place it could be so much better.
The bedroom was quite large and the bed comfortable but the furniture was that cheap pine stuff you get at discount furniture stores- and I don't mean Ikea. Drawers stick and wardrobe doors don't fit properly. There were two wicker chairs with no cushions- not comfortable. The towels were thin and there was no bath sheet -only a skimpy bath towel. There was no hair conditioner and no hair drier. The room had twin beds and as I was on my own only one of the beds was made up. I can see why this was done but what if I'd wanted to sleep in the other bed? It somehow made the room unwelcoming.
The breakfast followed the same theme. Orange juice tasted like orange squash. Sausages could have been prosecuted under the Trade Descriptions Act. Don't think a pig had been near them.
One other point, the stairs leading to the rooms are very narrow and twisting. Certainly not suitable for everyone.

It's such a pity as the owners were pleasant and the house itself was quite attractive. I would possibly stay again because of the location and it was clean and functional.
It's right in the centre of Ashburton so convenient for the delights of the town such as they are.

We were surprised by some of the comments in this review. We checked the wardrobe doors and could see no sign of them not fitting, nor did any of the drawers stick when we tested them ourselves. None of our other guests have ever commented on this, especially our long term guests that frequently stay in this particular room. There has also always been cushions on the wicker chairs. We do provide complimentary shower gel and shampoo. However as we are a B&B and do not pretend to be otherwise, are reasonably priced and wish to remain so, we do have to take costs into consideration. We acknowledge the lack of hair dryer and will be happy to rectify this forthwith. The stairs are narrow but this is a very old building! It is a great shame that nothing was said to us at the time, especially regarding the breakfast/wardrobe/drawers, as we take all our guests' feedback very seriously and it is our aim to make our visitors as welcome and comfortable as possible.

Being a solo traveller, you do tend to find that single rooms are often a converted box room, not so in this case. The room was spacious, light and comfortable.

Being right in town, all the towns amenities were in a comfortable, flat, walking distance, so another plus point there.

Breakfast was good.

I recommend The Old Coffee House to anyone, and I would certainly return, hopefully for a longer stay in future,

My sincere apologies to the owners for taking to long to review this place! The stay was very pleasant, room spotless, owners very nice, breakfast lovely, great location and it was excellent value for money. Couldn't recommend this enough. This will be the first place we look at when we are back down in the area.

I recently stayed at The Old Coffee House while attending a week long course at the Ashburton Cookery School.

The school had recommended a few locations and the first one I tried was full, however, they then put me in touch with Julia and Clive at The Old Coffee House, and I couldn't have been happier with the result.

The B&B is located in the middle of Ashburton and is about a 10 minute walk from the cookery school.

Julia and Clive are the friendliest hosts you could wish for and the rooms are spotless and comfortable. With a choice of breakfast available in the morning too, it really was everything I needed for the week - as well as being across the road from a fantastic little pub, The Exeter Inn, for post-school drinks!

I know that I will definitely be staying there again, when I next return to Ashburton - which I hope will be soon!
