Very comfortable B & B on the south Devon coast. Rooms extremely well equipped and beds very comfortable, clean and cosy. Breakfast was the best I've had at a B & B. Dawlish itself was very uninspiring but would go back there as it's fairly central to several large towns and the railway. Easy parking at the hotel as well.

I booked through Booking.com and I was very surprised to get a gem in the South Coast of Devon! It has a nice cottage feel to it and has the perfect location near the beach and across from one of the most stunning viewpoints for a sunrise I have witnessed (in pic). We only stayed one night and we couldn't have asked for more! Nikiya and Ian were very accommodating. Everything was clean, Wifi good and only a quick walk to town. Breakfast was great and Nikky certainly won't let you go hungry!!! All in all a great stay and Nkki is so vivacious, it certainly rubs off!!

We booked a room through booking.com and had advised that we would arrive between 6 and 7. Sadly this message did not get through and we missed the text that was sent whilst we were driving there from the B&B. We had a job to find the B&B as the sat nav took us to the back, so on arrival...

We have just returned from a 2 night stay at the Lyme Bay Guest House, Dawlish and were sadly very disappointed. We had paid a total of £186 for our stay. We stayed here for two nights room was lovely homely and hosts Nikki and Ian were really helpful telling us places to visit and eat .The breakfast was fantastic so much choice if we go back to Dawlish we would definitely stay there again

Good room - great welcome - first-rate breakfast Nikki and Ian are wonderful hosts and charming people, who have obviously put a great deal of thought into the small things that make for a top-class B & B The breakfast was probably the best of its type I have ever been presented with. We would definitely stay again !

Just a short stroll away there are shops, Tea Rooms, Coffee Shops, the famous Gay’s Creamery and several pubs. Lyme Bay House is an ideal location for train-spotting, golf, cycling, walking and bird watching. It is also very central for exploring the area by car, train or bus including Exeter, Powderham, Starcross, Cockwood, Dawlish Warren, Dawlish, Holcombe, Teignmouth, Shaldon, Newton Abbot, The Teign Valley and Dartmoor.
