We stayed in Oak Cottage in the middle of December and had a lovely time. The cottage was very warm and the radiators were great for drying swimming kits. We turned the radiators off at night because it was so hot! The hot tub was a great addition. The one at Oak Cottage is very secluded and not overlooked at all which seems to make it better than the ones at Mews Cottages judging from some of their reviews. The hot tubs was checked twice a day so we felt confident that it was being looked after.

There was a TV in every bedroom as well as the sitting room. The kitchen had a good dishwasher. We received a welcome pack with a few tea bags, instant coffee, creamer, sugar and a few dishwasher tablets. There was a tea towel but no oven glove. The only bad thing was the oven which we really struggled with. We cooked jacket potatoes for nearly 4 hours and they still weren't properly cooked. We ended up frying a pizza to try to get the base crispy. The hob was an induction hob which fooled us initially but we got it to work in the end. There is a microwave so we cooked lots of microwave meals rather than fighting the oven.

We were able to easily book slots at the swimming pool at Lady's Mile using their online system. This is a short drive away and we had to arrive in swim gear but that was fine. We were then allowed to get changed in the changing rooms after the swim which made things easier with two small children. On some occasions we were the only people in the pool. My two year old was disappointed not to be tall enough to use the slide (1oo cm I think) but that was fair enough. There was also a tiny, shallow baby pool that the 2 year old enjoyed.

There is a small playground across the road from the Reception area and our 2 and 5 year old enjoyed this. There are also peacocks loose on the site which the children liked watching.

All the staff we met were very friendly and helpful.

The local area has lots to explore. There is a fairly steep hill down to Dawlish Warren. There is a good sea front area for scooting along by the beach at Dawlish Warren.

We were very glad to have fitted in a week of holiday before returning home to be in Tier 4 for the forseeable future.

My family and I stayed in Oak Lodge 12 for 7 nights in the middle of august. The Lodge was very clean, spacious and well organised. The hot tub was just outside the front doors with frosted panels around it for privacy. Due to bad weather throughout the week we ended up spending a large amount of time in the hot tub and were very impressed with it. A member of staff came by twice a day to check on it which was very reassuring and showed that they were attentive.

The outdoor pool on the site was shut at the time of our stay which would have been nice to know. However, we could use the bigger pool with a slide at Ladies mile which is the sister park a short walk away - however this was an extra cost. We also went to the other park for the entertainment in the marquee bar which included bingo and a quiz - both of which were very enjoyable.

The park is excellently located for Dawlish warren and the beach which was just down the hill outside the entrance. Here there is a small amusement park, arcade, shops and many pubs to choose from. We would recommend "the boathouse" by the beach and "the mount pleasant inn" just across the road from the park for dinner.

Overall the park was nice and quiet, well maintained with attentive staff who also weren't in your face all the time. Would definitely stay here again.

6 of us including 4 teenagers stayed in Mews Cottage 3 which was a lovely large house, very clean, plenty of room and everything you needed. Hot tub was lovely and private. Only complaint was the mattress on the double bed was really uncomfortable and would recommend needs replacing and with a better quality one too when consider the price of rental . Perfect location to be able to walk down to the beach. The outdoor pool was out of use when we stayed.

Recently returned from a disappointing short break at this park
It would appear that I have probably stayed in the same lodge as the reviewer Nath whose review was posted on here recently.
Unfortunately I also experienced exactly the same problems as Nath
Reception closed when we arrived at 4.55pm and keys pinned to door so had to find our own way to the lodge in complete darkness.
The lodge itself was clean, warm and finished to a high standard so no complaints there, however that’s all that was good about it...
The front of the lodge is no more than 5 metres from a busy main road.
A pub no more than 20 metres from the lodge where the customers can see directly into your lounge while having a game of pool
A car park which is constantly in use is directly behind your bedroom and most annoyingly even though we paid extra for a hot tub my wife refused to use it as it was directly overlooked by a block of apartments with people looking at us through their windows
The hot tub was a waste of time due to a complete lack of privacy
There was never anyone at reception for us to discuss these concerns with
After 2 nights of disturbed sleep (one an argument between 2 people at chucking out time at pub, and second night people banging doors in the car park) we decided not to risk the 3rd night and returned home early
Dawlish and the surrounding area is very nice, unfortunately the location of this lodge is ridiculous and would urge people to check this before booking
Upon my return I contacted the park owners to point out my concerns and was told that as the break was booked through hoseasons to contact them if I wish to complain and unfortunately they did not answer or address any of my concerns
This I found to be very strange and unprofessional behaviour especially as I am obviously not the first to point out the poor location of this lodge. A case of passing the buck??

After having to cancel our trip to Greece we decided to try Dawlish Warren. We have stayed with Hoseasons many times so knew the standard of the site and accommodation would be good.
We stayed in the mews cottage 1 which is suitable for pets. Our Shih Tzu Puddle certainly approved. It is situated at the front of the site and although fairly private, it is adjacent to the main road into Dawlish Warren and there is a bus stop right outside the garden where the hot tub is. There is a pretty high wall between the garden and the road, however passengers on a double decker bus can see in! The garden is a sun trap and we were lucky to have beautiful weather throughout our week.
The cottage itself was beautiful. Absolutely sparkling clean and extremely spacious. It has all the pots and pans etc you will need, including a Tasimo coffee machine and dishwasher.
The location is ideal for a short walk to Dawlish Warren which is a small but perfectly formed little town. Be warned that the walk back to the site is quite a steep one!
I would usually groan at people who comment about the comfort of the bed, as this is very individual and appreciate the not everyone can be pleased. I do have to say though that this must be the worst bed I have ever slept in. I spent the week on painkillers as it gave me a sore back. My husband also got up on day 6 and commented "that bed is just pure punishment". Certainly not the quality we have come to expect from Hoseasons.
Thank goodness for the hot tub which eased our pain each afternoon. The hot tub was checked twice a day by the very friendly staff, who would also give you the odd tip about where to visit.
Moaning again, I paid for the wifi. This was chronic! you could still only get a connection if you sat in the garden.
Apart from my couple of gripes, we had a fantastic time and thoroughly recommend this site, the accommodation and the area. You are about 20minutes drive from Paignton, Broixham, Torquay etc and there is a lovely coastal walk from Dawlish Warren to Dawlish.

Entrance area to the park seemed a bit neglected, there is a large building which
is empty and has broken windows and the walls around the park could do with a paint, however the grounds are very well kept.

Our lodge was extremely clean and it was nice to find a welcome pack containing things like washing up liquid, sponge, tea towel, teabags and bin bags plus another bag in the bathroom with wash stuff - very handy to have. We were also given lots of towels and beds were made up for us. Once the heating is turned up the lodge gets extremely warm and cosy. The TV only had a few satellite channels but did have a DVD player.

The hot tub is fenced off at the side of the lodge so you have to go down the stairs, through a gate then open another gate to the hot tub - meaning its perfectly safe if you've got young children but you get cold opening all of the gates so take a robe with you. A helpful maintenance man comes round every morning and checks the hot tub levels which is good.

There is a pub just outside of the site which has great views of Dawlish Warren and a good menu served all day up until about 9pm. Apart from that there wasn't anything else open whilst we were there however Dawlish Warren train station is located a 10 min walk away but beware its a steep hill, fine for going down but wow its a workout coming back up. The train line takes you to Teignmouth, Paignton and Torquay one way, Exeter the other and is one of the best views from a train I have ever had as it runs along the coast.

Not sure I would return but would recommend the site for anyone that just wants to chill

We stayed in a sea view mini lodge for a week just after lockdown. We were celebrating big birthdays on the day we arrived so wanted to check in as quick as we could and get settled. We called ahead to ask if we could check in at 3 and were told it would be fine. Arrived at 3 but was told the room wasn’t ready until 4. We had a screaming 3 year old who had been unwell all the way in the car and a 6 month old also screaming for her tea! Wasn’t ideal.

We decided to check where the mini lodge was to make it easier to find at 4 and leave our cases outside as we had our grocery shopping meeting us at 4 in reception. We knew there were 2 mini sea view lodges and the 1 was occupied so knew the other was ours. We unloaded the car on to the decking when our 3 year old opened the door and run in! It looked ready to us but we left just in case.

We returned to reception at 4 to a big queue for the key. The young girl confirmed the room was now ready however couldn’t answer me when I said we had been there since 3 and it was ready then and no one had been there since 3. Other local caravan parks were sealing their doors after they were cleaned but ours wasn’t even locked!

After settling and sorting the kids out we had a fab week. The views were amazing. Mini lodge was good, more of a high spec caravan. Decking area was lovely. Only slight issue was walking around the decking on a stoney path to reach the hot tub. Hot tub was lovely though, maintained twice a day and lovely and warm.

The playground at oakcliff wasn’t great so we used the one at lady’s mile. We didn’t watch any entertainment and the pools were closed when we stayed so can’t comment on them.

It was so nearly a perfect stay. If we could have had those keys an hour earlier as promised our stay would have been perfect.

Will definitely stay again if the price is right.

We have just arrived at Oak Cottage (Oakcliff holiday park) and we honestly cannot fault it. The heating was on in the cottage so it was nice and warm when we arrived on a very cold day. The very large hot tub was heated and ready to go. The kitchen is fully equipped including dishwasher and full size fridge freezer. The cottage is exceptionally clean, tidy and presentable. There was even a welcome pack that included dishwasher tablets, tea towel, sponge, etc, etc even so thoughtful to put tin foil on the grill tray. Everything you need! In the cupboard there are games such as Scrabble, Jenga and playing cards (if that floats your boat). To summarise it seems that every detail has been thought of. 10/10 WOULD HIGHLY RECOMMEND!!

We stayed in a hot tub pet friendly lodge for a week in September. Easy to find, friendly helpful lady on Reception, clean and spacious lodge. Hot tub was checked twice a day. Lodge comes with most things you need, even got a welcome pack (cleaning cloths, cleaning sponge, bin bags, washing up liquid, dishwasher tables (not needed we didn't have a dishwasher), tea towel. We also got dog poo bags and a lead. House keeping staff present on site all week, not that we needed them. We used the laudrette on site with was easy to use, washing machine cost £5 don't need detergent as it's auto dosing, tumble dryer costs £1 for 10 minutes. The only thing I would say is it could do with a mop and bucket in the lodge (does come with Henry Hoover) but I would have liked to mop he floor and also more lighting round the hot tub only one light on the back fence so not enough lighting when going down the steps and steps into the hot tub. Didn't pay for Wifi as I read reviews stating it wasn't worth paying for as the signal isn't good, but there is excellent free wifi at the Oceans Bar on Lady's Mile (sister site) only a short walk away. We will definitely be back.

I had a holiday booked for the 10/4/21, now because of restrictions the park will not be open until the 12/04/21. Rang for advice on options, was offered a refund (that could take up to 30 days), to shorten our break from 7 nights to 4 and pay an extra £150 because the lodge I originally booked is sold out. Or I can change my holiday dates by 2 days later on 12/04/2021 and go for 7 nights like we had booked and pay an extra £362 (that was with a 10% discount offered as a softner).

The holiday park agent today tried telling me my break had been cancelled back in Feb and a supervisor had called and left me a voicemail and sent me a email, now unless she is from Hogwarts School of Wizardry and managed to cast an invisibility spell on said voicemail and email . I got neither. I was told if the Supervisor said she had done it and written a note on my account that she did action it and it was down to me not getting it!!
When I contacted in Feb via email I was told they were contacting customers in date order and someone would be in touch (which didnt happen) As again I chased to try to get information.

I have been to oakcliff twice before (last year and the previous year). Quite honestly Oak cliff was going to be my yearly vacation with my children as up until now my experience had been great , but after this situation being dealt with so badly. I understand prices go up but £362 for 2 days difference of holiday start date is ridiculous. I understand due to covid Business are desperately trying to claw back money , but they all received grants so to double holiday prices when lockdown ends is disgusting.

"If you're arriving by public transport, a number 22 bus stops just by the Park. Oakcliff is a quieter site than Lady's Mile."
