At 1250 feet, Emmetts on Exmoor is the highest farm on the moor. It is the ideal location for a peaceful break in the heart of Exmoor National Park and offers fantastically clean air and spectacular skies. Emmetts was built in the 1840s and is generally considered to be the best example of a Knight House. A host of local activities are just a stones throw away: walking, mountain biking, horse riding, sailing, fishing, shooting, coasteering and country house tours, to name but a few! Emmetts is set in the heart of a beautiful agricultural and moorland estate which straddles Kinsford Water. The south-easterly views from the house are uninterrupted and look out across the front lawn to the dramatic slope of Hangley Cleave. The lawn boasts a patio with teak dining table along with a swim spa which is available April - September. There is a full size tennis court on site and guests have opportunity to enjoy walks around the 900 acre estate. The house has benefitted from some refurbishments over recent months (summer 2020) - all rooms have been decorated and further improvements will take place in the coming year.

We had a wonderful time in this newly refurbished house and grounds. You can see all the hard work Shelley and Ed have put into it and they’ve done a brilliant job. It has a welcoming feel and is situated in an amazing area with the coast nearby and the moors on your doorstep (literally!).

Booked Emmetts Grange not long ago... and was very excited and was counting down the days for our family holiday... The day finally came and was such a wonderful drive to Simonsbath from Swindon.. must say the communication between us and Emmetts was on point made life a lot easier to figure out what to do during our trip.. We got to Emmetts Grange we were met by the hosts Shelley and Edward and we were given a tour and anything was explained. Beautifully decorated through out and we loved the swim spa. The grounds were outstanding and we got to meet Craig David the pig he so Wonderful and friendly with our children (4 and 2). We went out and about exploring the beaches which was beautiful and we had lots to do around the area, we highly recommend Emmetts Grange, looking forward to booking next year.

Emmetts grange was a disappointment to say the least, NOTHING like the photos portray. The first thing you will be greeted with as you open the door is the smell of damp and this paired with the dated 60’s wall paper falling off the wall was really the icing on the cake. If old rotting windows, the sight of black mould festering in the corner and carpet that was once a white colour, now a shade of pale green is something you enjoy, this place is for you! Cleaning prior to our stay was done to the poorest standards, especially in the kitchen as grease was left behind. The hot tub looked like it had not been cleaned out for many guests before us. Furthermore, the sights of dead animal skins and taxidermy can be spotted in numerous locations around the house, not a great sight for anyone with very strong opinions against these practices - like myself. Family photos were placed strategically in many rooms which I felt were peculiar. My personal favourite were the school photos plastered all over the walls in one of the bathrooms. AVOID LIKE THE PLAUGE

I'll start with the positives... The Linhey is a sweet little cottage Lovely log burner, cute kitchen and bathroom. Clean linen and towels, with a fire laid, so no complaints there. However. There are issues with damp which need addressing and more attention to detail needed regarding cleanliness and textiles such as curtains needing hanging properly. One thing that stood out for me which made me feel uncomfortable was the interconnecting door, which led directly into the owners property. This didn't sit well with me, I was really glad my partner and our very large dog who are not easily anxious were there. Anyway... The heat detector in the kitchen went off when cooking dinner(boiling potatoes to be exact, we think is what activated it). We were most apologetic when we alerted who was the owners wife in the adjoining property. This is where it gets more bizarre...since the siren was understandably loud we went outside with our dog in the cold, dark and really pouring rain. The lady did not have a clue how to stop and reset the fire alarm, she told us she was stressed by the noise it made and proceeded, 3 TIMES, to ask my partner if we had any alcohol! We did, but we didn't think this was an appropriate moment to raise a glass! In the end, to calm her down slightly, we gave her a small tot of brandy. After drinking it, she then asked if we had any wine or lager! We were quite staggered and taken aback to be honest. I mean, which owner would do such a thing? And yes, her details are on the booking ref so she is responsible for knowing about the fire system. She was however, most apologetic, however she told us she would go back into her cottage and sit by the phone..so it was left to me and my partner to find the fire box key, turn off and reset the system (which was in the main, empty and pitch black house). Not ideal at all!! I went back to tell her we had reset the whole thing, with fag in hand she apologised again and I got the impression she was a nervous wreck and somewhat alone. Overall, it is a charming little cottage and it does overlook a tennis court so all would sound idillic...but there's no getting away from the fact that the whole place would benefit greatly from some running repairs, landscaping and a bloody good clean and tidy up. It could be a real charmer and by the sounds of older reviews, it needs returning to what it once was. Would we return? Sadly, no.

When we arrived at Emmett’s Grange it was far from the idyllic family get away we were expecting. The property is very, very tired- think mouldy walls, wall paper with sellotape holding it in place and the hot tub/spa was so filthy it was a disgrace. The rear door was open without a key which felt really unsafe too. Although advertised as ‘dog friendly’ there are signs on all rooms apart from kitchen and conservatory stating strictly no dogs. More appalling was the unwelcoming and quite frankly frightening actions of the owner. We didn’t say even one night due to this. Disappointed is an understatement, we had 6 children with age from 2-10 year, who were really upset and distressed by what was happening. We were refunded our money From the owner which is only positive I can report and we are thankful for that. We booked through cottages.com and they were helpful, but really think they need to rethink this property In their portfolio.

We booked The Grange and attached Linhay as a group of 16 with children for the bank holiday weekend. Despite the beautiful scenery we arrived the find the sign broken which wasn't too inviting, sadly only the start of things to come. Throughout our stay, - hot water was barely enough for two people's short non functional showers let alone 16. - yellow water when tried to bath my child - the hot tub was not hot enough to use, since they have advised it is not a hot tub. - wires hanging from most ceilings - cellotape holding wallpaper in place due to severe damp which also is very smelly - grill not working on the oven - glass found on the floor - dog excrement/dirty nappy all over the garden for the property - no response from house manager or owner over the weekend despite numerous calls and messages from myself and the booking agent - later found out a woman who walked into the kitchen through a sidedoor during our stay and retreated as soon as she saw us was the owner -advertised games room was filthy with full ashtrays etc -no bbq, broken dining chairs.... All things which have previously been indentified which obviously the owner has chosen to ignore. - (opinion) animal skins including big cat, foxes, birds around the property. Although we made the most of our stay it was extremely disappointing to not find enough basic amenities for our party of 16. Would certainly not recommend. Websites falsely advertise the condition of the property. On the plus side, the local pub were very kind with drinks when they realised where we were staying! Says it all

We arrived at The Linhay cottage at Emmett's Grange exhausted and stressed and had the most relaxing and lovely week. The cottage is so cosy and comfortable with lovely log burner and very comfortable bed and always hot water. Lucy and Charlie could not have done more to make us feel totally welcome, giving us advice on walks and things to do. We hope to return soon. I had a really great birthday week.

We stayed and left early. The place was a mess and we were burgled by the owners. Since then we have had no help from Emmetts or 'The best of Exmoor' that we booked through. Avoid this property completely un less you want things stolen..

Old house with lots of character but House needs a lot of TLC, broken chairs I see someone else reviewed this and not fixed, lots of dead flys, live wire not dealt with, BBQ not cleaned and fat caught on fire (very dangerous) owner came in with there dog which ate our dog food and owner came in when we were out and had a look around which feels very uncomfortable. We still had a great time but found this very odd

What a house. Stunning surroundings! Sadly the weather wasn't on our side while we were there but we managed to use the swim spa regardless, and what a great addition that was to the property! The kids and the adults loved it. The house was huge. A little tired in some areas but I can honestly say it made no difference to our stay. We had a fantastic time as a large family and spent most of the time in the conservatory, kitchen and drawing room. A beautiful hamper was left on the table for us. A great time was had by all and I would certainly recommend it to others.
