Rosanne is a family run Bed & Breakfast in Kingsbridge. We are perfectly situated at the top of the town, with views across the valley and town, just a few minutes walk from Fore Street and just a 10 minute walk to Kingsbridge Quayside. We offer all our guests on site convenient parking There are many cafes & restaurants in and around the town and a selection of independent shops to browse around. We are ideally situated for exploring the surrounding area of the South Hams, the many stunning coastal walks (South West Coast Path) and numerous fantastic beaches within a short distance. We are just 4 miles from the popular seaside resort of Salcombe and just 12 miles from Dartmouth. PLEASE NOTE WE DO NOT TAKE PETS.

We have just returned from another delightful 4-night stay at Roseanne. We have been visiting regularly (2-3 times per year) for the past five years as my wife has family responsibilities in the town. As always, Ed and Francesca were great hosts providing a wonderful B&B - lovely rooms, scrupulously clean, well-equipped, high-quality breakfasts with plenty of choice. After a busy day dealing with a myriad of family issues, it is great to know that we can head back to Roseanne, its comforts and sympathetic hosts happy to listen and help us unwind. We'll be back again in a few months' time.

We arrived after a long journey and were greeted with a warm welcome and tea with delicious home made cake.Francesca and Ed are the perfect hosts and they work hard to make you comfortable. Everywhere is immaculate. Our room was bright and airy, with crisp bedding, soft fluffy towels and facilities for making tea and coffee. The breakfasts are something else, choosing from an extensive menu from fresh fruit salad to a range of perfectly cooked items which were beautifully presented. A bonus is the off street parking. Roseanne is the best B&B that we have ever stayed in and we hope to return. Thank you Francesca and Ed

Highly recommend this smart, comfortable, friendly B&B!! A warm welcome on arrival, with a cup of tea and homemade cake. Lovely after a long journey! Our double en-suite room was bright, airy, comfortable and had beautiful views of the surrounding countryside. Breakfast was delicious! A wide range of items available and perfectly cooked. We will definitely return to Rosanne and it's lovely hosts Ed and Francesca.

Great location with easy access to the town, leave your car in the drive and walk! The rooms are absolutely immaculate with tea and coffee and a chocolate bar! If you want the perfect hosts, Ed and Francesca are the ones for you. Friendly and caring, and Ed makes a cracking full English breakfast, no shortcuts and plenty of it.

I was in Kingsbridge mostly on business looking at properties, although also did some shopping in the town centre. Absolutely 5 star experience at Rosanne all round. Very pretty outside and in, but also modern. Bed and bedroom (ensuite) very comfortable and clean with tea etc. provided. I slept better than I normally do! Great shower. Quiet outlook for sleeping but lovely countryside view from the big window in the breakfast room. Breakfast delicious. Pricing very moderate. Short and easy walk down to town centre.. Susie and John exceptionally helpful and friendly but not at all intrusive. Car parking exists of course, although I came without a car and walked to Rosanne from the town bus station with no problems. John gave me useful simple directions on the phone when I booked. …

Great Hosting, beautiful bedroom and a fantastic breakfast. Off street parking and close to the town. We shall visit again and would recommend this really lovely guest house. The bedroom was quite and had great views of the countryside.

Return visitors. Such a lovely welcome from hosts Francesca and Ed and beautiful accommodation. Cannot fault this bed and breakfast, it truly is 5 star. Really handy location for the town (great off road parking, always a bonus), you can walk there in 10 minutes and catch the bus to numerous locations, or have a drink in the square and people watch. Kingsbridge has lots of local shops and a really pretty estuary. There's a quaint little cinema too. Our only criticism is that we have to diet before or after we stay at Rosannes as Ed's breakfasts are so deliciously irresistible, they really set you up for the day. We will be back for certain.

This is one of the best bed and breakfast establishments that we have ever stayed in. The whole house is absolutely immaculate through out and Ed and Francesca were very welcoming and friendly and the attention to detail is exceptional. The very best cooked breakfasts in the morning are superb.
