Heartseed House B&B is situated 1.5 miles from historic Royal Dornoch. The house has recently undergone a complete refurb to provide modern comfortable accommodation, that complies with National Guesthouse Standards. Either a Full Scottish or Continental Breakfast is included within the price taken in the Sun Lounge, with stunning views over open fields, The Dornoch Firth and Moray Hills. Our three ensuite rooms are modern and comfortable. Tea and Coffee making facilities with a fridge in each room and fresh milk provided. Top quality bedding ensures a good nights sleep. Smart Flat Screen TV's with access to Netflix and Freeview Channels. Each bathroom has a Waterfall Power Shower, comfort height toilets, underfloor heating and large fluffy towels. Heartseed House is an absolute gem and we were lucky enough to stay there for 2 nights. Dee and Nigel are great hosts who made us feel welcome the moment we stepped through the door. Friendly, professional and super helpful - nothing was too much trouble. Dee can even recommend local places to visit and eat too to help get the best out of your stay. Our room was immaculate, very nicely furnished with very comfortable mattress and pillows and the view across fields towards the Dornoch Firth was spectacular. All the thoughtful extras, such as sweets, bottled water, tissues and fresh milk in the room's mini fridge elevate this b&b to another level. Breakfast was superb - beautiful table settings, lovely china, great selection of cold items but it was the cooked breakfast that made it for us. Such choice and quality all cooked to perfection by Dee and served by Nigel. The location of Heartseed is great - a lovely quiet location but only a short drive into Dornoch or within walking distance if preferred. After a day sightseeing returning here is the perfect way to end the day. Heartseed has an undefinable 'something' about it - thank you Dee & Nigel - we will be back!…

Superb B&B perfectly located just outside the centre of Dornoch. The room is amazing and the owners have thought of everything. You feel that real thought has been given to the design and feel of the room and that it’s designed to suit a variety of different people who stay there. We particularly liked the pic a mix that was provided in the room (something we hadn’t had anywhere else) The breakfast is very good and we like the flexibility on timing. The owners are very friendly and helpful and you feel like they really enjoy hosting. We would happily refer to family and friends, and feel it’s great value!

Very rarely do you find such immaculate accommodation, where nothing is too much trouble for the hosts. Ideally situated on the NC500, in a quiet part of Dornoch, this B&B offers a warm welcome and superb value for money. The rooms are of a high standard with a number of personal touches and fantastic views of the Dornoch Firth and beyond. Breakfast offers a great selection of choice and the opportunity to socialise. Highly recommended, cannot wait for an opportunity to return. Thank you Dee and Nigel for an incredible stay in your lovely home.

A superb guest house run by a delightful couple, Dee and Nigel. I stayed in the Firth room, with marvellous views over the garden and down to the Dornoch Firth. The room was exceptionally clean, with a comfy bed giving a great night's sleep. The attention to detail is exceptional - mineral water, a fridge with fresh milk, sweeties to enjoy and a desk to work at. The shower is the best I've experienced for ages. There is a quiet, comfortable lounge downstairs to relax in. Breakfast was top notch, with quality local produce and deft cooking. A real find, I can't wait to come back!

We stayed at Heartseed House for four nights at the beginning of September. It was a joy and Nigel and Dee exceeded our expectations. Our two dogs were made very welcome and the breakfasts were tremendous. Staying at Heartseed House B&B is a five star experience and we hope to return someday.

Best B&B stayed in! So friendly towards our wee dog and the treats in the room were such a treat! This is without a doubt the best B&B I've ever come across, by quite some distance. Our hosts were warm, friendly, hospitable and utterly professional. The accomodation was spacious, elegant and immaculate - very comfortable with commendable attention to detail. Dornoch is a lovely place to visit and Heartseed House is a short, easy drive away from the centre of the town while being situated in a quiet location with a great view, at least from our room. Breakfast was terrific as well. We hope to return here before too long.

Heartseed House is most definitely the loveliest B&B we have ever experienced. The hosts were kind, cheerful, welcoming and went to great lengths to ensure our stay was comfortable. The bedroom was immaculate with added nice touches. The view from our room was lovely. Nothing was too much trouble. The food was delicious and beautifully presented. Location was good and close to Dornoch.
