Achaban House has a lovely south-facing setting overlooking Loch Pottie, one mile from Fionnphort in the beautiful Ross of Mull. From Fionnphort Pier, the ferry leaves for Iona and boat trips depart for Staffa and the Treshnish Isles from April to October. Achaban House offers exclusive use, whole house bookings, for groups of up to 14 guests. The six bedrooms are ensuite or with a private bathroom. The large self-catering kitchen is well equipped and there is a spacious sitting room and dining room. The drying/laundry room, cycle storage and space on site for cars and kayaks is appreciated by our outdoor enthusiast guests. The outdoor wood-fired hot tub is appreciated by everyone!

Matt and Rachel made our Cycle Tour of Mull very special indeed; our organised group stayed two nights. A fantastic location right next to the brand new shared foot and cycle path was a bonus. We were rewarded with beautiful weather, a marsh harrier in the garden and views towards the island of Erriad.
Matt provided insight in things to do locally including recommending a trip on Mark Jardine’s Birthe Marie sailing boat, a walk around Erriad and swimming on the lovely beaches in Iona after a visit to the abbey.
Matt and Rachel even organised our food for evening meals with delivery from the local hostelry Keel Row.
Rachel’s yummy bread in the morning was all the better as it allowed a cheese board lunch en route from Tobermory the next day!
All this at a time in 2020 when social distancing, precautions, changing guidelines and cleanliness are so critically important.
Thank you both for making our trip to Mull so memorable - we will all be back I am sure of that!!!

I have recently spent a wonderful week at Achaban House. It was so relaxing. The house is so comfortable. Everything you need. The kitchen is so well equipped. Even down to a bread maker. There is a lovely view from the lounge window looking towards Loch Pottie. There are some lovely walks near the house, and Matt will always help with suggestions about places of interest to visit. The owners, Matt and Rachel are delightful and so helpful. If you want a holiday to relax and forget the hassle of everyday life, Achaban House is the best place to be.

Very comfortable family house. There were 7 of us and the house could accommodate about twice as many.
Nothing has been left out in equipping the kitchen and dining areas.
With the Keel Row pub about 15 mins walk away you don’t need the kitchen much.
Great to arrive and find tea bags and coffee provided among other essentials.
Mine host is a mine of information about the island and about what’s happening locally.

Great weekend away with friends, house is well equipped, clean and also nice and warm. You will not be cold. Log fires and heating keep you cosy. Lovely host, just let him know in advance if you need the hot tub on check in day. We did have it fired up for us the next day. Thank you for a wonderful stay!

The owners here seemed to have an unhappy demeanour which contributed to our low score on service. If you like the smell of wet dog permeating the premises then this is the place for you. The rooms are basic with no hairdriers or tv although they do have tea making facilites. The breakfasts were decent. We would return to this area but not to this B&B.

This is probably a good place to stay if you are a couple without dogs or kids, or perhaps a family with children old enough to be neat and tidy. Owners are VERY house-proud. Not a bad thing on the face of it - our bedroom was absolutely spotless and immaculate, and had everything needed for a short break (apart from no TV and shower only lukewarm). But the minute we walked through the front door on arrival we were warned that Mrs Morley would 'go mad' if we or our dog tracked mud into the hallway. We were made to feel quite uncomfortable as though the owners were constantly anxious that guests were going to damage something or make a mess. It was therefore difficult to relax and unwind there. For example, we had brought a packet of wet wipes with us for our dog's paws, which we left in the bathroom and which our hosts apparently saw and were instantly anxious about: we went out for the day and when we came back to our room, a brand new notice had appeared on top of the toilet asking that we not put anything except loo paper down it! We felt a bit that we were there on sufferance and were not really welcome.
We could not recommend this B&B to other dog owners either because of the cattle-grid at the bottom of the driveway. This covers the entire entrance to the drive from the road and the only way to get our dog across it for evening walkies was to carry him whilst navigating the slippery metal bars of the grid.
On the positive side, the breakfast was very good with great coffee. Mr Morley was helpful about looking up ferry timetables and weather forecasts, and offering advice on travel routes and parking. The area is extremely quiet at night-time - there was no traffic noise and no sounds at all at night which made it easy to get a good night's sleep. The location is extremely convenient for the western side of Mull and in particular for the ferry to Iona.
I would recommend this B&B to a friend - but only if they did not have dogs or kids.

We have a family/group room sleeping five guests in single beds which is ideal for families with children, who are very welcome. We are unable to accept dogs apart from guide dogs. Four of us spent two nights here before a trip to Iona. Hosts were very welcoming, showing us around and putting the fire on in the lounge. Bedrooms were lovely, ours having a wonderful view. Continental style breakfast with freshly baked bread, coffee brewed on request and a good range of cereals. Would recommend this to others without hesitation.

With an excellent location a few minutes from the ferry to Iona, Achaban House is the perfect choice of a place to stay. The bedrooms are spacious and well appointed with comfortable beds and ensuite shower rooms. The communal living room has a log fireplace which is lit by the hosts on chilly days. A simple but delicious breakfast which includes home made bread, is provided and the well equipped kitchen makes it easy to prepare meals. Fionnphort is a short walkable distance away, where the local pub , The Keel Row, provides tasty meals and fresh seafood can be bought from the Creel Seafood Bar on the quayside. Achaban House is also close to the renowned Ninth Wave restaurant. We enjoyed our time there so much that we intend to book the whole house for a Birthday.

We were unable to stay at Achaban House due to cancelled ferries and severe weather. However, the owners were very gracious and understanding. We were only charged for our initial deposit and were not charged for our entire stay which they could have done. We hope to visit them on our next trip to Scotland.

Stayed for 1 night before picking up a client from Iona. The accommodation was beautifully maintained with a really peaceful friendly feel.
Had a fantastic nights sleep. Breakfast was excellent with freshly made bread and coffee & cereals . Had breakfast with other guests in the kitchen/ breakfast room real friendly experience sharing 2 big kitchen tables.
Will definitely return a great base to tour Mull and Iona.
