From check in to walking into the Apartment everything was a 10/10 Warm welcome from Helen the manager very polite and friendly we stayed in the Kittiwake apartment and was spotless bigger than we expected the hot tub was great private, location is ideal easy to find nice little village we would recommend we had a great stay and would definitely return

Not the review I wanted to be writing after my 4th time staying here. This experience was different! I booked my partner a surprise night away for his birthday and wanted to request an early check in. I sent numerous emails with no reply and had also tried phoning several times with no answer over a period of one week(during office opening hours). I eventually got through the Friday morning and requested early check in for the Sunday.The lady seemed in a hurry and said yes that’s fine, asked where I was staying so I replied the Rosefinch Mod Pod…she told me it’s £25 an hour and just to pay when I arrive at 2pm and was in a rush to get off the phone. We arrive at 1.45 pm office closed. Went a walk up to where our Mod Pod was and saw the cleaner finishing off the cleaning. Asked a guy who was cleaning a hot tub where receptionist was..he was pleasant and said I’ll go get Helen. Well…Helen is an absolute delight…not! She opened the office and I go in with my card ready to pay £25 early check in. Can I help you she said. Yeh I’m here to check in and before I could finish she rudely told me check ins are 3pm. I said oh I know but I requested early check in at 2pm. She said well it’s down to me and you can’t until 3pm. I ask did anybody try to contact me to inform me? I don’t feel I have to was her answer and with an absolute attitude! it wasn’t me you spoke to ..it’s down to my decision and didn’t even attempt to look my name up on the system. We have 3 cleaners off sick with Covid..give me 20 minutes. I said aw the cleaners in now anyway. 20 mins passed and nothing. Helen and cleaners passed myself and partner numerous times standing outside the car with no update. 40 mins passed so I ask a cleaner who was very pleasant and said I’ll go ask Helen. She then explained she’s just new and it was her that took my call and they had cleaned another room by mistake and apologised. I reassure her it’s fine mistakes happen and thanks for being pleasant about it unlike the so called manager! In my opinion they should actually swap roles and maybe the cleaner could teach Helen some people skills!!! Anyway my partner said she’s going to make us wait now and that’s exactly what Helen did…just to be extra annoying. Never experienced this attitude from anyone ever! Quite unbelievable actually! If it wasn’t my partners special birthday I would’ve told her to stick it! It’s a shame because I’ve been numerous time before and always dealt with a pleasant receptionist.

We booked 1 night in a lodge with a king sized bed only to be called on the day of arrival that we couldn't get the lodge we booked due to a hot tub issue, this was on a Sunday, I agreed to the alternative as long as it was the same spec as the one we booked, I was assured that it was, when we arrived we realised that it wasn't the same spec as there was just a double bed, a very small one at that, this made for a very uncomfortable night as I am a bigger guy, this lodge was also advertised at a cheaper rate from the one we originally booked, cheaper by 30 pounds or so, there was also a storm in the night which knocked off the power, we were pretty cold, we left earlier than the check out time because we couldn't use the hot tub in the morning as we intended to do and we were freezing, there was no staff at reception and we had to post the keys into a box, I would of thought it would of been nice for the staff to at least been on site to check up on guests and maybe offered a wee cup of coffee or something like that, but no, there was no care from them whatsoever, I've heard it wasn't an isolated incident either with powercuts and lack of attentiveness from staff, we did email for a refund stating our concerns about being downgraded but got zero joy and they even had the audacity to claim we were in the same priced room but it stated otherwise online, seems once this lot has your money then that is all they care about, they also stated in the following email that they were just following company procedure in regards to pricing when I called them out on the advertised online prices, it wasn't really about the money, its more the principle, greedy lying people, stay away, you've been warned

Booked for our anniversary and on the day we were to arrive I was told the hot tubs were not working. We were extremely disappointed about this as had booked months in advance. I asked for a refund which they said was no problem and it would take 72 hours to hit my account, only to find out three days later that the £54 deposit wasn’t refunded. At no point was i told. Communication throughout was also terrible and I am still waiting to hear back from them. The service has been so poor. Definitely Would advise against booking here!

Stayed for one night as a couple. Reception area is located right at the car park and only a minute walk from the lodge. We stayed in the rose finch and it was spotless and very modern. Everything you need inside. Hot tub was great and no bother from anyone else outside, very quiet. There are spare towels inside the cupboard as well as the ones given on top of the bed. There is a lovely restaurant and bar nearby and amazing views by the water. I highly recommend a stay here, we should have stayed for two nights and will definitely be back in the summer.

Spent the weekend in Pheasant Lodge with family. It was immaculate and very tastefully decorated. Had a small issue with hottub on 1st night. Made owner aware and it was sorted very quickly. Surrounding area very peaceful, perfect for a chilled few days.

On Monday 16th, I arrived at Balmaha lodges after booking the Kestrel lodge. Each lodge has a specific name and different features are included in each lodge. At check in, the site manager informed me that our lodge was unavailable due to a faulty hot tub. The site manager then stated she would move me to the Merlin Studio. After visiting the studio, I realised this was a downgrade and not what I had purchased. The Merlin studio used to be an old house and has since been divided into three studios whereas the Kestrel lodge is an upper floor apartment with a loch view. In Merlin, there are two other occupants on either side of the studio, which we realised as we could hear people through the walls. We were not satisfied because the lodge was not what we had booked and was indeed a downgrade. I then asked the site manager to be moved to a lodge of similar standard however she explained the lodge site was fully booked. When looking around the site, I noticed that two people were sitting on the balcony of the lodge that I had booked (Kestrel lodge) I mentioned this to the site manager and she stated that it must be wrong on the website. I later found out that the two people sitting on the balcony were the site managers mother and father as she told me on the phone in an unprofessional way. After going back and forth, the site manager phoned someone and agreed to the refund. I asked for proof of a refund which she printed for me on site. I waited more than 72hours ( this is how long she said it would take for the money to be back in my account) and no refund was processed into my account. I have email confirmation of the manager stating I will be refunded however on Monday when I called to chase up my refund, she explained that the owner has withdrawn my refund on the grounds that my reason for cancelling was ‘petty’. The manager said that the owner even laughed at my reasons for cancelling. I have now had to launch a dispute and a case because of how unprofessional this has been. If you are looking to book somewhere with good customer service and professionalism then I would avoid Balmaha Lodges. Their terms and conditions state that if they have to change your lodge then it has to be of a similar standard. In my opinion, it was not of similiar standard, it was a downgrade. I also don’t believe it is professional for a business to agree to a refund on site, have emailed confirmations of a refund but then decide to withdraw a refund after a number of days. I left the premises on the principle I was being refunded and the company have gone back on their word. Please be careful when booking here. There complaints process should also be looked at, as I had to raise a complaint but continued to deal with the same member of staff. Therefore, I have not dealt with anyone else within this whole ordeal. It was supposed to be a relaxing and enjoyable experience and it has just turned into a stressful experience that I am still continuing to deal with. - Caitlyn

Easy to find, lovely views of the loch. Place was lovely and the staff were friendly and helpful. My husband and I would definitely book up again, had a great night stay there. Thank you again 10/10

Beautiful location close to local pub and shops. Edge of Loch Lomond a 30 second walk away. Our cabin (the grouse) was comfortable and clean, everything set up beautifully. Access to the private hot tub was a great bonus. Staff were welcoming and very helpful and even provided treats for our little pup.

The staff from reception to the House keeping are incredibly nice and welcoming! I’ve never came across such friendly people. The Golden Eagle Lodge was beautiful, so clean and tidy! The doors have double locks so it’s incredibly safe but the place itself is so quiet and peaceful that you feel safe from the minute you step on site. The grounds are incredibly well kept. The place along with its beautiful scenery is also very close by to the Oak Tree inn which is a wonderful atmosphere and again so friendly, the food is amazing, there’s even a restaurant opening on site soon at the lodges. Everything is a short distance (walking) from the site and everything from the beds to the showers to the hot tub is incredible! The salon style room in Golden Eagle was a particular favourite of mine. It is well worth the price and suitable for everyone from family to couples or even just yourself. I will most definitely be back!
