The resort suited our desire for a pleasant hotel base while visiting Lugano area (married couple). We were in the section near the road (which they called Residenza), which is fine... other rooms stretch up the hill in 6-15 room buildings. Room was a large apartment, modern, handsome, large balcony, nice view.over lake. We took no extras except parking. Their site shows how expensive all extras are: 60 euro just to use the (excellent) kitchen in our apartment... we did cold meals. Others would be more interested in their dinners, spa, etc.. Reserved the room on venere.com, which seems to be a large saving.

Staff is efficient, good... but quick ; this is a large-scale place.

Grounds are large enough to enjoy walking around (all up and down), well landscaped. Nice little beach (not real sand). Beautiful high path west to the next village, overlooking lake. The road to Lugano is curvy, narrow, busy... but one can cope. No stopping at the border.

The resort consists of spacious 30.000 sqm, a private beach, the outdoor Relax Pool and the relaxing area at the top of the resort with its breathtaking lake view, our Zona Bellavista. You can decide every single day if you would like to use some of the Hotel facilities with an extra charge. At your disposal is the SPA San Marco as well as the Club Bim Bam Bino, the Outdoor Fun Pool for kids and our weekly sports and leisure program with for example yoga or climbing. stunning location in a lovely quiet part of lake lugano. easy to drive over border to Lugano or surrounds, as well as over to Lake Como and various beautiful villages. We were a bit confused not realising we had booked the residenza rather than hotel. the price was good until we arrived and realised that everything was extra - 10 euros a day adds up quickly when you are staying 10 days! and access to the pools was only allowed on days we paid the extra 50 euros. i'm not sure how much extra it would have cost to buy the hotel room rather than this apartment, but may be worth exploring if you are likely to want to use the facilities. Still unsure whether this represented ok value - as in, on some days we didnt use it so the apartment was very good value, but the 50 euros flat rate does seem huge if we only wanted to use an hour a day. the apartments are very well sized for a family of 4, with lovely outlook over the lake. Lack of wifi reception extremely annoying and was the worst aspect of the stay. As I am doing an online course, as well as keeping up with other correspondence, I ended up spending many evenings up at reception where I could get online as it was not possible in the room. they offer a stick to connect in the rooms but don't mention it wont work with macs. then offer a laptop to borrow - but only at reception so still not solving anything. even where the hotspots are (reception, beach, kids pool) you have to repeatedly log in every few minutes which is painful, they really should work on improving this to make it feel more of a holiday than a pain. Still, gorgeous place that I would very much recommend.

We are glad that you have enjoyed your stay at Residenza San Marco and explored the surrounding areas. Please apologize the confusion with your reservation by booking Residenza instead of the Hotel. If you do not use the hotel facilities like the Outdoor Fun Pool, SPA San Marco and Kidsclub it is not necessary to buy our so called freetimepass, which allows you enjoy all of these facilities. So the choice is yours and can see all of the additional costs on our Website as well as the reservation offer and confirmation. Nowadays, it is almost impossible to leave the world outside! Therefore, and especially for our guests, we offer free of charge Wireless-LAN in our lounge and reception area, at our terrace and in the meeting room, as well as on the Fun Pool, on the Relax Pool and at the Beach San Marco. On request you can also get a USB internet key for your room (this is not connectable with Mac). Owing to conviction we will continue our no Wireless-LAN in the guestrooms policy! Away from Como and all the turist but stil only 15 mins drive.
One of the most fantastic placed I have been and would come back anytime.
Private beach were u dont have to rush down to get a sunbed, 3 restaurants, Michelin guide.
Amazing water temparetur and just friendly staff.

only negative things is no airconditioning, but luckely they have fans and rooms a quit chilled.
Parking cost money, and at arrivel we were told it cost money ro use the kids area. Our kifs were 12/17 so no need for that. They loved to be in the lake area.

Worse experience ever. Never rent or trust these people. They took my money and wanted me to send them documents through emails, never showed up at the building. And you can get way better places for less money. Don’t trust them it’s my only advise. I cancelled, and they never returned my money. Once you pay they don’t care and treat you like you’re receiving a favor from them.

My family and I stayed 4 nights at the Parco San Marco Residenza, when we booked the stay at hotels.com we thought we were checking in a the 5 star Parco San Marco Lifestyle Beach Resort. Unfortunately this turned out not to be the case, which became very apparent when we checked in at the reception.

Here we found out that the Parco San Marco Residenza, are apparently holiday Apartments connected to the Parco San Marco Lifestyle Beach Resort.

This was a huge surprise to us, so instead of checking in at a five star hotel we checked in to a nice and clean apartment on the hotel grounds.
This was however situated near to a very nosy road that made is sound like we had the “autostrade” in the living room. Also the apartment was with out air-condition making it very hard to sleep with temperatures near 40 degrees. (not something you would expect at a five star hotel?)
The cleaning of these apartments were apparently the very last ones on the cleaning personals list, the 4 nights we were there the apartments had never been cleaned by 15 pm it only happened later.

None of this was clear in the advertisement on Hotels.com disappointing us deeply.

Another disappointing thing you should be aware of before checking in to Residenza is that EVERYTHING IS EXTERA:

If you want to use the children’s pool (nice if you like us bring your kids) it is 50 euros extra per day. Parking is 10 euros per day, use of the kitchen in the apartment is 60 euros. Breakfast is definitely not included when you are staying at the Residenza (it is 56 euros per day for two adults and two kids).

My suggestion to the hotel management is to stop using this unfair price strategy that makes the final price totally non-transparent. Put the real price on the price tag.

One thing that I cannot complain about is the excellent service we got from the personal and management, they took our complains seriously and were very kind to us. However this does not change the fact that the advertisement on hotels.com did not live up to our expectations.

As discussed during your stay, you booked a stay at Residenza Lago di Lugano (this is the name of our 3 Star property), and not Parco San Marco Lifestyle Beach Resort (our 4 Star Superior Hotel). We carefully double checked again with hotels.com and the difference between the properties seems to be quite clear: Residenza Lago di Lugano is a 3 Star property where you can enjoy a superb location and service at a reasonable price. All the points you are mentioning as a surprise/hidden costs are clearly mentioned on the hotels.com website. In order to avoid any future misunderstanding, we have a suggestion to you and the tripadvisor community members reading this comments: PLEASE CONTACT US DIRECTLY before making your booking or even better: Through our own website we try to give an extensive, explicit and transparent view of our hotels. the resort is Great, i highly recommended. rooms soundproofing is excellent. location near Porlezza city just one tunnel between them. Lugano also near from resort. i told them my staying will be for marriage anniversary and they provide us a fruits with lovely design of couples in the beds and scattered roses.

From the moment we arrived and were greeting by a warm handshake, to the time we sadly had to go home, we loved our stay at Parco San Marco. You can either stay in the hotel itself, or as we did in the self-catering Residenza San Marco. Staying in the Residenza San Marco means that you only have limited access to the hotel's excellent spa facilites - you can only use the outdoor pool and the lakeside beach. But if you do want to use the fun pools or the spa then you can buy a daily pass. Expensive, but worth it if you really do use all the facilities on offer. We had a 1 bedroomed apartment with a balcony overlooking Lake Lugano in the Residenza San Marco. The apartment was perfectly spacious for two adults and 2 pre-schoolers. The kitchen was basic and not really equiped for complicated cuisine but adequate for making simple pasta dishes, which was as much as we wanted to do. We could of course use the hotel restaurants. Porlezza itself is a couple of kilometers down the road and is pleasant enough but not terribly exciting. But the drive over to Mennagio on Lake Como takes on 20 min and we made several easy trips. Would certainly recommend Parco San Marco to anyone and would happily go back tomorrow!

Buongiorno, Thank you for your interest. Yes, there is the possibility to book the daily maid service which includes the cleaning and change of towels and bed linen for a charge of EUR 50. Parking is available on site in our underground garage or parking area and costs EUR 20 per day, if you book directly you will get a 50% discount on the parking fee. Dear roykathy, Thank you for your interest. To arrive by public transportation to our Resort, departing from Lugano Central Station you can take any bus to Lugano Castagnola. The destination name is "Lido". As soon as you get off at "Lido" you will be close to the communal pool. Here you have to change into the blue bus C12 direction Menaggio. The bus stop for the bus C12 is located in Via Campo Marzio (parallel to the municipal swimming pool). The ride takes roughly half an hour. For getting around to places of interest like Lake Como we highly recommend to hire a car or to book a taxi, because the buses are not running very often and not always in time.
