Is there early check in available for guest who arrive in town early in the day?
Just call the hotel and ask. It always depends on the housekeeping schedule, but clearly, some rooms are cleaned first and therefore available. Usually a good place like that will allow early check-in in just like they allow late check-out.

the rooms show one bed. is there a provision for 3 guests?
There is a queen in the bedroom and a sleeper sofa (that my daughter said was very comfortable she's 32)

Call the hotel but this is Washington and I'd lay money down that it is all smoke free.

Yes.The light rail is the way to go to avoid the parking issues on Alaskan Way.Parking and traffic is at a premium in Seattle have comfortable walking shoes.For the two of us we purchased a day pass to ride the rail from beginning to end.
