Well located if you are down to San Francisco only for a couple of days.
Unfortunately the noise from the street (homeless was the main problem not quite safer if you are walking after the sunset) was very loud during the night.
They tried to overcharge me with the resort fee that i have been paid already during my reservation with booking.com but of course on your arrival they don't double your reservation but they automatically try to charge you this extra.
Please make sure that you check your bank account the day of your check out so the problem can be fixed in person.
Our stay after all was ok. Not too bad for only 3 days.

We loved the room: space, style, cleanliness! The staff was nice and helpful. The localization is perfect, having the parking next to the hotel too and the option of use services in the Americania hotel is a plus. Because of the price for that date, we were a little bit concerned about what we would find and it was a nice surprise. The only problem is the massive presence of homeless people around the hotel during the night that sometimes could be noisy or give a sense of insecurity but we took some care about coming back late and it was fine.

This is a typical midrange hotel located in the Tenderloin area in San Fransisco.
The hotel has a small reception and elevator to the floors with rooms. Breakfast room, pool and gym are located at a neighbour hotel across the street.
The room was nice and had good space. It was a little worn, and was styled in a old fashion and rather dark manner. But it gave it personality and charm.
Be aware of the neighbourhood. There were a lot of homeless people around the hotel, and it was rather uncomfortable to walk in the evening, and we felt unsafe as we passed huge groups of homeless people that acted rather aggresive among themself.

Also at check-out the hotel charged 67 dollars in "urban fees". As we were in a hurry to catch our flight I didnt have time to discuss this, but I still wonder what this was.

Loved the modern vibe featuring famous people from the Bay area. The king bed was comfortable, the neighborhood was quiet, and it was a short walk from the Bart station. We walked to China town and were even ambitious enough to walk to the Wharf from Hotel Fiona (rode the bus back!). It was a short Uber ride to the Chase Center.

I have two complaints.
1) The $17/day additional charges (part of the fine print). Quote me one price and stick to it. Don't quote me a price and then add on $17/day. That's a deceptive sales technique.
2) I registered a complaint with the front desk concerning a low pitched droning noice. It sounded like a large electric motor on the roof or another room. I requested a change of room. The both attendants stated that they would look into it and get back to me. Neither did. This noise was very annoying and affected my ability to sleep and enjoy my stay.

The room was fantastic, quiet, clean, modern, Central, access was easier, parking was only $30 per night, the $20 additional fee covers the gym and the pool and amenities. A fantastic value in the middle of downtown San Francisco.

The location is sold good if you are going to any of the tourists destinations, market Street, Castro Street, Valencia or anywhere in San Francisco. The hotel room is actually quite stylish.

Rooms were clean and decorated. Hot water worked well and beds were comfortable. Free parking was a pleasant surprise. Tyler and Chelsea were very accommodating considering the booking company did not reserve the room correctly.

Well ventilated room, vinyl flooring on the floor which is much better than carpet.
great bed with nice pillows to sleep on.

Really convenient spot for public transport and eating out at end of day options.
Rooms didn't have a fridge which in summer if you want to keep water cold would be useful but in winter is not a problem. Really friendly staff who want you to have a good time. Had seen other comments about location and safety but we had no issues at all (but we weren't out after 11pm). A couple of block further down (so around 5th) it didn't look as tidy at night but it was fine in the hotels location. We didn't get to the pastries in the mornign but there is a great coffee roasting place down the round. Quick walk to metro, tram and bus stops and not too far from the cable car (certainly walkable). Would stay again.

The location is not really a perfect place since are many homeless around the area. But regard to the price, it is worth to choose if your budget is limited. I would suggest to the guests who are capable financially to look in North Beach.

It's San Francisco, there are lots of street people begging for money and arguing with each other, but generally leave others alone. I walked all over even at night and felt perfectly safe.
