The Ledge House was a terrific surprise for a well needed respite in May 2020! Annie welcomed us warmly, showed us around so we would be comfortable and cooked breakfasts that were fresh and delicious. Annie is very knowledgeable of the area and assists in what places are great to eat in, visit, see etc. In half a day, it was as if we knew her a long time. The view is beautiful from the Ledge House. Suite 1 is the room we will go back to. Reasonably priced, very clean, large space, prepared beautifully with a map of the historic town, Wi-Fi, water bottles & glasses, little candies and everything needed in the bathroom for shower, plenty of towels etc. Another amenity: A picnic basket with all the fixings for S'mores, along with the fire pit all filled and ready to be lit. The stars were stunning as we sat there cozy warm, enjoying company with the other guests and the S'mores were such a treat! It was hard to say goodbye to Annie and the relaxing living space there.

My now husband and I stayed at the Ledge House for our honeymoon and I was very happy. With everything about COVID going on, I thought the honeymoon just wouldn’t work out. When we arrived I still had this mentality until we started talking to the caretaker Annie. We stayed in room 1 and had Annie talk us through the rules and everything.
The house is a historic house so it had its quirks. Some doors didn’t close easy and the dresser was fun to figure out (wasn’t the easiest to close and open). We could easily hear the train every time it passed by (recommend bringing earplugs if you’re sensitive to sound when you sleep).
Annie was a godsend when we she asked the question “what are you doing tonight?” My husband and I had no clue. We’ve never been to Harpers Ferry before and with all of the wedding planning and the cancellation of our original honeymoon (cruise), we did not have time to research the area. From that moment on, Annie asked us every day what out plan was and if we did not have anything planned, she would suggest a new place to go and eat.
Every morning we would wake up and I would go say Hi to Annie while she was finishing breakfast. She was so sweet and always asked how everything was and how we were doing. Then I would make sure my husband was up and ready in time for Annie’s breakfast. I was shocked the first day we had breakfast since it was not what I expected. Annie had made an quiche, bacon and sausage, a parfait, and, for us, tea. We also had orange juice, English muffins, and jelly at the ready. Every morning we had a variation of this and it made my family jealous (I sent them Snapchat’s every day). Then after breakfast, I would sit with my tea and look at the views. Very relaxing :)
COVID precautions that the Ledge House had were as follows: masks had to be worn in the common areas, each room had its own breakfast table on the porch (socially distanced and three in total), Annie cleaned the rooms extensively before and after each person’s visit (walked in to all of the windows open in our room to help air out the bleach smell), and Annie would not come in the room unless asked (she verbally checked often if everything was ok and if we or the room needed anything), every day after breakfast, Annie would clear the table and wash everything (each table cloth was washed daily).
All in all I loved the experience. Annie was a joy to talk to and be around and was a blessing with recommendations of the area.

This was the first B&B I'd ever stayed in, and now I'm forever doomed because I can't imagine how any place will ever measure up to our time at The Ledge House! The location was perfect, just a short walk down the hill and thru the woods to the historic district, or a short walk through the neighborhood to the restaurants uptown.

We stayed in room #2, which had the most comfortable bed in the history of sleep - no joke! Our private bathroom had lots of personal touches to help us feel right at home, and we had a private balcony to enjoy the view.

Last but certainly not least, the caretaker Annie was a breath of life and a treasure we'll always remember. Not only because of the effort and care she put into making the fantastic breakfast each day, but because she was just such a wonderful human being. Her Irish wit was a constant source of entertainment for all the guests, and I really feel like she takes the time to share in our experiences and ensure that we'll enjoy our stay.

If you're on the fence about whether or not to stay at The Ledge House, get off it now and make your reservation before someone else books it!

My husband and I want to thank Annie for being such a wonderful innkeeper. She made us feel very much at home and her breakfasts were awesome. The house is very clean, and she went out of her way to accommodate us when we asked to get started early. Many kudos to Annie. Thank you so much kind attention to our needs and we certainly enjoyed her friendliness and attention to detail. She is gregarious and is skilled in the management of guests and breakfast preparation.

Now, on the other hand I address this to the owners of Ledge House. As much as the interior of the house is lovely, the exterior is need of a significant work. The gardens are overgrown, and the wooden porches and decks are in need of repair with a good power washing. The chairs and seating on the exterior are covered with moss and other detritus.

For us as B&B people, this house does not meet the standards that we look for. The property could be so much better if you would only maintain it. The parking situation is another item that is very off putting. There is not a safe way to park at your place given the very limited space in front of the garbage cans.

With more frequent attention to the exterior, the overall impression would be better. Inside, there are a few small items that should be taken care of including peeling wallpaper, furniture that is missing some handles, and better attachment to the walls. There is no handrail on the living room side of the main staircase which is a hazard. While we were there an older gentleman slipped on the bottom step. Luckily, he was not injured, but it could have been worse. The entire interior could stand a good cleaning of walls, closets and under beds.

As for a return trip, that is a tough question. Annie is wonderful but needs to be dedicated to the meals and client service, while the general condition of the property is slowly falling apart. This clearly is not part of her job description.

The perfect couple’s getaway. We stayed in Suite 2, the most popular one (book a few months in advance if you can!). Very comfortable and spacious, has a private balcony with a forest view, a shower and a tub, with towels and basic toiletries (soap, shampoo, etc.). The assigned breakfast table for Suite 2 is the best one, right in the corner of the balcony, overlooking the spectacular gap of Harpers Ferry. We saw deer and hummingbirds during our stay. Easy walk to the main attractions in town.

Annie was in touch with us the whole time, reaching out the day of arrival over text. She had our room ready early and invited us to an early check-in. When we arrived, Annie walked us onto the balcony and picked figs, which she used in our breakfast the next morning! She makes a truly outstanding and hearty breakfast that kept us full till almost dinner time, and she shared the recipes with me too. She used to run an Irish pub for many years, and has hospitality down to an art.

There’s something about Ledge House or how Annie runs it that makes it feel like a family member’s home. You feel completely welcome, at ease, and there’s always a treat available like delicious lemon cake and wine.

Only thing I would caution about Ledge House and Harpers Ferry in general is that you’ll encounter some steep stairways. Wasn’t a problem at all for us, but I’m not sure I’d recommend it to my parents who are in their 70s for example. Definitely pack close-toed shoes.

Anyway, we had a phenomenal and cozy stay, and I hope to stay there again someday. Follow Annie’s advice, she knows all the best things to do around town!

My husband and I booked The Ledge House B&B through AirBNB over Easter Weekend, and it was an awesome adventure. We really enjoyed ourselves. The description on the AirBNB website references Carrie as the host which is a little confusing. We discovered that Annie is the Innkeeper, and she is perfect in every way! She made us feel right at home from the moment we stepped inside. She cooked us a delightful breakfast each morning, and it was a pleasure to talk to her about current events and life in general. We loved her Irish charm and smile. We stayed in Suite 1 which was very spacious, had 2 private entrances leading out front and out back to the wrap around porch, was located on the main floor of the house. We walked out of our room to the kitchen and living room area. No stairs to climb. I would highly recommend this Suite 1. I loved the decor and antique charm. There was an amazing view from the deck, it was comfortable and the fire pit area was a nice option. It was great to visit Harpers Ferry to learn about the history and enjoy the gorgeous scenery. It was the perfect weekend getaway. I would definitely stay here again. TIP: The restaurant we enjoyed the most for dinner in Harpers Ferry was The Annvil Restaurant. They have the best service, the best food in town for dinner, you could make a reservation, great ambiance, and live music on the weekends. Highly recommend!

We spent 2 nights at this B&B. It is in a quiet area, not especially far from the historical area. On the positive side, it's a nice building, with an outside terrace with a view. The kitchen/dining room/living room is a common area for the 2 rooms available. The hostess, Annie, was very nice. Our 2 breakfasts were very good. Snacks were provided as well. Lemon water was available. Parking is available (which is rare in Harper's Ferry). Rooms were big and the bed was very good. Negatives- the place has a bit of wear, but nothing of concern. The trains in Harper's Ferry are loud and can wake you up, though this is true in the whole town, I believe. There are less at night, but not zero. The biggest concern is the steps. This place is on a hill (most of the town is hilly). Lots of steps from the parking area, and TONS of steps to go down to the historic district. Could be a major problem for the disabled. For anyone, luggage is a bit of an issue. Nonetheless, a really nice place.

We booked suite 2 on the second floor which had a huge bedroom, private bathroom, and a sitting room with balcony. The sounds of the Potomac and Shenandoah Rivers could be heard. The suite had everything we needed, and the huge bed was most comfortable. Annie, our innkeeper, gave us advice on things to do in town, as well as creative and delicious breakfasts. The train could be heard but didn’t bother us. An fyi: some restaurants close very early, around 6pm.

Homey and comfortable b&b with a fantastic inn keeper named Annie. Go for the view, enjoy for the camaraderie. We had a lovely evening by the fire with Annie and two other guests over wine. Bed was comfortable and our room felt private but connected. Breakfast was gourmet. I expected something simple but when I went to breakfast I see the inn keeper in full chef's garb. The food was decadent and generous. Close to the main part of town. Upon arriving just make sure you go the correct driveway to park =)

My husband and I had a relaxing, comfortable stay at the Ledge House B&B. Our room was perfectly appointed, very clean and comfortable. Breakfast every morning was delicious and Annie, our hostess, very knowledgeable about things to do in the area which are abundant. We easily walked from the bed-and-breakfast to the Appalachian trail and Lowertown Harpers Ferry historic district. Views from the B&B were beautiful and serene.
