Welcome! Try Uber and Lyft as Logan Airport now has a reserved area for pick-up. Otherwise take a Boston Taxi and insist they deliver you by using the Ted Williams Tunnel

Yes. You need the room key to go up. To go down to lobby you don't need it. Only to go up.

Sorry I used uber and did not rent a car. Very easy to get around Boston. In fact I dislike driving in Boston as the street are narrow and difficult to navigate.
