All around filthy worn and beat up.... Hard to believe since its in such a great location. It has great potential but it is in desperate need of refurbishment. I would not stay there again...For example the carpeting is soiled beyond cleaning capabilities as well as the fabric headboard in the room.

We stay here regularly when in NYC and have noticed an enormous decline in this hotel. To name a few: newspapers have been discontinued, staff (except for bellmen and porters) are rude, breakfast room is not clean and furniture is drooping with age. Zero follow up from front desk staff when voicing a concern. What a shame--this used to be...

This was our first visit at nyc and we were dissapointed to say the least. Booked through travel agent- a standard double room and actually later realised we got the small double room. Wow! I'm writing in response to a devastating review citing bedbugs (Joe d).We just stayed 3 nights(our 3rd visit to the Franklin)and,once again,had a lovely experience. Went to the Franklin for a family event and booked four rooms. Tiny rooms are an understatement unless you're used to six inches around the bed, no closet, no view, no heat control, no way to open windows, and sink right there by the bed. After reading lots of negative reviews I was wondering what to expect, but overall I was pleasantly surprised. The rooms were small but spotlessly clean and very comfortable beds, the free breakfast in the morning was ample. The hotel lobby could do with a little updating but the staff were excellent. I would definitely stay again if I ever visit...

Pros: Staff - very helpful, attentive and polite. Room - Clean. New bathroom fixtures. Amenities - breakfast (cereals, yogurts, muffins, coffees, hot chocolate, juices, croissants.) evening (wines, cheeses, dried fruits.) First of all people - some advice. Don't visit New York City if you don't like old things. This is an old building. It has a super freaky elevator with a cage-like ambiance. What a cute little boutique hotel off he beaten path but convenient to the heart of the city. Very easy to park and get to the hotel. Rooms are on the small side, but adequate and clean. Staff is extremely welcoming and kind. Pet friendly - no fee. Enjoyed our stay!
