From the moment we drove in we knew Annies B&B was a special place. Annie made us feel so welcome by meeting us at the car and then showing us our clean, tastefully decorated room with its beautiful private courtyard garden. Her conversation was so interesting and she gave us helpful advice on area attractions and directions to the town... More

Had booked both the cottage and the 1 room Suite. Was met on arrival by Peter who showed us the accomodation and then gave us time to settle before returning to get our orders for breakfast. We only stayed here for one night but will be back - this place is fantastic. We were lucky enough to get the cottage and it was super comfortable, chic, but also homely. We loved staying here! The house and people are friendly and welcoming, would definitely recommend to anyone!! Thanks for the great night guys! Sorry we had to leave after our delicious breakfast platter!!

This would have to go down as "one of the best" B&B experiences we have ever had and it was a last minute booking the night before we arrived. What a lovely cottage, well equipped with a great location. The cooked breakfast was delicious and the host was very friendly and accommodating. Nice to have an outdoor dining area. Close to local site seeing areas and vine yards. Highly recommended for a relaxing get away!

Annie's B&B in Warkworth is nicely located. It is very easy to find, near the city center, and right in the middle between Auckland and The Bay of Islands. We were so lucky there were no rooms anywhere else! This place is outstanding! Luxurious in every single way! We stayed in the cottage and it is true you can hear the traffic when outside, but not a problem for us at all! Have just returned from my second stay at Annies bnb cottage on the outskirts of Warkworth. Would I stay anywhere else... NEVER! Not a 5 star rating, rather a 6 or 7!! Everything has been thought of and I mean EVERYTHING.......!! Such lovely little touches....dressing gowns and slippers, daily fresh towels, chocolates, fruit, REAL COFFEE, CD's, magazines, hair dryer, body... More
