Susan was an excellent host and a wonderful cook! We were greeted with warmth and provided all the amenities we needed and more. The room was comfortable, spacious and clean. Everything is a short walk, food, the wharfs, and the main shopping streets. We drove to the Cliff Walk and Mansions, but they are accessible by foot. We had such... More

We were in town for a wedding in Newport and wanted to stay in a B&B instead of a large chain hotel. The Spring Seasons Inn was perfect for what we wanted. The Inn is conveniently located a few minutes' walk from the harbor but manages to feel removed from the touristy area. The Inn offers free parking in a... More

My wife and I spent 2 days in Newport and stayed in the Newport Suite, the third (top) floor at Spring Seasons. It is a light filled attic/loft with exposed wooden beams and brick fireplace stacks. No fireplace itself on this floor but a nice faux fire stove which came in handy at night to warm the room a bit... More

My husband and I decided to spend our anniversary weekend in Newport, and this lovely inn came up in our search for accommodations in the downtown area. Bill and Susan were very gracious hosts, giving us maps and suggestions on where to go during our stay. They also prepared a very nice breakfast each morning - just what we needed... More

We stayed at Spring Seasons Inn and Tea Room for a long holiday weekend with our friends. The location is convenient to restaurants, shopping and the mansions. The room and breakfasts exceeded our expectations. Room was exceptionally large, quiet and comfortable. We also enjoyed tea one afternoon. Owner was most helpful in securing reservations and making suggestions. Further attention to... More

We had the Newport Suite on the top floor- very large and nicely furnished, includes a living room area, bedroom area and a giant well-appointed bathroom with jacuzzi. King bed was very comfortable for us. The house is attractive and well-kept, just a very short stroll from all the restaurants, shops and wharf area. Bill and Susan were excellent hosts,... More

For our visit to Newport, we chose Spring Seasons Inn primarily for location and price. What we did not realize was how much more we would get: a warm welcome, a lovely room, attentive service, and excellent breakfasts each morning. Comparing our experience there with friends who chose nearby hotels, we felt that we came out way ahead, with an... More

Spent 3 nights in the Victoria's room on 1st floor. Even though the room is facing the street was not bothered by any street noise. Comfortable bed & good pillows.
