New for 2024! Now fully licensed we have a selection of draught/bottled beer and wines available. Enjoy a drink and dinner whilst the sunsets in our new kitchen garden and firepit complete with BBQ and wood fired pizza oven serving our superb homemade burgers and Pizza's. The Agent's House is an Edwardian property, built around 1905-1910 as a residence for the Land Agent to the nearby Whitney Court. As such, it retains lots of character and original features. A great deal of care has been taken to restore and refurbish the house to ensure a sense of its history remains, whilst incorporating a range of modern day comforts. At the Agent's House, we provide luxury self catering apartments and traditional bed and breakfast accommodation, private dining and small events can also be catered for. Breakfast is available and taken in our dining room within The Agents House. Our breakfasts are prepared using the finest ingredients all sourced locally wherever possible.

After a very strange and stressful few months we decided to get away for a couple of nights. We were very keen on finding somewhere that we knew would adhere strictly to the COVID-19 guidelines. After staying here many times in the past we knew we would feel safe and secure, all three rooms are spotless and provide everything you may need for a short break.
Lots of little extras have been included like an umbrella , a tower fan , a hairdryer. The bed is very comfortable and the shower is great ! Luxuriously soft towels too. We love the fact that our pre - ordered breakfast ingredients are put in our fridge and we were free to eat whenever we wanted. Lots of choice and great quality items.
Steve and Alison are friendly and helpful should you need any assistance. The agents house is in a great location to visit Hay on Wye and we would definitely recommend a trip there.
The Boat Inn is a two minute walk from your room should you want to eat out but it’s advisable to book in advance.
Thank you Steve and Alison we will most definitely return in the future 😁

What has been gratifying to us is the number guests, who have stayed here before, paying us the compliment of returning because they trust us to do the right thing. The room is spacious and well furnished and we received a very warm welcome on arrival by our hosts, Alison and Steve. It was great to be able to choose when we ate breakfast, with all the ingredients left in the fridge the evening before for us to cook ourselves. We could not fault the accommodation in any way and would highly recommend the Agent's House to anyone wishing to explore the beautiful Wye valley.

We had three nights’ at Josie’s Annex in September. The accommodation is first class and we loved the flexibility of being to prepare the plentiful breakfast at our leisure. The weather was a bit mixed so we were glad to be in the Annex with space and amenities to relax indoors when we didn’t want to venture out. The Agent’s House is ideally located for walks in the immediate vicinity or into the Brecon Beacons. Plenty of good eateries nearby too.

We spent a few nights here, staying in the very luxurious comfortable, and spacious Agents Office. Beautifully decorated with a cosy wood burner, amazing kitchen in a cupboard with everything we needed and a large very clean bathroom plus the comfiest bed giving us the perfect nights sleep. The hosts Fiona and James were extremely welcoming and eager to please and help with anything we needed. We ate breakfast in the main house on both mornings of our stay and the quality of food offered exceeded our expectations with freshly squeezed juices, fresh fruit and seeds, cereals, yoghurt and cooked items from local produce, my husband was very happy with his delicious full English as was I with my smoked salmon and scrambled eggs! The location is great, very close to the river Wye with a lovely local pub only a few mins walk and beautiful walks right on your doorstep. Highly recommended! We will be back!!

We returned to The Agent’s House with friends and had another wonderful stay . The accommodation is of a high standard and our hosts made us feel very welcome and were a font of knowledge.

The self service breakfasts were delicious and we made excellent use of the patio outside our room.

The Agent’s House is in a perfect position for hiking, canoeing and Hay as well as being close to some excellent dining options.

We will be making this Hereford break an annual outing.

This is a fabulous guest house. The owners, Fiona and James, are friendly and welcoming and nothing is too much trouble. The rooms are lovely and comfortable (our bathroom was stunning). There is a real family atmosphere, partly because of Fiona and James's two dogs and three cats all of whom are delightful and well-behaved. The house is on a quiet lane and overlooks fields with hills in the distance and the River Wye just down the road. A swallow's nest in the eaves on the balcony outside our room provided hours of entertainment!
For evening meals there's The Boat - literally a two minute walk away (where you can sit outside to eat and watch the herons and other river life) which serves hearty pub grub (and plenty of it) for a reasonable price; or the Bridge, a short drive away located on the banks of the river at the Toll Bridge and which serves more cordon bleu-style food. I can also recommend the Old Black Lion in Hay which is about 4 miles away.
All in all it was a perfect stay. I thoroughly recommend the Agent's House and I look forward to staying there again.

We stayed at Josies Annexe During hottest week of year, the place was exceptional, clean, very well laid out and perfectly comfortable. The private patio area and peace and quiet was great for us. The breakfast we preordered which was provided was lovely and we could Cook it when we wanted. The owners clearly love their properties and it shows in the quality they have created. Our doggie even had a play day with 3 wonderful four legged friends in fabulous gardens. Thank you Alison and Steve for sharing your beautiful place with us and Billy. We hope to be back!!

The Agent’s House never fails to impress. Josie’s Annexe offers fabulous accommodation - spotlessly clean, light and airy with plenty of room for 2 + a large dog. Really well equipped with generous DIY breakfasts ordered prior to arrival.
Steve and Alison are excellent hosts who have very high standards and have adapted to the ‘new’ normal ensuring guests feel Covid safe during their stay.
A great location by the River Wye - ideal to explore Herefordshire and Wales.

We stayed in Josie's Annexe for 2 nights when visiting the area for a fishing trip. The annexe is simply delightful. Alison the host and her husband greeted us on arrival and gave us a tour, explaining where everything was and showing us which remote was for what. As we were fishing the following day from dusk till dawn we didn't see our hosts but when we arrived home they had left a little note regarding our breakfast supplies and asking if we needed topping up. Alison was just a text away at any point if needed and although on our day of departure, again an early start prevented us from saying goodbye, arrangements were made over text the evening before regarding where to leave the key.
I will say that what made Josie's Annexe so delightful was the thoughtfulness of all the little extras, hairdryer, torch, iron to name but a few, and even an umbrella, they had thought of everything, and just when we thought it couldn't be any more perfect we got to use the most amazingly fluffy towels.
If you ever visit the area this is definitely the place to stay.

Enjoyed a midweek break in pleasant surroundings and wonderful decor. It was a very relaxing place to stay with all the amenities you could need to hand. Bathroom had extremely fluffy towels which made a nice change. Breakfast was plentiful which you cooked yourself at a convenient time to suit you. Regularly topped up too by the owners who reside next door.
