They say that good things come to those who wait...not in this case...After 1 hour from ordering the food was very poor; tough, unseasoned and greasy. Perhaps the chef was having a day off? However, it was the noise of the table next to us which was just awful. 3 middle aged women in sparkly tops and sparkly skirts and shorts, shrieking like 'cats on heat'. By the time we arrived at 6.30 on a Sunday evening they were on Rose Tequila shots; clearly having been drinking all afternoon. When paying, I spoke with the bar manager and suggested that perhaps the screeching females should have been asked to be a little quieter. I was shocked to be told that doing so would be a bit awkward as the owner was at the table and partaking in the tequila shots and ridiculous noise level. Avoid Avoid Avoid unless you want to experience the shocking realisation that the programme "Shameless" was not fiction but in fact a fly on the wall documentary of the lower classes of North Ayrshire.

The hotel is expensive but very comfortable. It appears to have been recently refurbished, and rooms are clean, bright and airy. Radiator heating is effective, beds are luxurious, and the bathrooms and shower are sufficiently spacious and modern, with a good provision of complimentary toiletries and soft towels. Free wifi was fast and efficient. The hotel is much smaller than the adjacent Seamill Hydro, so gives a feeling of intimate attention to customer needs. The vegetarian offerings at breakfast are copious and delicious, and the restaurant offers a wide selection of equally excellent dinners, at quite reasonable prices, with lovely views over the water to Arran – depending, of course, on the weather. The only slight negative is the location, on a busy trunk road that should have been diverted away from the village onto a by-pass decades ago. However, the hotel provides free earplugs for anyone unused to traffic noise. Overall, despite the high room rates, Seamill House is really, really lovely, reasonable value and definitely THE place to stay in West Kilbride.

This review is for the Dunes Bar at the Seamill House Hotel. We went here the other day, while staying in Largs, and we were welcomed by friendly staff. The restaurant was quiet which was nice so we could choose where we wanted to sit. The restaurant was clean and modern. It was great that it was a dog friendly restaurant too and the staff were very welcoming to our dog. The menu has a good range of choices and we all thoroughly enjoyed our meal and desserts. While there was a wait for our food to arrive, it was worth it. Would reccomend if anyone is passing.

Went for an evening meal .. the restaurant was not busy We were served at the beginning ,when our meal order was taken . The 1st and 2nd course was served plus a drink each .Thereafter our waitress disappeared ,not be seen again ! No further drink orders were taken ,we had to ask for the desert menu , then had to remind the staff that we were awaiting our deserts after 20 minutes . No further offer of any drinks, or coffee was given . Service was very poor . Unfortunately , again the old complaint of young staff not being being supervised or trained properly!.. Another decent restaurant losing its ratings due to young staff and poor management..

This is a lovely hotel- comfortable rooms with everything you can need for an overnight stay and more. Lovely dining room and great food for dinner and breakfast. I am sure it would be a good base for a holiday as the surrounding area is beautiful.

Very friendly staff to check us in, easy process. We stayed on the second level with a view of the ocean. Amazing view, the room had a fireplace and soaking tub, loved the comfy bed and the local milk was a nice touch. We had dinner and breakfast at the View restaurant on the first level and both meals were 10/10! Friendly staff, great drinks and great food!

Purpose of visit , 3 couples meeting for a birthday celebration , all well Travelled and been in business’s, very mature And well behaved and mannerly , First drink order took 20 mins to serve it was a beer and cocktail , (6 people at the bar ) We sat most of afternoon and evening chatting and drinking and still there was No music in the bar , we booked the restaurant for evening meal 2 meals out the 6 where very good , , spent a lot of money at the bar all day and night , still no music No atmosphere at all at bar , One room (the executive room ) was amazing with spectacular views the weather was amazing so it was even better, One room the shower head was broken , other room was ok , Breakfast was non other than a complete disaster , Not one out the 6 orders was correct , eggs came on a separate plate for some strange reason and they where all cold , rock hard bacon , burnt toast and just awful especially as we waited one hour for it , the tea and coffees where served cold and we had to asked for them to be heated on several occasions it became very tiring after a while , and made for a disaster of a breakfast all round On checking out we told the young receptionist our thoughts on the breakfast and she offered to go and check with the duty manger as she called her to ask if anything could be done , The answer was no , so we asked if we could speak to the duty manager and she said she’s upstairs so we decided to duly pay our bill and went upstairs to see if we could speak to the duty manger , but we where told she was then downstairs again , In between all this , the hotel had a craft fair going on which set up in the reception area of the hotel and low and behold the duty manger had actually A table which was selling cakes (right NEXT to the reception ) and had actually heard every word and detail of our conversation and disappointment with the breakfast situation , we where actually dumbfounded that this person had let the young receptionist deal with this complaint and not once did she get up to intervene and professionally deal with her guests ,, we then asked if she was the duty manger and she replied” yes I am but I am off today “ with the most horrible attitude and with a snigger , unbelievable!! She basically said to us it’s tough luck you did not like your breakfast and the staff said that we only waited 30 minutes , (yes of course they are going to say that ,) 🙈 This women who is apparently the owner of this hotel is the rudest , with most disgusting manner we have ever met , and actually we where gobsmacked by her whole demeanour, and true lack of professionalism and people skills ! So for that reason we would never EVER recommend this HOTEL TO anyone and we will certainly never ever be back ,, You are definitely in the wrong job , we felt really sorry for the young members of staff who clearly had had insufficient training and who where actually lovely young girls trying their best to please , Big big problem with this hotel is most definitely the management!! Truly unbelievable! Do not go !!

Response from Dan Rant, General Manager at Seamill House Hotel
Responded 30 Oct 2023
I must begin by expressing my disappointment at the manner in which you conducted yourself during your recent visit to our hotel. I am the assistant hotel manager, and your manner towards me was indeed rude and unnecessary. Allow me to clarify a few points to address the specifics of your review to provide clarity and a factual perspective on the situation. To begin, I want to emphasize that, although I was at the hotel on the day in question, I was not on duty. I was attending the craft fair as a stallholder. I distinctly recall our encounter at reception. My involvement with the market and the hotel operations are distinct, and I was not overseeing hotel affairs that day. However, I did offer to address your concerns in a professional and private manner by requesting that you submit your complaint in writing so I could investigate it fully. Despite my polite request for you to submit your grievances in writing, you chose to berate me in front of staff and other guests. I repeated my request that you submit your grievances in writing so that I could investigate fully when I was back on duty, but you chose to proceed with your unpleasant behavior's. This behaviour was not only inappropriate but also embarrassing for everyone in the reception area at the time. I want to make it clear that I was not sitting behind you the entire time you were at the reception. I was engaged in discussions with other stallholders throughout the market and tending to my own stall, which required my full attention, contrary to your claim. Therefore, I was not eavesdropping on guests during the check-out process. Nevertheless, we take our guests' feedback seriously, and I have conducted a thorough investigation to address your concerns. I want to emphasize that our staff members on duty are not young children but capable adults. I am confident in their abilities to handle guest interactions and address concerns effectively. I have spoken with the team who were working in the restaurant on the morning of your breakfast, one of which is a supervisor, as well as with the chef and the supervisor that served your party the evening before. I also reviewed our CCTV footage to gain a complete understanding of the situation. I understand that you experienced a delay in receiving your initial drinks at the bar on the evening of your arrival. I apologise for any inconvenience this may have caused. We are continuously working on improving our service and will certainly take your feedback into account. Your feedback on the bar ambiance has been noted and has been addressed accordingly. Regarding your comments about the previous night's dining experience, the supervisor who served you that evening was also present at the craft fair, not in an official capacity. She remembered you complimenting the service and food the night before, which seems to contradict your complaints. We did not receive any prior information regarding issues with the rooms during your stay. We value guest feedback and take it seriously, so I regret that we were not given the opportunity to address any room-related concerns you may have had at the time of your visit. Regarding your breakfast experience, I have reviewed the CCTV footage, and I can confirm that your breakfast did indeed take longer than expected. I can see that your breakfast was delivered 31 minutes after ordering, which, although longer than our target, does not align with the hour you claimed it took. I sincerely apologise for the delay and our breakfast chef has also offered his apologies. I also noticed that the black pudding was included in your breakfast despite your request to exclude it. This was an oversight on our part, and I apologise for any inconvenience it caused. However, I observed that no other guests had to make adjustments to their orders, and all plates were clear when you all finished eating at 10:04, indicating their satisfaction with their meals. Your dissatisfaction with the temperature of the tea and coffee is acknowledged. However, the additional beverages were made fresh and delivered immediately to your table, so they should have been piping hot. I observed from our records that the tea delivered at 9:30 was still being consumed at 10:10, indicating it retained its heat. We regret any inconvenience caused by not meeting your preferred temperature. Furthermore, I must address your allegations about my behaviour. I would like to clarify that I did not 'snigger' during our conversation. I was genuinely shocked by your outburst and had to endure your beratement in a professional manner. My intention was to address your concerns as professionally as I could while in the building in a personal capacity and help resolve any issues you had when I was back in the business. Your treatment of me was embarrassing for everyone present in the reception area. Other guests who had been patiently waiting to check out during your tirade even made a point of commenting that they thoroughly enjoyed their stay and found everything to be fabulous. Should any other member of staff have been spoken to in the manner you chose to communicate with me, we would have no option but to ask the customer to leave. We do not tolerate aggressive or disrespectful behaviour towards our team members. While I cannot change your perception of our establishment, I want to express our commitment to addressing the issues you raised and improving our services based on your feedback. Your review has been taken seriously, and I assure you that we will continue to work on improving our services. However, I believe your conduct and the manner in which you communicated your concerns were unacceptable and unjustified. We expect our guests to communicate their concerns in a respectful and constructive manner, and we encourage a more considerate approach in the future. We genuinely wish you the best in your future travels and hope that you may find more suitable accommodations in line with your preferences.

Just returned from spending Saturday night in the Sannox room. Quick and friendly check in. Room was well appointed, spotlessly clean and an amazing view! Soundproofing is excellent, never heard a peep from the other rooms. Breakfast quality was fantastic, obviously the full Scottish had to be sampled. Check out was very efficient and extremely friendly receptionist, although she couldn’t answer the burning question, why has the lift voice got a Spanish accent. Wouldn’t hesitate to return when visiting friends in the area!

Hi! Thanks so much! What a lovely review. I'm so glad you enjoyed your stay with us, and that you appreciated the wonderous Sannox. The burning question is a good one. But I'm afraid the answer isn't nearly as exciting as you may think. The company that manufactured the lift are a Spanish company. 🤣 I hope that you choose us the next time you're thinking of a quiet getaway, and thanks again for letting us know how good the stay was. We booked here as we were attending a wedding at a nearby hotel which we couldn’t get a room in. I’m really glad we did! From getting a dedicated parking space, to the cheery receptionist, to the beautiful executive room overlooking the beach, the sea & Arran in the distance, we had a lovely time. Even when we noticed one of the shower heads was faulty, it was replaced quickly. The breakfast was very good too, they kindly made me a slightly varied version of what was on the menu. I would definitely recommend this boutique hotel.

Hello! Thank you so much for the very kind comments and 5* review. I am very glad that you had a wonderful time in our Sannox room. I am sorry that the shower head was faulty,(of course it would happen on a weekend when there are no plumbers available!) I am very glad that we could resolve it, in house though. (And thanks for the assist!) I'm really pleased that your stay was everything you'd hoped it to be and thank you again. Dan R
