Xanadu Villas & Retreat is located on one of the finest beaches on the South-East coast of Zanzibar. We offer seven unique and individually designed villas within a tropical garden and palm trees. All villas are exclusively available with all inclusive accommodation, all meals & drinks (soft drinks, beers, ciders, spirits, house white & red wine, except premiums) as well as a world class chef. Our guests will enjoy our cuisine with local spices, vegetables and herbs grown in our own garden complimented with handpicked wines from around the world. Each villa includes a private butler and features a sitting area, plunge pool, fridge, outside shower, bathroom(s) with his & her sinks, linen and towels, daily housekeeping and laundry service and Internet/Wi-Fi. Our stay at Xanadu was exceptional. We were offered a room upgrade when we arrived and enjoyed a beautiful villa on the beach. Our villa was extremely comfortable, and our patio with a plunge pool was the perfect place to hang out at all hours. The service was amazing and our butler went above and beyond to make our stay memorable. In all, the service was highly personalized as they catered to all of our needs. The staff helped us arrange excursions outside of the resort. And the food and drinks were delicious. The only downside to our experience was that the resort is located on the east coast of Zanzibar, which involved a 1.5 hour car ride from Stone Town. And the east coast experiences extreme tides, so at low tide, the water recedes about 1/4 mile, making ocean swimming impossible and turning the area near the shore into a swamp. Even during high tide, there is a lot of coral and sea urchins in the water, so caution is needed. This is obviously not the fault of Xanadu, but guests should be aware of this. Despite those two issues, we highly recommend Xanadu and would love to return in the future!

We arrived at the beautiful Xanadu on the 20th of January following two safari trips in Kanya and Tanzania, so we were ready for a relaxing beach and tranquil 11 nights. We got just that!, the property is beautifully designed using recycled dhow boat wood and very Arabic fabrics and colours it all looked beautiful. After the first day, we finally got some sunny days which were always hot and very humid. The sea was a moment's walk from the villa and I had never experienced such warm sea water. It is a lagoon so that was why it is so hot, the amazing reef walk we experienced with a local guide was just fantastic and a must but remember your reef shoes! We both loved our accommodation and we had a wonderful Butler Abel who ensured everything was perfect at all times. Abel soon got to know what we liked and how we liked it down to the housekeeping requirements which were top notch and the lunches and dinner locations which changed each day and night either on the beach in your villa or at the restaurant. All are stunning. The food at Xanadu is wonderful and so freshly cooked at each meal you can make special requests and they will do their utmost to accommodate. We certainly decided it was the best we had eaten during our whole stay in Africa. We did go to the "Rock Restaurant" during our stay which is only 15 minutes away from Xanadu and worth going to see, but sadly the food and drink were just not up to what they charge and we wish we had just gone for a drink and gone back to Xanadu to eat! We certainly had a wonderful time at Xanadu and the management ensured we did... (Thank you so much Peter and Toby for making SURE all was perfect). I always say the staff make your holiday and we were lucky to have Abel as our Butler and Sarah and Ezekiel, Twaha, and Khadija as our housekeepers the head housekeeper was super attentive which I have never experienced such a clean hotel, Room/ Villa! A must is to meet Maggie who works long and hard making beautiful mats coasters and bracelets in their shop, she is amazing and I bought a few bits which look beautiful now in my home, Maggie custom-made them for me and I will always remember her. We went to Stone Town and the Spice Farms which is a must and you certainly experience the local life which can be upsetting to see, but it should be seen! and we felt humbled by the locals' working so hard and providing for their families as best they could. We loved our time in Xanadu and would like to thank all the wonderful people we met who certainly made our stay perfect and a very memorable one. We had an incredible 3 nights stay at Xanadu at the end of May. Our villa was perfect and the setting was beautiful. We were extremely well looked-after by our butler Abel and all of the staff, from delicious meals provided in different scenic spots around the grounds, to arranging a fantastic snorkelling trip, a wonderful anniversary surprise and giving us late check out to accommodate a work call. They were very warm and welcoming and ensured we had such a special stay. We had a really super time and very much hope to visit again!

We're writing this review one year later (literally lol) so that whoever reading this knows what really stuck with us. We visited January of 2023. It was an incredible experience, a beautiful property, and well worth every penny. It's extremely clean, extremely comfortable, and mostly well-thought-out in every aspect. Special to thanks to: - Ali the pastry chef (the bread/pastries were always incredible) - Bakari the chef (who makes easily the best Thai curry we've ever had and easily top 5 dishes we've ever had... Ever, across many countries and continents. We still talk about his legendary curry to this day). - Samuel, the drink mixer, mixologist - we don't even drink alcohol but his mocktails were incredibly memorable. - Thobile (Toby) and Anisa (our food and beverage manager and her... Assistant/backup at the time?). Anisa was very attentive to our needs and kind and Thobile was the person who made it all happen for us, wish we could've had more time together. And the "special-ist" thanks goes to Jesca - our personal butler. We wish we could put Jesca in our pocket and take her with us everywhere. She did her job, went above and beyond, plus some more. Noteworthy: While some people may consider this private "enough", it certainly isn't completely secluded. We had this issue because my wife is veiled, and privacy was the entire point of this stay. When we first arrived, we were hesitant at first because while every villa has a "personal" pool, it's still visible from anyone walking by or neighboring villas (without trying hard). Thobile, Jesca and the entire team did their very best effort to close off any visible gaps between the public eye and our outdoor pool. This included an upgrade to a different villa on the property and large dividers/partitions covered with curtains (we booked Umande but they moved us to Alfajiri). My wife still had to duck for a few seconds when leaving the villa until she climbed down the stairs if she was unveiled, but it was manageable because at the time, Thobile had very generously blocked out the two neighboring villas from being booked for the two nights we stayed. Tips: - If you are veiled or just prefer true privacy, ask for a female butler instead of a male one. This was absolutely necessary for us because they are coming in and out of the villa to set up/clean up/bring snacks/serve meals/etc. My wife wasn't going to go get dressed every ten minutes for a male to come in and do this. - USE THE INSECT REPELLENT LOTION PROVIDED IN THE ROOM. It's an absolute game changer. My husband and I put it on before swimming and it lasted literally all day. We checked out without enduring a single mosquito bite. Final Feedback for the Property: As someone who values and pays a ton of money for privacy, the word loses meaning when you're not differentiating between private and personal. A lot of properties are misleading in this sense and I would argue that private has one level only - something is either completely private or it's not. What you're selling/advertising and how the villas are photographed, etc. are slightly misleading. This property, being in a conservative country in the middle of a conservative culture, should especially be respectful and mindful of the type of people looking for places like this. It's important to understand the background and customs so that when villas like this are constructed, you're not left with design flaws that distort the goal/vision of the property. These "gaps" in design can be very easily fixed with more trees/plants between villas and leaves that cover walkways between the beach and entrance to the villas. Larger vases that block site between neighboring villas and slightly higher walls (or even canopy/tree covers) where the stairs are would go a *very* long way in preserving the concept of privacy at your special retreat. We'll definitely be back, so long as the standards remain as they are and respect for complete privacy can be prepared/maintained throughout our stay. Thank you for such a wonderful experience.

This was my second trip to Xanadu a wonderful haven in Dongwe overlooking the Indian Ocean with plush gardens and wonderful atmosphere. The quality of overall service, cuisine, ambiance and personalized butler service is definitely a factor that complements the beautiful architecture of the Villas. I stayed in Mlima a private villa with an outdoor kitchenette, lounging area and plunge pool, the room and housekeeping services was great! My personal butler Rashid a well seasoned professional met to my every need ensuring my complicated dietary needs were balanced and well prepared for the day. The staff are always professional and helpful. Xanadu a place to unwind, distress and recharge, a go to place for newly weds. It is a place to rekindle life with nature and balance one’s senses, the atmosphere and breeze from the ocean balanced my soul. I opted for the open air massage’s at the spa, the smell of the ocean brought so much joy to my wellbeing. just love it!

Stayed at Xanadu for 3 nights after spending a week in Kenya. Had a long day traveling to get to Tanzania, and didn’t realize the drive was over an hour to get to the property. It was quite dark by the time we landed and the roads were pretty bumpy along the way and hard to see where we were going or what the property looked like until the following morning. We stayed in the Umande villa and spent most of the duration detaching and unwinding from all of the Safari action all the days prior. While we had hoped to visit either Stone Town, Nakupenda or do a tour, the duration to get into town 1hr+ didn’t sound appealing as our bodies were just worn out from all the moving around. The property was not at capacity, so that contributed to a more relaxed feel and the dining options were scattered (main dining area, table outside of villa and inside room, on the beach (2 different options/ locations). The food was quite delicious and plentiful in the servings, with menus changing daily. We felt guilty that we weren’t able to eat more, but couldn’t finish a single dish and knew we needed to leave some room for each next plate coming. While the decor was different than our usual taste, it was still a nice and different vibe for us to unwind in. My only dislike would be the floor in the bathroom where the shower is, it’s a bit slanted downward- I’m sure for the water to drain… but it felt slippery and a little unsafe as there’s no bar on the wall to hold onto. Surprisingly, we didn’t use our personal pool as the water was not heated, and despite the hot temperatures- it was still too cold to take the plunge- would’ve been nice if there was some type of heating. We also had a personal butler, Simon who was quite attentive and very pleasant in demeanor. We had a walkie talkie radio and were able to communicate with him directly as many times as needed. We also had 2 loads of laundry done and that was very helpful for the return back home. Overall, it was a good place to unwind and listen to the sounds of the waves between the rain, feel the sand between our toes and rest under the coconut trees.

We have just returned from 8 days at Xanadu and I can say with absolute certainty, having stayed in luxury hotels all over the world, this one is truly the best of the best, a one of a kind experience! There are really no words to describe the experience of staying here and no matter how much you read about the property, the staff, the food, the villas, nothing can prepare you for just how perfect everything is when you are actually there. Xanadu is luxury in every sense of the word, a labour of love by its owner Eileen, every aspect of the property is curated to perfection: The villas? Every single one is beautifully appointed and decorated with impeccable taste! The traditional African print bathrobes and slippers are gorgeous and the in room amenities are plentiful and constantly replenished! There are 9 villas, all unique in design and location so pick your villa according to your needs! We stayed in MAWINGU and it was pure perfection with a gorgeous outdoor living area and private beach access and loungers! The food? To die for. Organic, fresh, with ingredients from their own farm or locally sourced. The menu changes daily, every plate is perfection, you can request alternative options or repeat dishes you loved. Food and drink is all inclusive (except premium beverages available upon request) and plentiful but the best part is you can pick where you eat and there are so many places on the property to choose from so meal times are always an experience! The Spa? Serene, beautifully located and with excellent staff! I had the best pedicure of my life and the deep cleansing facial treatment left me feeling 10 years younger! The beach? Stunning; in high tide it's absolutely amazing for swimming and in low tide it is perfect to stroll and explore! It is especially interesting to watch the locals collecting sea snails at low tide. The staff? last but not least the staff here are incredible. From the moment I emailed them before booking to the moment we checked out, the went above and beyond for every single request, making everything seamless and easy. The management staff are brilliant, the housekeeping staff are impeccable but above all a big thank you to our wonderful butler Lissu who took such good care of us throughout our stay. If you want to feel like a celebrity, THIS is the place. If you want to relax and recharge 100%, THIS is the place, if you want to eat Michelin quality food 3 times a day in a beautiful setting, THIS is the place! THIS is the longest review I have ever written and the words still don't do it justice. THANK YOU Xanadu team for a dream vacation! we WILL be back!!!

We absolutely loved our stay at Xanadu. My Wife and I had Mawingu Luxury Villa all to our selves. The place is covered with the most beautiful art pieces that just take your breath way. And dont get me started with the architecture, its just the best. Every little detail in design is just top notch from the lighting, the artwork on the walls, the curtains, the furniture, the bathroom plus the comfortable beds. Staff were very friendly and helpful. We felt like Royalty with the services provided. Breakfast was diverse, delicious, and well-worth the hype. We had our served in the pool..🤤😋. The experience was just emaculate. Since we were celebrating our Anniversary, Xanadu surprised us with a tasty Chocolate Cake. It just kept getting better. We are definitely coming back for a longer stay.

The perfect place to relax and unwind. The people, the location, the food and service were second to none. With a menu that changed daily we were able to sample lots of great meals, all using locally sourced ingredients (many from their own farm!) Special feedback goes to our Butler, Lusso who was great - nothing was too much trouble. If you are looking for a place to recharge, this is the place! Recommend 100%!
