Our three beautifully converted holiday barns offer a perfect blend of 18th century charm alongside modern day comforts. Set amongst 80 acres of grazing meadows in rural Suffolk, Henry's Barn sleeps 6 and boasts stunning countryside views whereas The Old Corn Mill, also sleeping 6, offers an en suite with every bedroom. Our third barn, The Old Dairy, is equally comfortable, sleeping 3/4 guests. The properties can be rented individually or as a whole, sleeping up to 16 guests. The heated swimming pool is available from easter until the end of September and is ideal for family gatherings. The indoor play barns provide fun for young and old alike. We are on a small, semi working farm and are just a short drive from the beautiful Suffolk coastal town of Southwold.

Rented all three barns for my 60th Birthday and had a wonderful time. Due to Covid , this was ideal place, as we all had seperate barns, but could see each other daily following the governments guidelines and distances. Lucy took every precaution to make sure we felt Covid Safe too within the accommodation and surrounding outside areas.

All properties are in a beautiful location with stunning views , very clean and well equiped. It was beautiful to wake up and look out on the patio with Billy the pony in your back yard. Lily the dog and lots of nature around with the children doing Lucy's nature trail too.

The play barn was a fantastic hit for all ages. Due to Covid some things had to be removed, but the indoor football , ride along toys, pool table and table tennis kept all ages happy! The swimming pool was very clean and also was a great hit with everyone, taking our allocated time slots to each barn . Again wipes sanitisers were all provided at the pool.

We booked some frozen meals from Emma which were delicious and saved on cooking. They were delivered prior to arriving and put in the freezer, however, if you did want them fresh she would do that too.

Lucy was a great host, very friendly and welcoming. Right from the start she was answering my questions, to make sure we had an enjoyable stay and putting our minds at rest. She was also on hand during our stay. As it was my special birthday she provided an outside mini bar with bunting and a fire pit so we could sit outside in our bubbles in the evening too.

Attention to detail inside the barns and for things you may need during your stay was accounted for. Even fishing nets, buckets if you wanted to venture to the beach. There was a little hut where a washing machine, tumble dryer, fridge with local ice cream to purchase along with eggs. The environment also was thought about by Recycling boxes, bins etc, again with sanitisers and a washing line in the yard so that you can dry your swimming costumes.

It was an amazing stay and I only wished we could have stayed longer, however, we will all be back next year.

Thank you Lucy, you are a great host with nothing too much trouble.

Thank you very much Vivienne for your very detailed review. I am so pleased that after all the uncertainty that everyone has had this year, you were able to enjoy your birthday safely and with your family being very sensibly outside and at a distance. Thank you for rebooking already and we will look forward to seeing you all again, hopefully with less restrictions then! Take care and keep well. Lucy

We’ve just returned from a long weekend away, staying at two of the converted barns at Old Hall Farm. There were 11 adults, two young children and 2 dogs and we all had such a brilliant time. We stayed in Henry’s Barn with stunning views of the countryside. My sister’s family stayed in The Old Corn Mill, which was equally as spacious, with a large table where we could all eat together.

The accommodation is wonderful with everything you need. It is by far the best equipped holiday place we’ve ever stayed at and Lucy is an amazing host. We were greeted with fresh flowers and chocolate brownies in each cottage. I loved the fact that there were tea towels, dishcloths, washing up liquid, dishwasher tablets etc. These small touches really make a difference when you’re self catering. There was also plenty of plastic tableware for the children which was greatly appreciated. The furniture, bed linen and amenities are all of a very high quality. The rooms are large and Henry’s barn has a gorgeous terrace and grass area completely enclosed.

We all loved the swimming pool and games barn. The table tennis, pool, games, balls, ride on toys and bikes for the toddlers could be enjoyed in the day and evening by us all. There is also a laundry room and plenty of buckets, spades and crabbing essentials that you can borrow. The wi-fi is excellent too.

Lucy is so kind and friendly and was always very quick to respond. She provided lots of information about places to visit and where to eat. We went crabbing in Walberswick and visited Southwold, Aldeburgh and Africa Live. But we had most fun at Old Hall Farm cottages. The walks with the dogs were great and we also enjoyed having Billie the pony and the cows to watch all day.

I can highly recommend these properties and would love to return some time. Thank you Lucy for providing such a fun stay for us all.

We rented the Old Corn Mill for a week and The Old Dairy for the weekend to house 10 family members (age range 3 - 71) for my 70th birthday celebrations. The barns are beautifully presented and equipped with everything that we needed. Every precaution was taken to make sure that we felt Covid safe, all was immaculate and sparkling. There was plenty of room, crockery and cutlery for us all to eat together in The Old Corn Mill and a fabulous space to decorate for our parties. The swimming pool was a huge hit for us all with scheduled slots for each household and a great resource for children deprived of swimming facilities during lockdown. The play barns also provided entertainment with space for the younger children to ride on small vehicles, the older ones to play football or ride scooters and the adults to join them for table tennis and billiards. Lucy, the owner, made herself available at all times to answer our needs, to provide any extras, advise on the best fish & chips and places of interest. She is the most friendly and welcoming host you could wish for. Every email from initial enquiry to arriving on site was answered promptly. The barns are well placed for visiting both coastal and inland attractions with the pretty town of Halesworth nearby. We ordered a couple of frozen meals from the professional chef, Emma, to be delivered prior to arrival and a special meal of our own choice to be delivered for my special birthday dinner. All the food was excellent and extremely good value. A variety of ice cream, eggs and milk from the farm are available to buy. This was a superb place to spend a week celebrating my birthday and has provided us all with many happy memories. Thank you Lucy and family and Emma.

A perfect weekend for all the family for a special Golden Wedding celebration with a party of 19 of all ages. Accommodation excellent decent sized kitchen, living rooms and bedrooms all finished to a high standard. On site facilities include a decent sized swimming pool which is covered. There was also a games room with pool and table tennis and a mini sports hall which was perfect for the kids. My family had a blast just before the Euro 20 final.

The location was perfect, peaceful but ideally situated so that you were not to far out from the local area and takeaways. There was Internet throughout the site which is great for a large family including teenagers who want to stay connected.

The staffing site we're wonderful and made you feel like extended family, nothing was too much trouble. Having a large family we moved all sorts of furniture around to cater for our event which was all no problem. We had a great BBQ with the gas and traditional ones provided and a firepit for the chilly evening.

Sunday 11th the day of the Euro final was an added bonus but we were unable to watch on the projector we had brought. Amazon even delivered there but the wrong lead was ordered. The site owners saved the day and lent us a spare device so that we could use the projector and watch on the sheet we hung up, they were absolute diamonds. The whole family watched the game and although we lost we finished of with a bit of Chas & Dave sideboard song which had everyone rolling around with laughter.

Great memories, great venue, great site vendors, would recommend to other families to make their event special.

We recently stayed for 2 nights in Henry’s Barn at Old Hall Farm in Walpole, Suffolk. We were truly enchanted with the quality of the facilities, the friendliness of the hosts, and the natural beauty and peace of the surroundings. Usually I am a difficult sleeper, but not here: I slept through both nights, in a very comfortable bed, and in very quiet surroundings. Henry’s Barn was very clean, well maintained, fully equipped with all modern amenities, and generally in very good order. It features a fantastic patio, with a spectacular view into open fields and distant copse towards the West. Henry’s Barn offered a quiet oasis where we could rest, but it was also our base for walks in the local peaceful bucolic surroundings and for short trips to the sea (Southwold, Aldeburgh and Orford). The owners are a very nice couple, who clearly care about the comfort and well-being of their guests. We left the place with the distinct intention to come back, hopefully even for a longer period. This stay rates amongst the very best we have experienced ever in the UK! It is difficult to come up with any negative points. I highly recommend it to anyone seeking quietness and comfort, between sea and land! Although it was just the two of us, I noted that Henry’s Barn would be imminently suitable for a family with young kids. Also, it’s design has been made with wheel chair users in mind.

Well what can I say, Lucy and team have an incredible place here.

We booked Henry's Barn and Old Corn Mill, we had 3 children with us under the age of 8. Both cottages were incredible, welcomed with a warm electric fire, high beams, a plate of brownies.

Both cottages were fully equipped and immaculately presented. We were greeted by Lucy with a warm welcome and she was on hand throughout should we have any questions.

Thoroughly enjoyed the underfloor heating on this cold Nov weekend.

The play barn went down well with the kids and adult kids. Plenty of running around space for them children.

Whilst staying we went to Southwold Beach and Town roughly about 30mins away and Easton Park Farm again about 30mins away.

We had chinese from Golden House Chinese and it was incredible, I would just plan for an hour wait as it is very popular and we can see why. We also ate at the The Queens Head at Bramfield again highly recommended.

With having kids with us I would say out of the 2 barns we stayed in Henry's Barn is more suitable as the ground floor is all on one level.

Incredible place and we will sure to be returning Soon.

I can't believe that I missed your very kind review and so have been very slow in responding! Wonderful that your Mums 60th birthday was a success and that you enjoyed several local eateries that didn't disappoint. We really try to cater for multi generational family groups and it is always lovely to hear that all ages have enjoyed their stay here. Many thanks for your review and perhaps see you again one day?! We had a fantastic time celebrating my friend’s hen do - a great place for adults or families - all of us were keen to book again to bring our families! The swimming pool and giant inflatables made for an hilarious time and the hen couldn’t get enough of the table tennis table in the play barn! Lovely views and so much to offer people of all ages. Lucy was a brilliant host who was very helpful, provided us with delicious brownies and fresh flowers on arrival and put us in touch with Emma, a caterer, who delivered an amazing, very reasonably priced afternoon tea for us to enjoy. Would highly recommend!

This place is fantastic, we booked all three cottages!
The host Lucy (and her husband) are brilliant, everything you would want a host to be and she makes delicious brownies.
The cottages and surroundings are amazing.
Through Lucy’s recommendation we used a local caterer (emma), the food was excellent - would highly recommend.
My sons couldn’t get enough of the games room and swimming pool.
I cannot fault this place, so glad I came across it. Hoping to go back soon.
There is a reason this place has only got 5 star reviews!!!!

We booked all three of the Old Hall Farm cottages for my 70th birthday celebrations and found them to be absolutely perfect for our needs. The huge table in The Old Corn Mill easily seated all 14 of us for meals and we used the lounge and terrace in Henry’s Barn for evening relaxation after busy days playing in the vast barn and lovely heated swimming pool. It was a wonderful weekend and I would highly recommend it so thanks to Lucy for the warm welcome.

We went for a weekend as a family of 13 booking all 3 cottages. It was a lovely experience. The children, and adults, had great fun in the games room with football, table tennis and pool.

The cottages were very well furnished offering all that we needed. The owner, Lucy, is very welcoming and there are beautiful flowers and home made brownies in the cottage.

There are some lovely walks in the surrounding countryside.
