A very nice resort, friendly owners with plenty of gardens throughout. Peaceful and quiet the perfect place to just chill out.
My fan bungalow had 2 pedestal fans which was handy as it retained heat from outside, maybe because of the thin walled timber construct. If I were to stay again I would definately pay the extra for an aircon room even though I think they are overpriced. Limited storage space but I just used the additional small single bed. Lighting was okay, limited power points for phone recharging, clean linens with your typical firm mattress. The TV was all Thai channels.
The bathroom was a wet room but it is spacious. Decent water pressure.
The kitchen is open from breakfast to dinner which is a plus during this time.. Big portions at very reasonable prices considering your on a small island. A number of my meals came with a complimentary plate of fruit which was thoughtful. Mama controls the kitchen while Papa sits around dreaming of the good old days pre pandemic lol.
All the sunloungers around the pool were covered and the shade umbrellas removed so I figured they were discouraging pool use but that didn't stop me.
The beaches here are fairly ordinary but having walked the 3 main ones I would recommend Pa Sai beach for swimming. Whilst walking I did notice many songthaews plying the coastal road but Seaview also has bikes to rent.
Many accommodations on the island are not beachfront. Given the location and the price I was happy with my choice regardless of the niggly little negatives. It pays to do your research.

Prior to booking , I read many reviews which emphasised the friendliness of the family who run the resort . They weren't exaggerating ! To stand out in a country known for its warm welcome , and on an island that is deservedly known as being one of the most friendly in Thailand , takes some doing . Equally , the food is is as good as the reviews suggest . The freshly squeezed orange juice , fruit muesli , and tempura , were especially noteworthy . The bungalows are well equipped and clean , the pool is a good size and well maintained . I arrived from a 5* in Phuket , and Koh Yao Seaview Bungalow compares favourably . Excellent value for money . If I could change one thing it would be to have more guests - not for me , but for the owners !

This is a great property that is well maintained. I stayed in a beach bungalows which was spacious and nicely appointed. The air con was great, the balcony a good size, the beds a little hard but no worse than anywhere else in Thailand.

The restaurant has an extensive menu which was reasonably priced and tasty, bonus it always came out in record time.

Yes it is tidal here and there’s a long stretch of mud flats on low tide, but it’s is still so very pretty and in a great location.

Boa, the on-site Manager was very & always seemed to be on call for guests. There were a lot of families when I visited, maybe the European winter. Not sure, haven’t seen that many kids at a property in a long time.

Highly recommend.

Overall the hotel has potential however, it’s just not hitting the spot… here’s why:

Staff: As said by others the manager isn’t very friendly and doesn’t offer the typical Thailand hospitality we have grown used to. The lady who cleaned our room was the only person who was friendly and spoke to us. The manager showed no interest at all other than to take your money.

Rooms: We stayed in a bungalow with AC and found no problems with them. The porch was a nice place to relax on and evening enjoying a drink or two.

Restaurant: This was the worst food we have had during our 3 week stay. Noodles were extremely salty and inedible however still charged with no interest from the manager. Drinks were self serve and whilst reasonable offered no spirits if you don’t like Chang. The prices for the drinks and food were reasonable (had it have been to a good quality). Breakfast offered up to 3 cups of tea or coffee and toast self serve. Everything is shut up from 8pm so make sure you take your own drinks as this place is soooo quiet with no music or vibe.

Beach: As with most beaches in this area when the tide is out it becomes very muddy and not easy to access the sea. Very pretty once the tide is in though.

Pool: Lovely area however it only had 7 beds which isn’t enough for the size of the resort.

Overall we had a good time and ventured out for food elsewhere which you need either a scooter or taxi. We also arranged a boat trip to James Bond Island and the floating village which was great.

As for the hotel, I would recommend choosing somewhere different which has more restaurants nearby as this is not the place to enjoy Thai cuisine and hospitality

We checked in to our bungalow for 4 nights and found that the room was too warm and the fans advertised were faulty and overheating. One of the beds had a dirty duvet with large brown stains. The bathroom was okay but had ants on the floor. The walls had loose wooden panels which allowed some newts to get in to our room.

We realised the resort was very quiet and the majority of bungalows were empty, so we decided to ask the manager if we could pay a fee to change to a bungalow with AC. The manager was unfriendly and unsympathetic to the awful condition of our room and insisted we would have to pay a fee of 1500 Bhat to switch bungalows. We agreed to pay this fee. He then immediately increased the fee to 3,120 Bhat. (780 Bhat per night) Despite a bungalow with AC being advertised on Agoda for approx. 1700 Bhat for the same dates.

We found it unfair that we were being overcharged for the full price of another bungalow, after already paying for 4 nights. We decided to check out after 1 night and stay elsewhere on the island for a fairer rate and chose not to ask for a refund. we found it extremely difficult to sleep during our 1 night stay, due to the heat in the bungalow

We had also rented a bike from the manager for 4 days for 800 Bhat (200 Bhat per day), when we were checking out, the manager was insistent that we had only paid for 1 day and demanded we pay another 600 Bhat.

The overall facilities were also quite unsatisfactory, there were only 4 sun loungers at the pool, and 2 on the beach. This was nowhere near enough for the number of guests, if you managed to get a sun lounger, they were dirty and had clearly not been cleaned for some time.

It was an extremely disappointing experience in Koh Yao Seaview Bungalow, the location of the compound has so much potential, but we found the manager to be rude, unhelpful and an incompetent host; who dismissed our attempts to try salvage our stay. He clearly makes no effort to cater to his guests and showed no guilt for creating an unwelcoming environment.

Initially I was horrified when we arrived at Koh Yao Seaview Bungalow, and the island of Koh Yao Noi by what seemed like somewhere that time had forgotten about and a far cry from the touristy areas of Ko Samui and Phuket that we'd just arrived from. Fast forward 6 nights and I was completely in love with this place and didn't want to leave this little Thai Island Paradise and my gorgeous little Bungalow :-)

Accommodation is run by the most welcoming Thai Family you are ever likely to meet. Always happy, always smiling and always helpful.

We stayed in a One Bedroom Bungalow with Air Con (very much needed) which was stunning. Spotlessly clean and very spacious. Nice big bed with Mosquito Netting around it. Mattress was too firm for my liking, but that is just personal preference. My only negative comment was that there isn't much room to hang your clothes (one rail over in the corner) and a few shelves. Note for you ladies - there is no hairdryer in the room (again wasn't a problem for me as I always take my own wherever I go).

Each bungalow has a large veranda to the front with seating and chairs and it was lovely to sit out at night chilling and listening to all the wildlife around you.

No kettle in room, but tea and coffee is provided FOC over in the main reception/dining area. Bottled water provided each time the room is cleaned (every other day). If you need any more than this, it is available to purchase over in reception area, where there was also beer, soft drinks, and confectionary to purchase. All at a very reasonable price.

Food from restaurant was fantastic and extremely cheap, offering a wide variety of different foods for breakfast, lunch and evening meals.

Plenty of sunbeds around the small pool area and also down by the beach, where there are hammocks too. Although the beach area is again stunning this is a Man Grove and so most of the time the sea is too far out to swim in. Didnt bother us, and we were quite happy to just sit on our beds admiring the views of the surrounding area. Watching the sunrise on the beach is a must!

We hired a motorbike and side car for 2 days and spent the time exploring this beautiful island. There is hardly any traffic on the roads, and the traffic that there is, is mostly motorbikes or scooters. Don't be put off by the location of this place - whilst it might seem like there is nothing around but a few bars (and they tended to close at 9pm latest) 10 mins walk either way once you get outside of the bungalows and there are a few restaurants and a few bars.

10 mins down the road (by motorbike) and there are a few more restaurants and bars.

Everywhere we went, everybody was so friendly and welcoming

If you are looking for 5 star standard, this isn't the place for you, but for those looking to embrace an island like 'Thailand in the olden days', and for those wanting a peaceful, chilled couple of days, then I would recommend it to anyone, and wouldn't hesitate to stay here again.

We stayed in a sea front room. Amazing view in the morning to have coffee from the porch. Also get greetings from local dogs, who were very sweet and did not come up on the deck. However, the senior man running the hotel throws sticks at them and then yelled at us in Thai. Yelled at us for petting them? Will never know since we do not speak thai.

The beds were so so hard. We actually pulled the mat off the beach lounger to put on top of the bed to try and sleep. It was unfortunate, since the bed linens were really nice and soft.

The rest of the room was fine, and the AC worked well. There was a mini frig and small safe.

The restaurant was pretty good, especially for Thai specialties. In the AM they put out hot water for instant coffee and tea, with toast and butter/jam. We appreciated that.

The island is very tidal, and the beach here is not great. While the tide is out most of the day, you can walk out and enjoy the beach, but parts are very muddy and literally sucked off our shoes. I would pick this hotel for cost/view and not for the ability to swim. Pasai beach is the best, and you can scooter to get there. The pool was cool and clean, and a nice respite from the heat.

We would not recommend the massage person who came to the beach. Maybe it was awkward since we were lying on a beach lounger?

Overall we would not stay here again, due to the beds and the beach. We liked the room and the view.

We stayed 4 nights at koh yao Seaview resort and everything was perfect.

The manager is very friendly and always available to do everything possible to help.

There is also a restaurant that offers all sort of local dishes and seafood that were excellent, up to the point that we found better to eat i the resort rather than going out.

Prices are very reasonable, excellent value for money.

Gorgeous setting on a lovely beach. We stayed in a beach front Bungalow. We enjoyed the serenity of the place. Extremely friendly and warm welcoming staff. They also do bookings for day trips and onward transfer to other places. My husband and I enjoyed seeing the Hornbills flying around and settling in the trees. Pool is very nice too. Restaurant on site offers a wide choice of Thai food. My only downside is I found the bed very hard and uncomfortable but this is just my opinion.

I loved this place. The family’s as amazing and went out of their way to accommodate me (even running to the store to get me milk) It was very relaxing, peaceful and quite. I was able to rent a motor bike to drive to the very close and delicious restaurants nearby. I continue to extend my stay so I was able to stay in both the front bungalow as well as the back (both were lively and had pros) I will recommend and visit again!
