Kos Town is not known for its luxury hotels (there’s only one other), so this new ‘kid on the block’, which opened in May 2022, is a very welcome addition to the scene. Clearly it has hit the ground running, as everything turned out to be as seamlessly efficient and relaxing as any hotel we have stayed in. Its location, though not actually in the town, is only a 20-minute walk from the harbour and two minutes from the beach. In all honesty, this district cannot be called an area of outstanding natural beauty. The landscape is littered with disused factories, abandoned building sites and bleak wasteland. However, once you enter the Theros you find yourself in an oasis of utter tranquility, in a beautiful, eco-designed and landscaped environment. It’s no surprise to learn that the owner is an architect. His daughter, and part-owner, is a constant, charming and efficient front-of-house presence.
We had a premium suite with private pool which was the ultimate in luxury. To be clear, although this is called an “all-suite” hotel, many are junior suites, i.e. a room with a sitting area, rather than a separate sitting room. But who can complain? Everything felt spacious, opulent and secluded. Indeed our pool was much larger than the plunge pool we expected.
Breakfast is a splendid spread with a good selection of local specialities and excellent fresh orange juice and coffee. There is a short but superb dinner menu, mainly Mediterranean plus some Greek dishes with a twist (octopus with black eyed beans – delicious). Again, this restaurant should prove to be a great local asset as, to be honest, fine dining is rare in these parts, though there are a few pleasant tavernas (and several third-rate ones!) within walking distance.
Kos has many hotels with a real “buzz”. This is not one of them. This quiet adults-only environment is strictly for those who wish to relax in an atmosphere of tranquility, while still being near to one of the liveliest island ports in Greece.

The Theros All-Suite hotel is a very new adults only hotel but what a place. In 6 months the team have made this the premier hotel to stay in Lambi, Kos. Very modern & chic with rooms having their own private pools (as we did) but also, a sizeable one just outside the very nice seating area for breakfast, lunch and dinner. Staff are absolutely fantastic, extremely helpful and organised (big shout out to Marinos, Paola and the lovely ladies in reception and at the bar). Buffet breakfast (hot and cold including bacon, eggs etc. but continental Europe breakfast too) is a nice start to the day. Location is perfect as 15 minute walk along the beach promenade to get to all the local restaurants and Kos town / harbour for the excursions and more restaurants / bars. Some very good ones include Shisha, Old River and Mylos. Cannot fault anything about the hotel as we have loved every minute of our stay at Kos. Thank you to the team (cleaners, receptionists, bar staff) as they made this trip & stay that more relaxing and enjoyable. See next time :) as we will definitely book to stay at the Theros All Suite hotel.

Had a fantastic week. The hotel is simply outstanding - beautiful, every luxury and above all a team of staff that are first class. Simply they cannot do enough for you - in a style that is so friendly and relaxed but not pushy or intrusive which was great. From the moment we arrived you felt relaxed and welcomed. Special mention to the waiting staff led by Nikos and Mus who mixed us some outstanding cocktails! The food also deserves high praise with the lunch and dining menus great, good variation and so well prepared. Our room, a private pool suite, was immaculate and a great place to spend some private time in our own pool. We will be back.

We stayed here for 4 nights. The Transfer from Elite Kos Transfer was very professional and worked out very well. Its the first time we get an answer directly in Booking. When we arrived, the Reception Lady welcomed us outside. We got a free drink and she explained about the breakfast time etc. The guy who brought us the luggage and showed us the room is very kind and professional. The Hotel is clean and very very new. They opened a month ago. Pool area breathtaking but Im sorry to tell..that was all. The Restaurant Service Staff doesnt really realize when u want to drink or eat something. Breakfast was always dissapointing you had to wait 20 minutes for some easy coffee or orange juice. But until the staff realize that u exist it took ages. Also in the evening. They had their first Greek Night. They served many people before us and when they give us attention they couldnt explain what they have for food. Its sad because u pay a good price for this hotel and u get that service. Even if the Food is good its not worth to wait for so long and feeling unwelcomed. We decided to eat outside to not get annoyed about it. Rooms very nice only thing- the smoke detector has a really strong light and also in the Entrance theres a strong light. If u cant sleep with flashing light from a detector its not for you. And if you come with a friend the Suite has an open shower. I really hope for them that they can evolve and get better otherwise I would give the Hotel just a season to live and then they will shut down for sure, because not every Guest has such a patience that we had. Slow Life by the way its tgeir Motto... Well...

My daughter and I have just spent the most glorious, relaxing week here.
I’m trying really hard to fault it…honestly…the hotel aesthetic is gorgeous, the food is absolutely delicious (we opted for half board - there are 2 starters to share, a choice of a main each and a dessert each), the staff are extremely pleasant, friendly and on hand at all times. Even if you eat at busy times (8pm for dinner and 10am for breakfast) , we were never left waiting. All the food was absolutely delicious and would absolutely recommend.
We stayed in the premium pool suite, which is just perfect for a week. The outside space is just right and very private. The rooms with the rooftop looked nice too and would be great for the early evening.
Also, amazingly, the room was sooooooo quiet at nighttime. No noise at all.
We walked into Kos a few times. It’s approximately a 20 minute walk. We preferred it in the afternoon. Lots of cute windy streets with little shops, bars, ice cream shops etc.
the beach is also 2 mins away but we preferred to stay by the lovely pool. There’s also a supermarket 5 mins walk away for anything you’ve forgotten.
Such a shame there aren’t more flights here or we would have stayed on a few more days!

Nice pool, nice rooms but early days. Breakfast is boring and staff not well trained yet.

Location is close to the city center, Beach sunbeds are available but not very cosy. Overall overpriced and a good 4 star hotel, not more.

We got a bottle of wine while arriving.

Only stayed here for four nights, it's a beautiful hotel and I will return.

Room
We went for a room with a private pool, really cold and it didn't get the sun (Oct so sun is lower), but a lovely place to chill out and be out of the heat. It's so peaceful here with no noise. Sunbeds are the best I have seen in a hotel, so comfy. Also, the best sound system I have seen in hotel, a Marshall Bluetooth speaker, what a surprise! Nespresso coffee machine, we asked for extra pods which wasn't a problem, bottle of water left in the fridge evert day too. Gorgeous smelling Meraki bathroom products and Guy Laroche bathrobes. Lovely.

Pool
Again, fantastic sunbeds, towels left on the beds for you. Service is unobtrusive and waiters walk around the pool for you to flag down for drinks, perfect. Pool temperature isn't heated, but it was OK! Great for a swim.

Food
Breakfast is outstanding, so much choice, buffet and al la carte, you can have both. The bread is made on site, amazing. We had a club sandwich at the pool one day and it was enough for two so big! Dinner is fine dining, delicious, and can't wait to try again- esp the Bougatsa! Great cocktails, and come in a nice plastic wine glass when you order at the pool.

Location
About a 7 min walk to Lambi Beach which is sandy and busier with more bars. The private beach is pebbly but you have a waiter to bring drinks and it's so peaceful. 3 min walk. Kos Town is about 20 min walk but plenty of places to stop for a drink and we got a taxi back easily. Milos beach bar is only 5 mins walk away and probably the nicest beach bar in Lambi.

Can't wait to come back here.

Absolutely stunning! Every little detail of this hotel screams elegance. All members of staff made us feel at home from the moment we arrived. Food was absolutely incredible and the cocktails were delicious. We reluctantly left completely relaxed, with our belly’s and hearts full. And with such a prime location, there is so much to do. Having only opened a few months ago, they have done an incredible job to create such a blissful environment. Will definitely be returning!

Tips: Take advantage of the private transfer to and from the airport and during your stay as there are very few taxis available.
Make use of the private beach which is only a 2 minute walk away.
If you have ANY questions at all during your stay, ask them. The staff are incredible and extremely helpful.
Try as much of the dishes available in the restaurant as everything was delicious

The most wonderful hotel and the great hospitality within the staffmembers felt that we were special to them. If you visit Kos, this is the hotel to stay. If not , go for a dinner at the hotel , the Mazi signature restaurant is to die for. Try the Glaze cherry tomatoes with honey, warm goat cheese , herb oil, thyme and mastic aroma!!!

Just absolutely gorgeous, classy high end hotel with the most peaceful and beautiful atmosphere. The staff went beyond the call of duty to make everything perfect, they were so friendly and just wonderful people, all of them. The room was incredible, comfortable and luxurious and the pool was unbelievable. The food was excellent every time along with the drinks.
