We, (my wife and I with our 2 children aged 11 and 7) stayed at the Brush and Boot and had a great 4 days.
The underfloor heating is superb, it was minus 6 outside and we had t-shirts on, the beds and bedding are very comfortable.
We did not get to enjoy the walks locally due to the cold but we spent a lot of time in York and other areas locally.
The owners are a lovely couple and nothing is too much trouble.
It was spotless inside and out with a well equipped kitchen, bathrooms are also very good quality with great showers.
I would definitely stay again and would 100% recommend staying here.
One thing to consider is that there is a steep staircase to the upstairs bedroom, it is fine for able bodied people but if you are a bit unstable on your feet best to use the downstairs bedroom, it was not a big issue for us as we are all fairly young being under 50.

I stayed here with my mum and her three dogs and we had such a wonderful break. The cottage had everything we needed, and was spacious and cosy. Richard and Kim were really great hosts, making sure we had everything we needed, and offering useful (and dog-friendly) suggestions for things to do in the local area. The location is perfect for a dog-centered holiday, with lots of really beautiful walks nearby that will really take your breath away. It is also convient for lots of interesting places to visit - so many we didn't get through everything on our list so hope to come back to do it all again, and more, next time.

We love this place! So quiet and peaceful and everything you need for an enjoyable stay. Kim and Richard are very friendly hosts and nothing is too much trouble. The apartment had been thoroughly cleaned so felt confident staying here. The breakfast was delicious - especially the home-made plum jam. Would definitely stay again.
Would recommend a visit to Castle Howard. The grounds are beautiful. Also had an amazing meal at the Queen's Head at Amotherby - Cantonese food, well worth a visit.

My husband and I have just returned from five days at the Brush and Boot and I can honestly say it was magical. For artists or non arty sorts like my husband, this little gem hits all of the right spots. Imagine how I felt when we checked into the studio and found it immaculately clean, well stocked AND full of art books and inspiration on the walls. We spent our trip walking, eating on the patio and for me it was completed with 1-1 art lessons from Kim. Both Richard and Kim were perfect hosts and helped with suggestions of where to visit and where to eat. I can't recommend this accommodation enough as it would be perfect for sightseeing, escaping the hustle and bustle of life and of course for artists to improve or just work in great surroundings.

Having stayed in many bed and breakfasts over the years, I booked The Brush & Boot as a surprise night away for my husband after we'd been to Castle Howard (about 3 miles away) and it is certainly one of the very best we have stayed in! Beautiful quiet location, but easy access to York, Malton, Pickering and beyond. We stayed in the Boot room was well equiped with a big comfortable king size bed and a well stocked hot drinks tray. Kim & Richard were excellent hosts and couldn't have been more helpful. Breakfast was served in a dinng room over looking the garden and you could sit and watch the birds on the feeders in the garden whilst having a delicious relaxing breakfast.
Plans are being made to go back again for longer!!

We enjoyed it so much we are planning to go back again for a longer stay.

We would highly recommend this place to stay. Our hosts were warm and welcoming and willing to make sure we got the most from our stay in Yorkshire. The loft was beautifully decked out and three adults had plenty of room. Breakfasts were delicious and food sourced from the local area. Welburn is 5 mins away with a great pub for meals. There is lots to see and do nearby and we would highly recommend spending a few days here.

Just returned from the brush and boot it was great very clean and welcoming every thing was there from milk to complement the lovely assortment of hot drinks provided, not to mention the lovely cake.Beautiful surroundings really relaxing and high standard of accommodation, Would not hesitate to recommend to anyone and will defiantly return to this fantastic find.

My wife and I visited this delightful B & B on the 17th May 2014 for 2 nights, both the two advertised rooms in a separate Annex were fully booked up so we were offered the cottage house for our stay.

We arrived late on in the evening as we had spent the day in York seeing the sights & sounds of what York had to offer plus planning what we would do over the few days we had available in York, as there is SOOOO much to do and even in the 3 days we did have we found that there was still lots of places we missed.

On arrival Richard & Kim made us feel very welcomed and gave us a tour around the cottage and rooms that we were staying in which we loved the room and bathroom looked both AMAZING! The view from both the bathroom & bedroom out onto the Yorkshire Dales especially in the morning are STUNNING and have to say the best views from any of the rooms.
After a long journey we decided to use the amazing deep roll top bath, which was our ONLY problem of our whole stay was that after trying to fill the bath with hot water within 5-10 min's became lukewarm and we were unable to take advantage of this amazing looking bath, I proceed to have a shower which must have been on the same water supply and was also lukewarm at this stage. We proceeded to inform Richard about the issue and they were VERY apologetic about the whole situation and even offered us a bottle of wine for the inconvenience due to a boiler requiring turning on, and power outage earlier in the week.

Next morning hot water seemed perfect and VERY hot lol, the power shower... wooow was a POWER shower (VERY powerful and NICE!!!), we went to breakfast where a little gift was awaiting us from Richard & Kim to apologise regarding the hot water which was soooo kind of them (Which they didn't have to do), Breakfast was VERY tasty and both Richard & Kim were warm and welcoming again giving us lots of advise and ideas for the day plus the view into there back garden was stunning, watching woodpeckers and lots of birds animals around about's.

The surrounding area was amazing and I think this was also due to the AMAZING weather we had while we were there. It was a shame we never got to use the bath again as we didn't want to risk running the hot water out again just in-case.

For the one tiny incident, the rest of our stay was fantastic and they were very kind and understanding, would I recommend this place to anyone else and would we come back again YES YES YES!!! We loved the place and I am MORE than sure if we visited again everything will be 100%

This little gem of a bed and breakfast has everything! Amazing location, 5 ☆ accommodation with top notch en suite (the best shower ever!) contemporary cottage style, locally sourced full English breakfast, very welcoming couple, surrounded by stunning views and all this 20 minutes from city centre! They also have a small self catering holiday home separate from the main house that doubles as an art studio as the host is an artist so if this is your thing then you're all set. You won't be disappointed unless it's fully booked!

I stayed at the Brush and Boot with my 5 year old daughter and my parents and we all thoroughly enjoyed our time with Richard and Kim.

The accomodation is separate from the main house and is spacious but cosy, very welcoming and spotlessly clean with wonderful (brand new) bathrooms. The breakfasts are superb, eaten in a lovely breakfast room in the main house, overlooking the garden where every morning there are birds to spot. My parents really appreciated all the fresh fruit, a specially made compote, local cheese and delicious sausages.

The setting is wonderful, about 3 miles away from Castle Howard on country roads and totally quiet. But its an easy drive south to York or north into the North York Moors National Park.

Richard and Kim were very good hosts, recommending places to eat and visit and always making us feel very welcome. Kim, who is an artist, kindly left out special drawing things for my daughter which she loved and Richard introduced her to the new puppy which was a highlight.

I would thoroughly recommend the Brush and Boot to couples, families, friends or travelling solo.
The setting is lovely, less than 10 minutes drive from Castle
