This place is great. The villa is in a L-shape, there is a lot of space. The jacuzzi is surrounded by a garden and absolutelly perfect!! The villa is surrounded by a wall, so it feels really private.
Security is good. There is a night guard who walks you down to your door

Poor service and note that they want to charge you extra when paying by card. Pool was ok. Free shuttle to the beach at your suitable time was great. Rooms ok. Poor breakfast. Nothing more nothing less.

Perfect location. 2 min drive to crowded chaweng beach, yet at the hotel area is absolute quiet. Pool area was full of nature. Room was big, stylish, clean and very bright. Bed nice and big and soft and u got 4 pillows😄 staff was kind and friendly. Especially breakfast crew. Breakfast was delicious! I guess it was the best part of whole stay. They even have motorbike rent for 200 baht a day.

The housekeeping staff were great as was the lady at the pool. But no one could speak English very well at all.

This facility is advertised with a restaurant which is a few outdoor tables beside the pool. There are 3 things available before 3pm.

The a/c is terrible - the display shows it’s always between 25 and 30 and it’s always stifling inside.

The power (voltage?) is problematic taking hours & hours to charge an iPad.

There’s a club nearby with very loud base (boom) all night - it closes at 7am!

We booked a Garden Villa . These Villas are 1 year old . Bedroom has air conditionaing with a Loveley King size bed and Mossy net. Limited wadrobe space . They had a French window that opend out into the Garden area . The Jacuzzi was cleaned every day and could fit 2 adults and a child in at the same time. It was lit also in the evening. The lounge area was big but no air conditioning . We stayed here for 12 nights and are in the process of booking to go back next year as we loved it so much. Security was excellent and the staff at the hotel were amazing , Anything you asked for they would offer to sort out. The villas was approx 5 mins by Taxi for 200bht this took you into Cheweng. The hotel offered a driver most days that would take you to most places within reason. The only downside was as the Villas were near the Lake and a party was hled every Tuesday night till following morning at 5am. I would not be put off by this as the Villas and location were excellent.

Am on my last day of a one month stay in one of the Sansabai apartments, which I had booked via their website samuibkjresort dot com. These are studio apartments at the ends of the apartment block (the standard apartments are the ones in the middle of the block) and have nice interiors, with marble floors and big windows which let in lots of light (but all can be covered with shades or blinds). The interior design has an Italian/European feel to it, and makes staying inside a pleasant experience. Lighting is also nicely done with several dimmers, creating a homely atmosphere at night.

The bathroom has a bath tub with big shower head over it, there is a small kitchenette with fridge, plates, cups, glasses, basic cutlery and a water boiler (note: some of the photos show extra kitchen items that I added). The apartment has a balcony with two chairs and a table. There's a sitting corner, a small desk with office chair, and a big, noise-free bed with a nice firm mattress. There is a tradional model TV with several dozen channels, including several European satellite ones and a few English language ones including the BBC World News.

The air conditioning, which can be adjusted as required with a remote control, is powerful and effective.

A few weeks ago all the Wifi access points in the hotel were replaced, and now there's at least six new ones in the main apartment building (two on each floor; there's three floors including the ground floor; the hotel has 18 apartments in it I believe, six per floor; plus the villa's). There may also be more in the villa's and one in the pool-side bar/restaurant, which also has a computer for public access. Internet access is quite OK for Samui, with only a few shorter outages on most days on average. These outages are at the ISP end, not at the hotel, which has good in-room Wifi coverage overall. The Internet is of decent speed, with web pages and email coming down the pipe just about as quick as in Sydney, however downloads of larger files can be somewhat slower at times.

The reason for my stay is partly business (am in between contracts and need to work using the Internet) and this place is more than suitable for the purpose. When the Internet drops out occasionally I can do other stuff or jump into the pool - always a nice thing to do when the daytime temperature hovers around 32-33 degrees as it has been in the past weeks.

As others have commented, it is around 10 minutes walk to the beach and Chaweng "downtown". Until you reach that area, you have to walk along a main road which is busy and has no real sidewalks, so you can't walk side-by-side. Therefore only recommended for fit adults, not suitable for older people or young kids. It has a lot of traffic consisting of motorbikes, cars, some trucks, the odd water buffalo or stray dog, and various motorized smaller vehicles which pass close to your side when you navigate this road. However a taxi to anywhere in the surrounding Chaweng area is 200 baht, or you can take a motor taxi for 50 baht or a shared taxi for about the same (some people negotiate some of this down more apparently).

The hotel has a bar and restaurant onsite (next to the pool) which does decent meals at reasonable prices, however I have made it a habit to often have dinner at Chaybung Restaurant, which is a small place with only about five tables just down the street from the hotel, about two minutes walk (walk down the street passing by the hotel to the main road, cross this and turn left; it is the first restaurant you see; I will upload photo with this review). They do great Thai curries, freshly made when you order, and manage to make them virtually free of spice if you ask which is rare (in my experience if you ask without spice in other restaurants you often still get "medium"). My favourite is the green curry but they also do several kinds of red curry, yellow curry and massaman curry for example (and they have a menu of Western foods as well if you don't like curries; don't get the pad thai there however; that's much better at the hotel). The curries are mostly around 100 baht apiece so my meal of two beers and a curry with rice comes to less than 300 baht which is a decent deal. The restaurant is at the lake side which adds to the atmosphere.

Meantime back at the hotel the service is very friendly, staff always smile and go out of their way to assist. All staff without any exception have been amazing during my stay. Service has been excellent, for example I go for a walk around the area each morning, and they wait with servicing the room until I go on this walk, and don't knock on the door or barge in which may happen at other hotels. Towels are changed every day, the bedding is changed every three days or so, and there's two new bottles of drinking water in the fridge each day. Laundry is done at the hotel for 60 baht per kilo, which includes ironing and adding a nice smell (persumably they spray it with something, or they use a really strongly scented laundry detergent or softener). I have a local girlfriend and there is no issue with her staying over (no charge for this as at some other places; they keep ID at reception).

There is a small book exchange in the bar near the swimming pool. It has a couple dozen books in it, in a mix of languages. Best to bring your own books however, given the very limited selection.

Motorbikes (mopeds) can be rented at the hotel. There is also a twice-daily free shuttle to the beach and back. They get you from the airport (if details provided when booking) and bring you back.

Breakfast is not included when booking the apartment on monthly rates, but is available from the poolside restaurant at reasonable cost.

The noise from a nightclub that other people have commented on has not materialised for me. These reports were from a few years ago so perhaps that nightclub has closed. There is a bar up the hill, a few hundred meters from the hotel (called Q Bar) which has music that can be discerned in the distance on weekend nights, but the volume is so low that it is hard to imagine anyone being kept awake by it, it is basically almost inaudible.

All up, this has been a great stay for me and I can thoroughly recommend it: not only for holidays but also for business, such as in my case where I need a quiet place that has a desk, decent Internet access in the room and good air conditioning, whilst not being too far away from the lively streets of Chaweng Beach. Apparently some people stay here for months on end doing work on their laptops, and not surprising as this place is excellent for it, also given their attractive monthly rates. The entire team of staff have been among the best I have experienced in hotels anywhere: extremely friendly and helpful, very efficient and customer-oriented, yet unobtrusive - across the board: a BIG THANK YOU to all of you!!

I first stayed at BKJ in 2011 for almost 2 months. I had a fantastic time and the staff were amazing. I had a motorbike accident at the start of my stay and they were great, helping me sort out the bike and making sure I had bandages etc. The Sansabai Apartment was large, clean, and the bed was comfortable. When returning to Samui this year, I decided to head back to BKJ. We managed to get the same room as last time (with a fantastic view of the lake) and were just as impressed with the service, cleanliness, and general air of welcome from the staff. Nothing is ever too much trouble for them and they were always smiling. The only thing I would change would be the shower - the spray is fairly weak!

Overall, I would recommend this hotel to anyone wanting a quiet, well-run hotel away from the main drag, but close enough to the beach to walk.

I would definitely recommend Baan Boonsom to the whole wide world! The accommodation is clean and affordable, the ambiance is good, the owner is the most hospitable and obliging person, his family is the friendliest, everything is just beautiful. You can never feel homesick or lack of friends as these are all found in this place.
Stayed here for 4 months and found it hard to leave! I wish I can stay forever here!! Lots of facilities too. Laundry, pool, roof deck, close to shops, walking distance to central festival, hi speed wifi, cable, in house amenities, and many many more!

Honestly, the place looked great at first and was a great price for Ko Samui. The reviews seem decent too, which swayed my decision to stay here.

The first night we were there, we had money STOLEN, and a good sum of it. It does not help that there are no safes, and the locks on the door are extremely simple locks. There are also no additional locks that lock only within. I noticed that the door of our room was also slightly ajar, even when closed.

The night it occurred we had notified the receptionist that we were heading out and where was the best location to eat. We also noticed that the receptionist was not at the front desk when we returned. Now, I am not accusing the receptionist, BUT the fact that there is literally no sense of security. We also had to sign a wavier form stating that anything lost is not of their concern, which we never had to sign at any other locations (maybe this is due to their "apartment" style accommodations, instead of hotel-like).

This may have been just bad luck on my part, but either way, I would advise anyone who is staying here to exercise EXTREME CAUTION. Better be safe than sorry.

We left for another hotel in the morning, after the discovery. The staff in the morning were kind enough to allow us only pay for the night we were there, and not pay the remaining days we had reserved for. They also contacted booking.com to arrange for that.

This is a scarred memory and definitely a lesson. I wish any and all of you safe and happy travels.
