Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Me and a group of 14 friends at the age of 28 stayed at the baan Napoli villa and are leaving tomorrow. The whole experience has been incredible from start to finish. Anna the host (who is kind, caring and will help you in any way) will sort out taxis for you every day as you are on top of a hill but honestly please do not worry about this as some reviews say the bill is steep, it’s not an issue. She also cooks breakfast every morning and it has been lovely - bacon, eggs, beans, toast exc.. she even drove pizzas to us at 11pm one evening - she is very willing to help. The villa and the bedrooms are cleaned every day with fresh towels exc and if there are any issues they are fixed immediately (one day our shower stopped working and it was resolved within 1 hour). The villa is not layered is marble and gold leaf and by reading previous comments I do not understand why people would like this but it is luxury to us, the views are breathtaking, the layout it unique, it is safe and peaceful and the memories made here will last a life time. Every bedroom is actually brilliant and has its own bathroom and Bophut village is only a ten min drive and their are lots of restaurants and shops there :) happy to answer any questions!

I spend a week at this villa and I cannot be more satisfied. Anna, the property manager looked after us with all our needs and made us fantastic breakfast and dinners two times. The view is magnificent and the rooms are comfortable. We loved the pool and the outdoor grill options. All together it was a 5-star stay, no doubt about that especially for the price we paid.

We are not normally people to leave negative reviews, but we felt it was imperative to warn others before booking here. DO NOT trust any of the details or photos on this listing! For perspective, we booked two villas on this same road for a large group and the experience between both was like day and night. Baan Napoli is in serious disrepair, smelled of rotten sewage, and is covered in filth inside and out. The "staff" if you can call them that, and the villa owner/manager (who we learned lives remotely in eastern Europe) made the experience even worse. Throughout the stay, the AC would cut out at night, leaving our guests sweating. To make matters worse, there was little to no hot water available. Various rooms in the home were without power completely, the fans didn't work in the bedrooms, and the only attendant who made herself visible only once in a while, Anna, could not care less. We even kindly asked her on the first day where we might find some coffee for our guests, and she waved a completely empty jar of Nestle instant coffee in our faces. When we asked her to please provide coffee (which we offered to prepare ourselves) the request was ignored. On the same day, she began harassing us for payment (which of course I offered immediately, as she even held my credit card overnight) but they do NOT accept the payment methods listed on the site. Instead, she was heckling me over the next couple of days for cash, even threatening to call the police on us! Great start to our holiday. Anna truly spoke to us like garbage (almost like the piles of garbage in the courtyard from the previous guests you'll see in the photos). When we finally sorted out the payment issue via PayPal, the issues did not stop. I was put in contact with the manager, Vicky, over text message who tried to explain the problems away with, "That's just the way things are in Thailand..." which was completely bogus as, again, we had another villa nearby which was absolutely immaculate and treated us like royalty (at a similar price). In fact, that villa went out of their way to accommodate our guests from Baan Napoli with extra food, transport, and more when Napoli would not provide it or attempted to charge some obscene amount. Many of our guests were begging not to spend another night here. Additionally, we are very well-travelled and understand that standards vary across regions, but this did not justify the issues here by any means. On the last day, we were met with a $250 USD electric bill (despite the aforementioned power/AC issues and the fact that we tried to spend as little time here as possible). I asked our other villa for perspective on power usage (where we hosted double the amount of guests for the same duration, stayed there all day, and even held a large party one night) and yet usage was about the same. How does that make any sense? In any case, we paid the final bill to rid ourselves of this nightmare and will never return.

The was once a proud residence, sadly it has fallen into disrepair and requires maintenance, cleaning repairs. There is ample room for accommodation, the air conditioners do not work efficiently, linen needs to be replaced.

We stayed at Baan Napoli Villa only for one night. The hotel was nice, the rooms well equipped. The amenities were not very satisfying. Also, the bathroom was not very well cleaned. The location was nice with a really nice view to the sea. However it was really difficult to reach the place. The taxi driver didn't know how to take us there. Moreover, it is a bit far from the main street and, as it is located on the top of a hill, the road is a bit steep. The hotel manager was very friendly and helpful. He gave us many information about Koh Samui and about things to do there. We enjoyed our stay at Baan Napoli, and we would recommend this hotel to other people.

The location is very difficult to find. When we called the property beforehand a few times there was no answer. There is no reception. The way up and down to the hotel is very steep. You have to hire a special taxi. Most of the taxi's do not want to or cannot drive up there so you have to arrange special transport or ask someone to pick you up. Because of this there is no real freedom to visit the centre because you are dependant of a cab. Hiring a bike to go up and down the hill can be quite dangerous because of the steepness. Because the property is new the local cab drivers can not find it. Be careful with the rate they charge you. No shops close by. The property has quite a few things you have to share. Therefore you have limited privacy and are dependant of the cleanness of the other guests. There is a living room and kitchen to share and the rooms are very close to each other. If there are loud guests, you have a problem. What we saw w hen we arrived was that the living room was not clean. We booked the room for 4 guests. It was quite small if you look at the price you pay. The pictures of the premises are quite misleading. It looks like a touch of heaven. In reality you are at the top of a mountain with no where to go. The beach or centre is far away. When we arrived the hotelmanager told us we could not stay in the hotel and that we'd best stay at the neighbours property. He brought us there directly. When we asked why, he told us there was a party at the hotel. Ofcourse we asked why we were not informed, the reservation department was blamed. The manager offered us to return the next day to stay for two or three nights at a reduced rate and that the reservation department would send us an email. When we did not hear from them, we called and called. In the end, the reservation department told us we could not stay and told us to get over it and move on (?!).
