Frosini Gardens 3* Stars Hotel is situated on the edge of Kassiopi village, within 3 minutes walk of the village square and beach and just 5 minutes walk to the busy harbour. The hotel accommodation consists of 17 split-level apartments comprising of a fully equipped kitchen, bathroom with shower, bedroom and separate lounge which converts to sleeping accommodation for an additional two people. Each apartment has its own balcony or patio. From 2021, six brand new Junior Suites and six Double rooms are available for our guests. There is a very large swimming pool and a small children's pool, set in attractive gardens. The bar offers a variety of drinks, snacks and homemade Greek food.

Just got back from 9 nights at this little piece of relaxing heaven . George and his dad Costas couldn’t do enough for us .after a stressful time at home this was the perfect place to recharge the batteries . No problem getting a sunbed at anytime of the day ,and on 2 occasions had the pool (biggest in the village)to ourselves ,Milk,juice,water available to buy which saves a trip to the supermarket. The rooms were spotless and the largest we have stayed in during 30 yrs of holidaying in Greece. George also has a great collection of gins of which we enjoyed most nights . Bar snacks were tasty ,especially Costas’s Greek salad . Although it was our first visit ,we were treated like any of the other guests most of whom were repeat visitors and lovely people , just like our hosts . We will definitely return ,maybe to try one of the new suites that are nearly finished ..thanks again George and Costas

We had a great 8 days staying at Frosini Gardens - The location could not be more perfect, just across the road there is a path that takes you on to the main street, containing bars , restaurants and shops and then on to the harbour. The beaches are only 15-20 minutes walking distance so it is easy to get around the resort. In the harbour there are numerous choices of places to eat and drink, which all look appealing. We ate somewhere different every night and there were still plenty of places we didn't get chance to try. Some were busier than others, but most overlook the beautiful harbour. We found it best to book a table during the day for the same night, to ensure we got the tables with the best views. In the height of season I am not sure that it would be so easy.

When we arrived George and his father had only just opened the hotel the day before, so it was very quiet in the first few days, but got busier as the week went on. They are also doing breakfast for the first time this year and after a couple of days, George knew our breakfast order off by heart. Due to COVID restrictions George has to serve you at your table, it will be a lot easier to help yourself, once the restrictions are over. Breakfast is usual Greek style, cereal, yoghurts, bread, cheese, fruits, etc, lots of choice for even the fussiest of eaters. George is very generous with the cake, which was not very good for our waistlines! Bar is well stocked and lots of choices on cocktails and Gins etc.

As in other reviews, George and his father go out of their way to make you feel welcome and cannot do enough to help you. They organised our transfer from the airport and also a day trip to Kalamaki beach (aka the sandy beach) where the inflatable course is in the sea. Great if you prefer a more sandy beach, to the more pebbly ones in Kassiopi itself.

The hotel is quite a traditional style and the room we stayed in was a good size for 4 of us. It was on a spilt level with a vaulted ceiling. We had a pool view and a view of the hill at the back of the hotel. Air conditioning in the room was very welcome. As others have said, the pool is lovely and large and for most of the holiday we had it to ourselves. Our only very 'minor' gripe, was the newer sunbeds were too firm, so we had to settle for the old style ones. But not a big deal at all!

Do not bother with booking this hotel with the websites and tour operators, it is far easier just to e mail George and deal with him direct. He came back to us very quickly and everything was as he said.

For those that have been fortunate to stay at the Frosini Gardens, rest assured the standard is as high as ever. For those that have not stayed before, it deserves its place as No1 on Trip Advisor in Kassiopi. This was our first time in Kassiopi and Frosini gardens and will not be the last. We have a wonderful time, many thanks.

Well where do I start. Absolutely fantastic 10 days away staying at the Frosini Gardens with friends who have been coming here for years , you can see why they keep returning to this lovely family run hotel. The hotel itself has it all , location, pool area , and rooms at the accommodation are spotless and very spacious. George and costas run this hotel and are alway there to help in any way they can morning or night . Breakfast is served by the pool / patio area and is plentiful with a constant flow of coffee. The hotel is a 2 minutes walk to the bars and restaurants on the high street that runs down to the harbour but please try Costas Greek food and salads at the hotel it’s lovely . This was my first visit to this hotel and loverly resort of Kassiopi and I will return next year . Thanks George & Costas for your hospitality.

Frosini Gardens is a fantastic place to stay and a good location in Kassiopi it’s just a few minutes walk from the main street which leads to the small harbour and all the way down you will find shops, tavernas and bars to cater for all your needs during your stay.
We stayed in one of the new double rooms and were very impressed with the accommodation. The room was modern and comfortable with good aircon, safe, refrigerator and kettle tea/coffee. During our 2 week stay the room was kept very clean with regular changes of towels/bedding and bins emptied most days. The owners George and his dad Kosta are very nice people who work hard to keep their guests happy and also make the time to chat with you which makes you feel very welcome.
Outside space is good to relax in with pool and sun loungers, bar has outside and inside seating areas. Food at the accommodation was good with continental breakfast provided and there is a tasty lunchtime menu available during the day if required. We ate lunch there regular during our stay and would highly recommend Kosta’s Greek salad which was excellent.
We had a fantastic time in Kassiopi enjoyed our stay at Frosini Gardens and hope to return next year and we wish George and Kosta a great season for the rest of 2022.

We stayed in the newly built junior suites overlooking the pool area.
Our apartment was spotlessly clean and had plenty of storage space, as well as a modern bathroom.
We also had a kettle and small fridge.
Safe and air conditioning are charged separately as is the case in Greece generally.
The pool area is large with plenty of space around the loungers and parasols. This area is kept tidy by the cleaning lady who works early mornings to make sure it's ready for the day ahead.
Breakfast was included staying in the suites, this was continental style but included scrambled eggs.
The owners are father and son and make you feel very welcome indeed, the two cleaning staff we saw are both friendly and helpful. This is a big place with such few staff, so all work hard in it's up keep.

Why four stars and not five?......
Breakfast is served, not self service. We got used to this but would have preferred to serve ourselves.
There is no fitting for the shower head, so you have to hold it whilst showering, this can be difficult when washing your hair!! The newer style sun loungers are really uncomfortable, they need some padding on them. Everyone grabs the few older ones that are left. This needs to be addressed.

Only minor gripes though, overall we would certainly recommend these apartments. Well located to the centre of the resort, within walking distance to everything you need to enjoy your holiday!

We visited for two weeks beginning of August. We also had family and few friends staying elsewhere in village as we are all regulars in kassiopi.
We chose Frosini as travelling with our 1 year old and wanted a package in a suitable accommodation rather than what we would usually book flights and seek accommodation separately. The apartment was good, spacious and nice new cot provided for our son. Air conditioning unit is in main room rather than bedroom but we found it easily efficient enough to cool the room. Bathroom wasn’t brand new but very good, ideal for what we wanted. The pool area is lovely we would go for couple hours on afternoon and our young son loved it!
With visiting others we didn’t use pool bar as much as would have liked but did have the odd beer or 2 and service was excellent and drinks nice and chilled. The owners/managers of hotel George and his father friendly hosts and even know we didn’t see them for hours each day always had time to speak. We had issue with key card and power and the problem was sorted within 5 minutes very efficient!
Only slight issue which hasn’t effected our ratings is in our unusual situation of baby wanting to sleep early and friends in resort we were unable to leave myself or my wife in the room sleeping with baby without either leaving a door open or leaving no power/air con in apartment. This means waking my wife and baby to get back into the room when returning an hour or two later than themselves!

All in all great holiday and would definitely stay again!

Stayed at Frossini 16-23rd June we had the Best time such a beautiful place, we were lucky to have 2 Junior suites which were perfect, modern spacious and the most comfortable beds, the room had a decent size fridge to keep drinks cook and great air conditioning €50 per week. Lovely balcony over looking the huge pool.
We had breakfast included continental with lots of choice, George and his Dad work so hard to please their guests.
The accommodation is in the perfect location, literally 2 minutes down the road and you have a beach behind Janis restaurant then 5-10 mins walk to the left of Janis restaurant will take you to another beach.
Turn right at Janis restaurant will take you 5 minutes to get to the lovely little square then the harbour. Once your on the harbour branch to the left go up the hill 5 minute walk will take you to Kanoni and Bataria beach 🏖 with stunning views.
So many bars and Tavernas to choose from in very close proximity.
From the square you can get the coach with air con to Roda/Sidari or Corfu town,Everything is so accessible from these apartments.
We will be back!

Arrived back home a few days ago from Frosini Gardens and can honestly say it was such a pleasant stay from the second we arrived.
Upon arrived we were greeted by George who was very welcoming and made us feel at home straight away, we were given some complimentary water for our room and also a shot of a Greek liquor which was well needed after the journey.
We stayed in the new Junior Suite block in a ground floor apartment which George showed us to personally. The room was immaculate and very modern/spacious, also cleaned every day to a high standard.

We booked to have breakfast included during our stay which was ideal for most mornings, served right to our table with no problems. Myself and my partner also had lunch at Frosini on multiple occasions as their salads are delicious! Also, the bar has a wide range of affordable drinks and cocktails which we also enjoyed most evenings.

The pool area is one of the best I’ve seen as there is always space and never a struggle for a sun lounger! The pool itself is also really spacious and clean, they also have a smaller pool for children/babies which is ideal for families. Poolside showers and toilets are also on site which is a great addition to the property.

Frosini Gardens location is about a 5 minute walk (if that) from the main strip of shops, bars and the beautiful harbour in Kassiopi, this is perfect if you don’t fancy a long walk back to your hotel.

Overall, myself and my partner had a fantastic experience at this lovely hotel.
Thankyou once again to George and Costa for the great holiday, we hope to see you guys (and Smokey the cat) again very soon :)

Wow! Where do I start! Everything about our stay at Frosini Gardens was excellent. 9 of us travelled together as a family, we stayed in the new block snd had a mix of junior suites with a pool view and double rooms. Perfect! Clean, well appointed and excellent air conditioning, which was a must as we visited during a particularly hot heatwave.
The location is excellent, as per other reviewers, with no end of restaurants, tavernas, beach bays and activities close by. The complex itself is relative small, yet felt very spacious. The pool was fabulous and there were always plenty of sunbeds!
Our hosts, George and Costas, worked tirelessly to look after us and ensure we had everything we needed. They both took time out to get to know us as their guests, and we thoroughly enjoyed their food (Costas’s Greek Salad and Moussaka should not be missed), friendliness, kindness and sense of humour. Breakfasts were also served with plenty choice, which set us up for the day.
All of us, from grandparents to kids, had a wonderful holiday. Thank you George and Costas, we will be back in the bit too distant future to crack open some more Metaxa in your bar!!

Just returned from our lovely 12 night stay at the Frosini Gardens. Our friendly hosts George and Costas continually ensure everyone is made really welcome and all holiday needs are well catered for. Lots of support given with the dreaded Covid paperwork too ( thank you so much !! ) . The large apartments are tastefully decorated and spotlessly clean , the beds are the comfiest we have slept in ! All amenities are available to ensure that your stay is a real home from home. The hotel is very near the beach, bars, shops, supermarkets and restaurants. Continental breakfast is available, a good selection of tasty lunch time menus also available at the pool bar. George makes a mean Cocktail too l hear ! The swimming pool is cleaned daily, the grounds well maintained ( it’s the largest pool in Kassiopi ) there are plenty of sun beds for everyone in the large pool area.
