Lovely boatyard with great quality modern day boats and kayaks. Friendly staff and all very Covid safe.
The Suffolk broads are all so much more beautiful and quiet than the Norfolk broads.
We left from here and it took us 2.5 hrs to get to Oulton broad, had lunch there and returned in time to hand back the boats.
We were able to moor up at the Oulton broad Yacht Club at £6 for several hours.
This is great for a day trip if the tide is on your side.

I Stayed on the Coot Club house boat for a week and had the loveliest time.

The house boat itself was smart and cosy at the same time, with massive windows that make you feel like you’re on the edge of an infinity pool, and lovely outside seating at both ends so you can watch both the sunrise and sunset. We saw otters playing out the front in the mornings and king fishers and daily swan visited. Lovely squishy beds, well equipped kitchen and smart bathroom.

We took Hipperson’s advise from the very detailed welcome pack and got pizza delivered for the first night from The Royal Oak which was amazing and took any stress away from first night dinner planning.

The Coot Club came with the option of a little dinghy and we spent most days messing about either just rowing up the river or using the sails. We had the dinghy tied up to the outside of the house boat and loved the fact you could just step on and off when ever you felt like it.

We hired a motor boat for a day for the less able bodied of the family, from the yard and enjoyed a lovely trip up the river stopping off at 2 pubs on the way and having lunch which we’d booked in advance on Hippersons advice.

Because of COVID-19 we had been very worried about a family holiday this year but the Hippersons staff couldn’t have been more helpful or reassuring. They sent us links to lots of very helpful videos explaining healthy and safety, boat safety, and covid measures and didn’t take our money until a couple of weeks before incase of unplanned lockdown measures. Everything was spotlessly cleaned and check in/check out times were lengthened to keep everyone safe. We felt very safe.

Honestly I couldn’t recommend this place enough. During such uncertain times it’s so lovely to know you can still enjoy a lovely family holiday in the most beautiful surroundings ❤️

Straightforward booking and comprehensive information in confirmation email which also included videos and waiver form. On arrival our parking space was clearly marked with our name and boat name as described and we were met by Josh who took us through all we needed to know. We hired one of the day boats which was pretty easy to drive, spacious, very clean and enabled us to have a lovely day touring up and down the Waveney in and around Beccles. We had a lovely lunch stop at Locks Inn, Geldeston. On return the lady was very understanding when we couldnt reverse into the allocated space. The owners from the video checked that we had enjoyed our day which I thought was a lovely touch.
This is a firm who really retain a personal touch and who offer lots of different options in terms of boating experiences but also accommodation which looks amazing. We had a fantastic day and definitely intend to teturn.

We have just had an amazing and relaxing week in Beccles staying at Hippersons Boatyard's Secret Waters. We were kept up to date about our booking and Hippersons called to say our accommodation was ready ahead of the timeslot of 3pm which is great. We were met with a warm welcome and everything we needed to know was clearly explained, also a welcome pack greeted us (cookies to die for) plus pointers of where the best restaurants ect are, and they are not wrong.
Situated on the main river opposite Beccles Quay the accommodation is very clean and modern and benefits from a large deck in front,where you can sit comfortably and watch the world go by, from the early morning otters to the entertaining first time paddleboarders, boaters and sailors. You are far enough away to maintain your privacy and close enough to see what's happening.
Beccles has a lot to offer and is a charming and quaint town with everything you need and a good location to explore the surrounding area from.
We are definitely going to return, Thanks to all those at Hippersons

What can i say , these holidays are the best , who needs airports when we can have this, second time we have stayed on Swallows houseboat, contemporary design , cleaned to perfection ,a bath is a welcome site to chill after a long day explorng Suffolk ,fluffy white towels and quality white bed linen, which is a must for me .
We hired a day cruiser and had a peaceful trip up the river to Oulton Broad which was fantastic .
Mary and Simon are the perfect hosts , nothng is to much trouble ,if youve never experienced living on the river for a few days ,get it booked for next year ,its great to support UK tourism ,suffolk is a beautiful county , Beccles is a great base for explorng Southwold , Aldeburgh etc , I can guarantee youll be hooked,cant wait toget back again next year .

Secret Water is a wonderful secret retreat! It’s perfect for a relaxing break in a fantastic location on the River Waveney. As soon as I left I wanted to book to return!

The location is perfect, only a few minutes walk into the delightful town of Beccles with its many pubs, restaurants, tea rooms and shops. The coast and seaside towns of Southwold and Great Yarmouth are also within easy reach. Having said that, you can happily while away many hours simply watching the comings and goings of the boats from the spacious decking.

We enjoyed the rowing boat provided with the accommodation, but would also recommend hiring a day boat and booking this in advance.

All in all, we had a fantastic break and the weather was great. What more could you want!

We have just had the best time at Hippersons Boatyard! Before we arrived we received emails confirming our stay, explaining the rules and telling us about their app (worth downloading!). Mary also called us to confirm our arrival eta.
We met Stephen upon arrival who was very welcoming and showed us to our parking spot and houseboat, Wild Cat Island. It was spotless and well kitted out for our short stay. Stephen had also put the heating on for us in advance, which was very welcome as it was raining that first day.

Included in the price was a small dingy which was great fun for the family (myself, my husband and 2 young sons) to pootle on the river. The next day we hired a day boat - our favourite day! Instructions were given for both boats and life jackets were supplied. Simon told us the best routes to go and we had lunch at the community owned pub The Locks which was lovely.

We ate at the Wine Vaults (great Sunday roasts) and had takeaways from Oak Fired at The Royal Oak (lovely dough balls and pizza) and The Golden Bowl (classic Chinese takeaway). We also cooked breakfast in the houseboat and had everything we needed.

Every evening we sat out to watch the sunset and feed the swans (you can collect swan food from reception). The location of the boathouse was lovely as it wasn’t too busy but enough boat ‘traffic’ to make it interesting to watch.

Everyone we met at Hippersons were friendly, helpful and made for a very pleasant stay.
Our son’s have already chosen the next houseboat they want to stay in, though I’d love to return to Wild Cat Island!

We used the pump out services while in the southern Broads. The pump out mooring was easily accessed (just room for one boat at a time). Stephen was very helpful and gave us some great boating advice for our stay on the broads. Thanks - great service.

What an awesome place to stay in Beccles, really great! We stayed in the Wild Cat Island floating pot which is quiet New. It is beautifully furnished and well equipped, you can sit outside and enjoy the view on the boats passing by. It is also a great place to start experiencing Braods with some nice walks, beautiful towns and beaches. Staff is very friendly and helpful. We had a great time and absolutely recommend staying here if you are around.
