We arrived at Swan House 10 minutes after making the reservation and received a friendly welcome from Gordon.

We booked the small double which was absolutely beautiful with the exposed beams and it just oozed character.

I would strongly recommend that anyone looking for a base to explore Suffolk from would enjoy staying at the Swan House.

So the facts:

Parking is available near the property if not directly outside
The bed was incredibly comfy and the room was spotlessly clean
Central location with restaurants and cafes nearby - The Wine Vault was very good
Wonderful atmosphere in the bar
Fab hosts
Good selection of beverages

What was not to enjoy - we will return!

If you haven’t been already been you must. Such a warm, cosy and inviting space and food just so delicious.
We had several tapas dishes and the Sharawama sharing board, every mouthful was so tasty and all reasonably priced, lovely bottle of wine too.

The Swan House is such a lovely little place to either stay, eat or just to have a drink. In summer there is some outside seating with a lovely view of St. Michael's church tower. This little place is cosy and in winter there is an open fire with sofas to sit around whilst you enjoy a drink. The owners keep the beer extremely well in this bar, there is always a good pint of Adnams beer on tap or pint of cold larger. The food choice here is limited, but what they do serve is very nice indeed.
Our niece has had a very comfortable stay in one of their hotel bedrooms, they are very nicely decorated and in keeping with the age of the property. This place really is a little gem, set right in Market Street of the beautiful town of Beccles. It is in walking distance to Beccles Quay, which is on the Norfolk Broads. Beautiful location!

The Jeremiah Room is large with a separate seating area, a very comfortable bed and a lovely bathroom with a separate bath and shower. I am more accustomed to the national chains so this seemed quite indulgent for a similar price. It had such a relaxing feel that I went back to just sit and read the paper when I should have been heading home after taking the dog for a leg stretch down by the river.

Travelled to the area for a couple of nights for a family funeral and decided to spend the second night at Swan House.

From the moment I entered the location was made to feel extremely welcome.
Rooms are all individually named and I was in ‘William’s Room’ on the first floor. The room was simply beautiful. Big bed and room was done in very tasteful period pieces. Felt like you were walking into a room from the 1800s with lovely wooden flooring and wooden fixtures and doors.
Room has a really comfy bed and great lighting.
Has a wet room shower facility and again has been done in a really tasteful way to compliment the bedroom. Plenty of storage space with tea and coffee facilities. Also a fridge with fresh water.

In the evening went to the bar. Really great friendly service. Dog friendly and extremely comfy area. Nice wood burner to keep the room warm.

Hotel doesn’t have its own parking but there are spaces out of the front of it.

The only criticism is that the floorboards are a bit creaky and you can hear other people moving around. This I would like to stress is a very minor issue.

The hotel was very very good. When I’m next in the area I will definitely try and stay here again. Can’t recommend enough.

Lovely building but we are short and still bashed our heads in the attic room. If your over 5’5 it most certainly could hurt. The wet room shower is a bit awkward, you have to remember to dry the floor if you would like dry feet when you go to the toilet. Breakfast is porridge oat pots and yogurt in the room. Most other places are now serving normal breakfast so my assumption is they are short of staff.

The Swan House is in a lovely old building - if you want to have a simple but delicious lunch with very good wines then this is the place for you. The owners are charming and make you feel right at home. There are tables outside with a view of St Michael’s church tower. It’s a lovely spot to spend the afternoon . If you don’t want alcohol, stop for a coffee which is excellent and I believe they have cake which I haven’t tried. I would recommend the lunch platters - there’s fish, meat or vegetarian. All delicious and brilliant value.

Never been to Beccles before. It’s a charming town. Set on a hill ( in Norfolk!) on the beautiful River Waveney. it has good restaurants and cafes and seems to be coping well with the virus. People pay attention to social distancing in a calm and friendly way. That’s true of the Swan House as well. Warm and welcoming service. Friendly atmosphere and all well presented. Our room, Margot is a treasure. They described it as a smaller room but in fact it is large in comparison with many hotel Rooms. Very well appointed and in keeping with this period house. And it has a Delightful balcony overlooking a small, quaint courtyard. Only stayed one night but several of our family stayed for five nights in a room with a mezzanine bedroom. Kids went crazy.All charmed.

This was a great place to stay and the lady who showed us to our room was friendly. It’s a great location to explore Beccles and although there is no breakfast provided apart from a porridge pot and tea / coffee, that’s not an issue as there’s some great places to have breakfast close by. There was also a fridge in the room, which was really useful.

The floorboards are very creaky!

Immaculately clean and nice welcome on arrival. Fabulous attention to detail, jug of cold water in the fridge plus cold milk, excellent biscuits etc. and welcome porridge provided as they do not offer breakfast (tons of cafes within minutes do). We would stay here again but not in the Seth room. It’s pretty and full of characters but being in the eaves provides little space to stand up straight. We both bashed our heads despite all the signs and got annoyed at having to stoop continuously. Definitely a room for shorter guests. Still a great place as it seems to be managed exceptionally well.
