My partner and I booked a couple of nights away after what has been a stressful time. Jim & Ann were wonderful hosts, warm & friendly. When we arrived at night there was a sign with my name on by our parking place welcoming us which we thought was lovely. Our room & en-suite were lovely and the bed was really comfortable to sleep in. In the morning we saw just how glorious the house & gardens were. A beautiful view out of our window. There was also a balcony where we sat out and enjoyed an afternoon cup of tea. Breakfast was top notch. I had the full English and could not fault it. Presented impeccably and was hot and very tasty. I also tried the plum bread which was amazing. Ann & Jim told us about the pubs in the village and a particularly lovely Italian restaurant. We went to the Axe & Cleaver which was a short walk up the road and staff and locals were friendly. We did want to go to GiGi’s, the Italian restaurant but left it too late and they were fully booked when we tried. Our fault completely as Ann & Jim said it’s best to book early. We absolutely loved our stay here, especially as we had just been to my partners mums funeral on the Friday so it had been an emotional and stressful few weeks. It is the first time we have ever stayed in a B & B as we usually stay in hotels, but we have been converted now as Ann & Jim’s house was absolutely beautiful and has so much more character than a hotel. We felt very lucky and really enjoyed our weekend. Went to Theddlethorpe where the beach is spectacular and walked miles down it to Mablethorpe. Weather was hot & sunny which was great too! Everything about the weekend was just fantastic and can’t thank Ann & Jim enough. 5 stars from us.

A lovely old 17th century house that has been updated and modernised to exacting standards. Set in a lovely village with lots of amenities close by. Hosts Anne and Jim are very warm and welcoming nothing is too much trouble. The rooms are ultra clean spacious and very comfortable with everything you need for an enjoyable stay. Breakfast is plentiful and cooked to perfection. Would definitely recommend to anyone looking for a break in this part of the lincolnshire coast

Second visit and every bit as perfect as ths first time. Upgrades been made since last visit and looking forward to next visit to enjoy the new log burning stove. Beautifully clean throughout, friendly, helpful owners, stunning garden, all leading to a relaxing stay. Lovely walks from the doorstep and great local pub serving a great sunday dinner. Conifer cottage is a fantastic and very modern place to stay we were met by the owners with a very smooth check in we would fully recommend booking this lovely cottage .Within walking distance are 2 pubs various food supermarkets and restaurants .

Stayed at the old Manor House, in the annex Conifer cottage. Lovely place to stay, with your own door. The accommodation was superb, and the hosts were fantastic. Great place, highly recommended. Would stay again.
