First impressions when we arrived at the Phoenix Beach Hotel were good, we were welcomed by who we thought was quite a friendly lady, who took our money for tax and told us where our room was (room 206) We had paid for a deluxe sea view room (see attached photo of our ‘sea view’ from the balcony) not only was the balcony very small, all you could hear was the fans from the kitchen going around (unlucky with this room being above the kitchen I guess) and the air conditioning unit on the balcony pushing out hot air. We were very disappointed by our ‘sea view’ considering it had been advertised on TUI as a completely different photo and we had paid extra for this. I decided to speak to the receptionist to express our disappointment, she was not helpful at all and very unapproachable, said there was nothing she could do. The facilities in the room were average, nice sized bathroom, fridge and safe which was free to use. The TV didn’t work the whole time, however this didn’t bother us that much. No kettle in the room however again we wouldn’t have used this anyway but aware it is a must for some people. There was little amount of wardrobe space including hangers, there was no curtains just a thin voil which was not blackout when the sun rised in the morning! The bed was fairly comfortable and the room was cleaned well each day, including fresh towels. All areas of the hotel including room, pool area and lobby had good access to free wifi which we didn’t have any issues with. We were pleased to see that we had free air conditioning for our stay however one evening of our holiday when getting ready to go out had realised the air conditioning wasn’t working, when approaching receptionist regarding this she appeared helpful and came to our room, however after realising it had broken she told us there was nothing she could do and we would have to put up with it until the next day as there was no engineer available- no apologise or anything. This was however fixed the next day with no further issues. The pool area is very much average, had to be up by around 7 to get a sun bed before they had all gone (however aware this was probably the busiest time of year being August). Most days people were waiting to put towels down and were told off by a receptionist as it was not allowed until 8:30, this rule changed every day depending on who was on receptionist! Breakfast was good, good variety of food including cooked, continental and a lot of pastries!!. Nice seating area over looking pool for breakfast. Only down fall for breakfast was on our last morning the leg fell off my chair!! The chairs and tables inside look very tired and clearly need a refresh!! Lovely beach, however as many people have mentioned sunbeds are ridiculous money! When we were there in August the sunbeds in front of phoenix beach were 40€ and on the grass were 25€ even for people staying in their hotel (I believe this needs to be looked at as seems a little unfair when paying so much to stay there). The pool area was free for people staying at the hotel however unsure how this is policed as anyone could use the pool even if not staying in the hotel. Some days peoples towels had been sat on the sunbeds all day and not used. The pool bar food was good, very large sized portions and average price. Staff around pool area a little hit and miss for friendliness, however service seemed good. Music quite loud around pool area however we weren’t bothered by this. A little tip for people staying in this hotel is to walk right up the beach towards the water sports and use the sunbeds up there, we paid 20€ for 2 sunbeds and an umbrella. The main and probably only positive for this hotel is the location- it is perfect. Only a short walk (less than 5 minutes) to multiple restaurants and bars, a few recommendations include palatium (the best steak!!), the olive tree (lovely traditional Greek food), and we had the most fun in the magdalenas bar!!. The main issue and final downfall of our stay was after spending a day at the beach and coming back to our room at 4pm to find our room door had been left open by the cleaners who had been in there since we left in the morning. We were glad to see nothing had been taken and luckily we had been using the safe however this is obviously not something you expect to find when trusting these people with your belongings. Despite this I did make the receptionist aware of this for future customers, she was very defensive of this and implied I was making it up. All in all, a disappointing stay, we would not return, however would return to a close by hotel due to its perfect location.

Visited here mid October for a week, we wasn’t expecting anything exceptional as we purposely booked a cheap last minute getaway and got a pretty good deal so can’t really complain. The rooms: We had a deluxe sea view room which was very basic, the photos over sell it, no wardrobe, limited hangers, bathroom floods when the shower is on, nice comfy bed and rooms cleaned every day to a good standard. If we wanted air con that would cost extra. BRING A TRAVEL KETTLE. Pool: Very small pool that is in the shade most of the day, crowded and not enough sun beds but you have a beautiful beach right outside. Lots of people complaining because they charge for use of their sun beds AND umbrellas which is appalling, up to €45 a day. We walked along the beach and was lucky enough to get some beds for free. Beach: Beach is beautiful, sandy and crystal clear water. Lots of water sports available and bars along the beach. The hotels beach bar: Probably the best thing about this hotel, really good food served here and drinks. Breakfast: Wasn’t expecting the level of all inclusive which it isn’t, but there is a good selection of choice here. Cooked breakfast, fruits, yogurts, pastries, toast, jams, coffee, juices etc. However, I was a little upset that they purposely turned off the water dispenser after breakfast so we couldn’t fill up our bottles for the day, you had to buy it from the bar.. water should be free wherever you go. Over all, no massive complaints and for what we paid we’ve had a pleasant stay.

Extremely poor. The room didn't look like the photos. Everything in the room was put together poorly. When having a shower soaked everything. Showerhead didn't work when we arrived, it was replaced with another old Showerhead that the rubber has fallen off. Extractor fan didn't work in the bathroom so the room because unbearable. Had to pay for aircon to cope with this. The balconys are fine, didn't like that guests could Smoke on them, made it difficult with constant Smoke coming into your room. Disgusting that the hotel makes you pay €30 for aircon and €15 a day for a sun lounger. Most people put a towel down and leave for the day, there is no strict rules. This leaves nothing for people who actually want to use the pool. Breakfast was fine, a bit boring but satisfactory. Cleaning staff are amazing, cleaned the room everyday! Reception didn't apologise for the issues with the room. I will not be staying here again!

First visit and won't be the last, actually already booked for next year did this before we left. Hotel in perfect setting, staff both in hotel and at pool bar excellent nothing was too much trouble for them, the rooms cleaned daily too high standard, breakfast was good lots of choice I would say something for everyone, the pastries were delicious My only criticacim is you have to pay for some of the subeds in the hotel, this did not effect our stay in anyway as we were happy too use comfortable seating at end of grass area these had great fews and was closer to the sea, but if you're a family just beaware of the charge, bed's around pool are free but probably only about 30 of them. This was a fantastic holiday and the hotel and staff played a huge part in making it special

First impressions were that this looks a nice hotel and in parts it is. Friendly welcome by receptionist who took our tourist tax and Air con fee and told us where we are staying. We stayed in room 405 Superior Twin with side sea view and balcony. Would definitely recommend an upgrade to this or a sea view as I really wouldn't like to stay in the basement rooms. Half decent view of the sea from our balcony with a bit of neck twisting. Air con in the room was ok, free for months of July/August but €30 per week outside of this period. Spacious and plenty of storage space for clothes etc Free safe Mini fridge (not a mini bar). Enough to store a few bottles water/pop. Wet room for bathroom Hairdryer Cleaned and fresh towels each day. Main areas such as floor's, toilet and sink areas well cleaned although some grubby marks on wall tiles in bathroom that i wouldnt like to speculate on what they were, but could of easily been wiped off if spotted by cleaner. Balcony ok No English channels on TV which we wasn't particularly that bothered about. There was only a thin voile curtain in the room covering the balcony door, so if you are light sensitive, it may be an issue. Fortunately, we were on the opposite side to sunrise, but I prefer a room as dark as possible when I sleep so the light coming in was a bit annoying, but I lived with it. No eating or drinking facilities in the room other than the mini fridge. Tourist Tax is €3 per night per room The breakfast dining area was basic, but constantly being cleaned and tidied. Nice outside dining area. Food is fairly average and basic depending on what you like. Don't expect full English to be your local greasy spoon quality, but to be fair it'll do the job. There are other choices such as meats, cheeses, breads, fruit, yogurts, cereals and cakes. OMG CAKES!!! The ratio of cakes to everything else available is somewhat imbalanced, but they are very nice. So if you like cake for breakfast, you're in for a treat! Probably could of done with some coverings for food as the odd wasp seemed to fancy breakfast there also. Coffee and tea is good also. Pool Area:- This is where it's a bit of a let down. The pool is not very big and some areas of the pool are in the shade most of the day. We had to be up at 7am most mornings to secure what I would say are the decent positioned beds, although we did manage to get a set of beds every morning at that time. We set the alarm to go to work at home. Don't expect to do it when on holiday to get a sun bed! During our 2nd week, we heard someone complain that no sun beds were available around the pool after breakfast had finished. Not sure what the outcome was, if the staff found them beds or were offered the chargeable beds. It is quite cramped also due to it's size. I have read previous reviews saying there are only around 10 beds around the pool. I found this to be way off the mark as I counted just shy of 40 beds, but clearly not enough for every resident. Probably normal procedure, but no drinks and snacks to be consumed around pool other than purchased behind bar, although people did bring pop and water from their rooms and consume them there. It wasn't really enforced by the hotel and I don't think they'd really mind too much as long as you don't take the micky. As for the the bar area, we had quite mixed reviews on this. It is a lovely bar and area with stunning views out to sea, so obviously its located on the beach. It has fairly priced food and drink considering it's such a prime spot €5 for a 500ml glass of Mythos, although spirits imo are a bit pricey, but I found this all over Tsilivi. Good selection of food and drink (if you order a club sandwich €10, make sure you order 1 between 2 people. It was huge!) Happy hour cocktails between 6pm - 9pm every day. €6 instead of normal €8. Very nice indeed and decent strength too! Fantastic vibe around that time so would definitely recommend a few pre-dinner cocktails as the sun is setting for the day and the beach and bar itself is quieter. Now the bar area can get lively at times in the day and so can the music, so if you're chilling round the pool, it can get on your nerves a bit, but to be fair it was only the odd occasions (mainly weekend when they are showing football matches). I feel the reason for it getting a bit lively is that it is a poular beach bar, so therefore it's open to non-residents of the hotel. And so is the purchasing of sunbeds on the grassed area of the hotel and beach. And this leads me on to my biggest gripe! Sunbeds:- Sun loungers are free of charge around the pool and are for residents of the hotel only. The pool is open to non-residents using the purchased beds and the bar, although we didn't really see many non residents using it. The grassed area were charged at €20 per set (2 beds 1 umbrella) per day and €25 for a set on the beach. This was whether you were walking in off the street/beach or a resident of the hotel. No discounts for residents. Personally, I would never pay to use a hotel sun bed on the grounds of the hotel I was staying in! I've also seen that a set of beds were being charged as much as €40 and €35 in July and August so prices clearly change for peak and off peak times of the year. Maybe beds on the beach may justify a charge as they may possibly be charged by the local authority for that area, but definitely not on the grassed hotel grounds! A massive own goal imo Summary:- A lovely hotel in a great location. Right on the beach and only 5 min walk to lovely restaurants and bars. They do the basic stuff well at the Phoenix and the staff are pleasant enough, so I wouldn't put off anybody staying here. On the whole, we enjoyed our stay here, however personally, we would look at other places if staying in Tsilivi again. I just can't get passed the charging of sun beds within the grounds of the hotel I have booked to stay at. Coupled with that, if no beds are available around the pool, then you are charged the same as a non resident for beds on the grassed or beach area. Imo, residents should always have priority. It's a real let down and it would make a huge difference if the hotel reviewed this policy. Although we enjoyed our stay here unfortunately, we wouldn't stay again.

I really don’t know where to start with this hotel. We arrived to be told we have a basement room. So a room with no view except a hedge. We Wer also told that towels were not allowed to be put on the sun loungers around the pool until 8.30am. Only it’s literally a fight to try and get one anytime after 6am. Pool loungers are free. If you’re not lucky enough to get one the hotel will charge you 20€ per couple a day to have one on the beach and €25 per day to stay on the grass directly behind the pool. Over 10 days that’s quite a lot of money we didn’t expect to be spending. We went down very early one morning because we were already awake and the night porter got very funny. Told us it’s too early and told us he’s reporting us. we paid a couple of thousand pounds to stay here so I don’t understand why the hotel feel the need to charge its own holiday makers for a lounger that isn’t beside the pool. Also air con. 5€ a night. So another extra charge. Plus being on the basement floor, there’s constant dripping from the air con above us. Food is eggs eggs oh and more eggs. Oh yeah plus pasta and cheese and soggy roasted peppers. Food is cold before you eat it. The bar is very good and Babis the bar man was AMAZING. Couldn’t do enough for us. Very polite and chatty. The location is a beach front hotel. The water is crystal clear but unfortunately we wouldn’t stay in this hotel again

What a truly amazing hotel. A short walk away from the beach a lovely poolside and bar, and clean and comfortable rooms. The breakfast was lovely with plenty of choice and a good variety to choose from. The staff in reception are so lovely and very helpful. The young lady who worked in the dining room wasn’t very friendly or helpful and really does need to smile and be more welcoming to guests! If I needed anything I usually asked the reception staff who were extremely helpful and friendly. Perhaps the young lady wasn’t very good at English but you couldn’t even get a simple smile or gesture from her! We will be back at Phoenix beach we had a very pleasant stay there thank you!!

We have stayed at this hotel 4 times in the last 10 years, our most recent visit being in August 2023. This used to be the most professionally run, friendly, charming and welcoming hotel you could imagine but this is no longer the case. The good "bit" is the room - they are modern, clean and the hotel is in a brillant position for your holiday - thats the end of the good bits. The beds in the room are rock hard and I mean rock hard. Both my wife and I struggled to get a good nights sleep which ment as the holiday progressed we became more and more tired. The cleaners are very noisy, knocking on your doors to get you up and want you out of the rooms by 0900 - 0930am so they can clean and get their job done. No chance of any relaxing start to your day or just to chill in your room in the morning. The breakfast is just rubbish. It is over cooked, looks really unappretizing and recycled every day, Yes it is included in your package but when you compare the very expensive prices to stay at this hotel and other nice hotels the price difference will easily pay for a full english breakfast for 2 freshly cooked, well presented and available at many of the local bars and restaurants. The sunbeds, the b...... sunbeds. So much has been said about these on facebook and trip advisor. The 0830am rule is an absolute joke and only used for some guests and not others - depends who you are and what you look like. Simply put and to clarify the situation - 30/40 free sunbeds for 70/80 guests. Just think of any other holiday you have been on where that that has been the situation and if you cant get a free one you have o pay 20 - 40 euros for a set to stay within your hotel complex that you have already paid a pretty price to stay at. I bet you have never experienced that before on any previous holiday!!! To stay at this hotel and then have to possibly pay for sunbeds and then find money for breakfasts because its apalling at the hotel you are far better using that money to upgrade to a better AI Hotel or go S/C rather than pay for things that should be provided like sunbeds and an edible breakfast. The bar area during the day is a joke. Badly run, staff are rude, unfriendly and just interested in having social chat within there own group. Music is played far to loud and we felt we were at a bar in laganus rather than relaxing in a hotel by the beach. Food is hit and miss, Prawns and Chips were good, my wife's caesar salad was disgusting - old salad placed inside 2 large red cabbage leaves. Looked horrible and believe me it was. Did not bother eating there again. What really lets the hotel down is the staff, I am afraid nearly all of the good, friendly, welcoming staff that made your stay special have left. (The exceptions to this were Chrisoula (Front Desk), Claudie and his team at the bar in the evening, and Dennis (Front Desk - Late Night) who were always friendly, helpful and demonstrated what the hotel used to be like. Other than that, the other 10 - 15 staff are well - oh my god. The lady on the front desk is more interested in getting her free breakfast than dealing with the customers and she is very abrupt and unwelcoming - unlike when the lovely Maria worked there. What a change!!! The young girl who works at breakfast is constantly and I mean constantly on her phone, no interaction with the customers and due to her being on the phone tables are not cleared quickly or promptly leaving you nowhere to sit or clearing the tables yourself. The day bar staff, well totally centred on entertaining themselves, poor service, a total lack of charisma or the ability to interact or connect with the paying customers, We even personnally witnessed 2 male bar staff members giving each other a massage at around 11am in the morning in the outside seating area by the bar where you eat your ordered food - professional - I dont think so. We enjoyed our holiday in Tsilivi as always but that has nothing to do with the phoneix beach hotel. This hotel used to be a real "Gem" where you felt special and very well looked after. I am afraid this is no longer the case and we will never, stay here again.

The reviews from this hotel in previous years are good. Let me give you an up to date review September 2023. Holiday makers you really need to Ignore previous reviews on this hotel as all the lovely, kind and friendly staff that was here have since moved on. Not enough free sun beds for hotel guests. There’s 40 rooms in the hotel, let’s say an average of 2 people in each room, say 80 people in total . Free sun-beds 30 odd. No where near enough free beds. I was told I couldn’t put my towel on the Sun bed until 8.30am. I went downstairs just for breakfast at 7am to see all the free sun beds were already taken around the pool with peoples towels, so people ignored this rule. No towels that had been put out earlier were removed to adhere to the 8.30am rule, nothing in place to stick to this rule. If you stick to the rules you will be paying for a sun bed daily I guarantee you, flaunt the rules you will be ok. Anybody can use the hotel. Anybody…..That includes thieves. They visit daily, Watch, wait and take. Please, please do not leave your belongings unattended around the pool when you take a quick dip in the sea thinking it’ll be ok. You are a sitting target for this to happen. And a lady had her purse stolen around the pool area but didn’t bother reporting it to the hotel. Sun beds on the beach in June 2023 were 20€ then 2 days later went to 25€. In September they went to 40€ a day, and as nobody used them they decreased them to 30€. It feels like you are being ripped off daily. The breakfast is very basic, cake cake and more cake, and if you don’t eat the cake today, don’t worry, it’s taken back in the kitchen and put back out again the next day for you.to eat. The food will NOT be replenished. If they put out 5 bananas and they are gone, that’s it, there’s no more bananas till the next day. Pasta is not something you want to see at breakfast, but it’s there as it’s cheap for the hotel. The staff are very defensive and rude. I have visited in previous years and they have been lovely. If you dare to make a complaint you will then be treated very differently. I can’t tell you how many times Babi the bar manager gave me the death stare. A very arrogant man that likes to fill the sun beds up with (young ladies not from the hotel) and he will remove the hotels guests towels to accommodate them. Age discrimination at its finest. Prices for the sunbeds are forever rising. In June 20€ on the beach, then 2 days into my holiday the were 25€. In September they were now 40€ and as nobody was using them because of their greedy prices they decreased them to 30€. 2 elderly customers seen the 30€ price and they thought that was 30€ each. They handed over 60€ thinking this was correct, and the 60€ was taken, conning the couple out of 30€. Shame on you. I really hope karma repays you. The average price on beach at other hotels is around 15/17€ for x2 beds and an umbrella. You can see the price difference. My roof leaked, it smelt fuzzy, the doors slam open and shut in the wind, and it’s just a shoddy hotel for the Hilton hotel prices it charges. I will visit Zante Tsilivi again, the town and its people are lovely, the restaurants are also amazing. I’ve been a visitor twice/3 times a year since 2018 However, Phoenix Beach Hotel I’ve been ripped off too much and your hotel is shoddy and I can get better elsewhere and I’ll be going elsewhere in the future.

Dear quest, We are extremely disappointed to see this review and the comments that have been made. We pride ourselves on our long serving staff members, who have been at the hotel for 20 years and work hard daily to provide only the best service to all of our quests. We want to clarify as per the strong allegations you have made, that we do not allow or tolarate any theft on our premises via outsiders.We take these remarks very seriously and we encourage any allegations of theft are reported to the hotel immediately as well as reported to the police department, as our hotel strives to provide a safe and enclosed space for our customers to enjoy their holidays. We are upset to find your personal comments and options of our staff, who have worked at the hotel for many years and we trust that they in no way discriminate any guests and want to offer the best service to all. After we were made aware of these allegations you made regarfing another guest, both the hotel and TUI attempted to contact you directly to rectify, as we will not allow any of our staff members to be regarded as a thief. We stayed again at the hotel and have to say was again an outstanding stay. The rooms are lovely, clean big and the beds massive with really soft comfortable pillows. The reception staff are lovely especially Chrisoula and so friendly nothing is a problem they will help with anything. The breakfast was delicious so much choice every morning. Lunchtime food was excellent massive portions loved the tuna sub with chips. The mythos is good and you must try a rum slush is so so good. The restaurant staff including Nikos, Claire and Babis were excellent so friendly and welcoming and looked after us so well during our two weeks especially Grandad who had a really bad leg. We didn’t eat in the evening but sat in the bar each night and thank you Alex and Clude you were both excellent again very friendly. You can’t beat this hotel is excellent is great location and clean with delicious food. But the thing that makes it so good is the warm welcome and friendly staff this is why we come back every year. See you all again in August 2024
