A fablously genuine warm welcome including tea and coffee on our arrival from Linnea and Nigel.The room was warm and welcoming of a high standard with a very comfortable high quality bedand included a small en-suite shower,toilet and wash stand. Also supplied with the lovely towels were warm comfortable bathrobes.Fulltea and coffee making facilities in the room and a fridge available for our use with fresh milk and water. A large comfortable lounge is available downstairs with lovely chesterfield type sofas and a large T.V. with Netflix etc.Situated two minutes walking from the beachwith many water activities and costal path walks. Also based very close to all local amenities and including free parking. The breakfast was unbeliveable, Nigel is a chef and it certainly showed, Linnea provided a host of salads juices and home made preserves. Nigel ensures that your cooked breakfast is perfectly suited to your taste weather its full English,or any of the other cooked breakfast you require. Both Linnea and Nigel are a mine of local information. We ate looking forward to our next stay.

We only stayed 4 nights and wished we’d booked for longer, the whole area is so peaceful and relaxing but with plenty to do and see.
Linnae and Nigel are excellent hosts, with fabulous breakfasts, spotless rooms and lots of local knowledge.
We had the twin room, which was lovely and bright and airy with a nice en-suite, we were pleased with the extra touches of fresh flowers, lovely toiletries, and a well stocked tea/ coffee tray with fresh milk in the fridge.
We had great days out fossil hunting at Charmouth, walking into Beer, wandering around the Wetlands and a day in Lyme Regis.
There’s an excellent small café that does a wonderful Devon cream tea at Barista Fourteen, just around the corner from Holmleigh and the local fishmonger in Seaton even packed us some fresh fish for travelling home in plenty of ice.
This is one of the nicest B&B’s we’ve stayed in, definitely deserves a great review!

Stayed at Holmleigh House at the beginning of July and from the outset Nigel and Linnea were the perfect hosts, nothing was too much trouble even down to Nigel carrying up our luggage while we parked the car and the tea and cake on arrival. Unfortunately Linnea had recently had a bad accident recently but still tried to do, in my opinion, too much. Nigel had arranged for our parking in the car park just around the corner in case there were no on street spaces, it was literally a 30 second walk. The room was spotlessly clean and the bathroom was a bonus with the bath and seperate shower. The bed must have been a Superking and very comfortable it was too. The mini fridge, just outside the room, was an added bonus and there were plenty of tea, coffee and biscuits, along with water and milk provided. Now lets get to the breakfast, fantastic, the cooked breakfast was freshly cooked with local produce and tasted great, my partner had the poached eggs which were cooked perfectly and there was a vast array of fruit, cheeses, home made preserves etc. I am very particular about my cooked breakfast and Nigels hit the right spot :). You can tell that Nigel and Linnea have had many years experience in the hotel/B+B trade as it shows in their attention to detail and ease with which they make you feel at home. Oh, and finally it was our anniversary while we were away and they even got us a card and some flowers..........you don't get that at a Premier Inn! Nigel + Linnea thank you very much for a wonderful stay and we will undoubtedly be back :)

Our stay was absolutely wonderful from Linnea and Nigel from the moment we arrived. The room and bathroom was impeccable And the breakfast with the quality of the food is deserving of a 5 star hotel. Nothing was to much trouble for them We consider ourselves lucky we found them Although we live in Canarias we will be getting on a plane to return to stay with the again

Holmleigh House bed and breakfast is a real gem in the heart of Seaton. We were welcomed warmly with tea and cake and then shown to the superior double room which was spotlessly clean and tastefully furnished. The bathroom was large and had a free standing bath as well as a walk in shower. The tea/ coffee tray was always kept well stocked and there were biscuits and chocolates every day as well as a good selection of toiletries. There was a good breakfast menu which was freshly cooked by Nigel and Linnea was a very friendly and had a really good knowledge of the local area. We stayed for ten days, visited many places in Devon and Dorset and to top it off had the most amazing weather. would recommend this place and would certainly return when in this area again.

Linnea and Nigel welcomed us with a coffee and homemade cake served in the guest lounge. Linnea showed us to our room which was immaculate and had everything we needed for our 2 night stay. The bed was so comfy and it was very quiet at night, had a great couple of nights sleep! Breakfast was outstanding, with a fabulous selection of cold buffet food as well as a cooked breakfast. Throughout our stay nothing was too much trouble for Linnea and Nigel, they were both very friendly and helpful. The guest house was a few minutes walk to Seaton beach and parking was arranged for us by Linnea. Would 100% recommend staying here..... Thank you Linnea and Nigel! :-)

This was without doubt the best B&able I have ever stayed in.
The rooms were spotless, our hosts Linnea and Nigel were welcoming and nothing was too much trouble. As for the breakfasts your choice was cooked to order and believe me they were superb.
The detail in the house was excellent and I defy you to find fault with it.
Many thanks Linnea and Nigel for a superb few days. We will expect our wives to improve their standards when we arrive home!!! ( Jim said that, not me dear!

From the moment we arrived, we were made to feel so welcome. Room was lovely and comfortable with modern furnishings and decor. Everything we needed was supplied, even down to the fridge on the landing for all guests to use. Breakfast was outstanding and nothing was too much of a fuss for them.

My parents stopped at this establishment last week and cannot speak highly enough of their stay from home made muffins to fabulous breakfasts. Rooms were spotless with lots of extras including toiletries. They were knowledgeable of the local area and were friendly and welcoming like a real home from home.

Everything about this place is excellent, except that the bathroom in our room was really small. Actually the bedroom was not huge, but the reasonable cost of staying here accounted for that. Linnea and Nigel are great hosts, very friendly and happy to chat and offer advice. Nigel is a highly experienced restauranteur, so the breakfasts are really excellent: smoked salmon, eggs Benedict, enormous full English... There are homemade jams and marmalade on offer, as well as fresh fruit, yogurt, cheeses and salad. Linnea welcomed us with tea and a homemade cake. The beds and bedlinen are very good. The location is fairly central and close to the sea. There is free parking in a nearby car park. We had a very good time there.
