From Review : Shambles of 16 on Main
Large areas of paint are water damaged or simply gone. The resulting damp smell is hard to mask.
I have not come across such advice in my "Ultimate Luxury" accommodations in the past.
Water damage in the TV room that didn't make the brochure. Very damp smelling.
Kitchen is old and damp smelling. We Americans call it moldy.

What a complete misrepresentation. The pictures and wording on the website match the high end price. We are no strangers to Arniston and have no issue with staying in basic accommodation, so long as it has been sold as such. The problem here is selling high end and delivering

Hi there Rudi, Fiona and Yankee A, On behalf of 16 on Main I am taking this opportunity in writing to all three of your posts whereby you all expressed your disappointment in our property during your combined stay with us over the dates 15 – 18 Dec 2015. We have to admit that these reviews have come as a shock as we have not once been reviewed or received a response like this from any of our guests over the past 15 years that we have been in operation. The property visuals were personally taken by me with no professional training and I can therefore confirm that by no means were the visuals on the brochure or the website professional pictures with any form of photoshop fixing and are definitely a true reflection of what the property looks like. We also make no mention or use of the word “luxury” on the brochure or website…we refer to the property as having all the comforts to make your self-catering stay memorable, and that it is the ultimate in self-catering accommodation with the open plan lounge braai area…etc…the consultant who received the calls of complaint never once mentioned that the property was “luxury”, she merely stated that she was battling to understand the complaints based on the previous 4 and 5 star reviews we received on Trip Advisor. The proximity to the beach was made very clear on the brochure stating distance as 2.3km and that we are centrally located in the Main Road Arniston……and this was also acknowledged and confirmed by yourselves, that you were aware of this but not happy now upon arrival at the house, and this acknowledgement was verbally communicated to the consultant who took your calls during your stay with us. The website and brochure refer to the house as self-catering accommodation/cottage, upon reviewing the website and brochure again there is no reference to the accommodation as a “beach house” that could possibly imply a closer proximity to the beach as expected, if we have possibly missed this on our communication please feel free to forward us the details so we can with immediate effect make the changes. The property website also has a google maps section on the “contact us page” pin pointing the position of the house in Arniston and it’s proximity to the beach/coastline. The Wi-Fi not working is a valid point and yes we are aware that this often plays around and all it usually takes is a reboot by way of switching on and off, I believe the consultant who took your call was in mid-sentence to explain the procedure to reboot when the phone was disconnected, sadly we were unable to assist you with this matter any further. With reference to us not supplying beach towels, the website and brochure state that we 6 bedrooms and includes linen and towels, we by no means advertise anywhere that we supply beach towels, from all the years in the industry travelling locally and abroad I have yet to stay at a self-catering establishment that supplies beach towels, I do believe however that the consultant did make a call to our Housekeeper and request that she give you additional bath towels to make use at the beach to help assist. Once again with reference to us not supplying salt, pepper, tea and coffee is simply down to the fact that our establishment is advertised as self-catering accommodation and this would therefore mean that we do not supply any form of food and drink in the package other than the necessary cleaning products required. We have made note of your reference to the diluted dishwashing liquid, and thank you for bringing this to our attention, and will tend to this to ensure this is not the case going forward. We acknowledge that in one bedroom next to the window we have an issue with a damp spot and the section below the one window in the TV room that requires attention, this requires a contractor to come in and with all the back to back bookings we were unable to sort and have it scheduled for early in the New Year and felt that the two areas of damp wall that required work would not impact on our guests stay with us, we do apologise for this. We have also noted your points on housekeeping and have made a note to inspect and meet with the Housekeeper in the New Year as we have not been made aware of these issues previously with any of the other bookings at our establishment, once again many thanks for bringing this to our attention along with the visuals taken. I understand your frustration on not being able to reach the Owners of the property but over this time they are usually travelling and not easily contactable hence we have after hours consultants that manage and assist guests at our various establishments. Sadly we did not feel that the above points on the review submitted, validated a refund for the booking, we strongly feel that we have by no means mislead any of our guests with our marketing and advertising of the self-catering property.
