Katitche Point Great House

Thinking of renting for a week in July 2012. Sounds amazing, but not many recent reviews. Anybody with personal knowledge on staying here. Many thanks for any pros/cons.

We haven't stayed there, but toured the property during one of our stays on VG. It is a very impressive luxury villa, rated as one of the best in the Caribbean, with stunning views. I would inquire about the structural support at KT since the rockslide in the front of KT that destroyed the popular Giorgio's Restaurant on the point below it. I swapped a few emails years ago with the owners of KT and they seem like responsible people, so I imagine they've done whatever work needed to be done to make certain it is structurally sound. Personally, I think Mahoe Bay below KT is one of the best snorkeling reefs from shore of any island in the Caribbean. No disrespect to the owners, but having seen that property and the eroded cliff below it I would have to get strong assurances to consider staying there.

Directly from the own of KT...No worries about structural issues.

The rock slide - that's a long story... more than 2 years ago now. It was below our property and did not affect the villa.

Anyways, our property has been inspected right after that by specialists from Puerto Rico and Miami, it also has been inspected by the local authorities, the land and the buidlings are absolutely safe (otherwise we wouldn't have a licence to operate KATITCHE POINT GREATHOUSE rental villa).

I believe there were two slides..georgios going in the first a couple years prior to the second slide. I would not be overly alarmed that the villa would slide into the sea during my week or two stay. In fact less so than the dangers in getting there.

On the other had I am sure Georgios had a license to operate on the day it was totally destroyed in the first slide. I'm pretty certain no one predicted the next slide which happened when we were on island. So the last assurance wouldn't do much for me. Those points like that property sits on are stable but were not meant to be "lopped off" changing the angle on the downward slope as it was. It sets up the physics totally differently and to the untrained eye

further erosion seems likely if not certain over time.

I was in Virgin Gorda when this house was being built. The builder took my husband and I on a tour of the house when it was almost completed. Since I had seen the subject of the safety prior to vacationing recently on the island we made a point of going to look at it.

I would be very leery about staying in this house. The frontage has changed dramatically!!

I think it's "a roll of the dice" as to when it is also going into the ocean.

I guess I will be living on the edge during my upcoming trip in June (literally)! I am hoping the owners, who seem very responsible, are and have been taking the measures to make sure the property and their investment is safe.

Afterall wouldn't it be in their best interst too make sure the property is on safe ground? I read previously that the foundation below the property can be restored if needed.

Well the good news is that you will be fine during your rental. The truth is that the only place the slide could have taken place is "below" kp. If you look at the terrain ..the villa is on top of the point so the only option is for a slide to be "below" the villa. If you check the view from Savannah bay, north sound road or pond bay..you will see that the slide impacts severely the ocean side of the property. There has been and doubt there is anything that can be done to prevent further erosion. But in a short rental..I would not worry a whit.

Has anyone stayed at Katitche recently? We are thinking about going in May (2013) but are concerned because of the lack of recent reviews, and we now understand that the property is for sale. Any help here would be greatly appreciated. Thanks.
