best area to stay for runners

We are planning on travelling to Rome in August. My husband and I are both runners. I am assuming that hotels would not have fitness equipment for the most part, and certainly rental apartments would not. Which neighborhoods should I look for lodgings in where there are nearby places to go running (safely)? And even better, with parks or playgrounds so my kids could run around too?

Maybe somewhere around Borghese Park. People do also run on the lower walkways along the Tiber River.

The best park in Rome to run is probably Villa Pamphili

anyway it is not so close to the centre and not so well connected. To go there frequently you'd better find an accommodation in Trastevere or in Monteverde.

Villa Borghese is pleasant and central, but smaller, less wooded and less "wild", more crowded and more touristy; moreover, Villa Borghese is crossed by a rather important traffic street (Viale Giorgio Washington - Viale Fiorello La Guardia - Viale San Paolo del Brasile) not well separated from the lawns, so one has to be a bit careful to let little kids run around.
