Just searched this villa and saw your post. We stayed here several years ago and loved it so. We were there in mid September and it was not hot at all. In fact so cool that we couldn't consider using the pool. It even poured one day. The construction of the villa kept the temperature very pleasant inside. It's a beautiful place.

We stayed there with a group of 5 couples in 2014.

The rooms were fine to sleep in as they provided fans for each room and the evenings do cool down.

The Pros of this Villa

The villa is beautiful and the grounds are very nice. You are in the middle of the country surrounded by vineyards. Very peaceful and they do have a nice pool. They offer to make dinner for you and it was very good. The beds were comfortable and rooms nice. This is a big house.

You have a full kitchen so you can make meals.

They have several nice bikes to ride around on.

The Cons:

There seemed to be a problem with flies at this property. When we checked in we had to spray the down stairs and outside. We also used a fly swatter to get rid of them in the kitchen. We had to spray the outside dinning table to be able to sit outside during the day. The owner stated that we where in the middle of the country and there was not much to do but spray.

The owner of this villa is not as attentive to the details of renting. All concerns must go through Parker Villas. Our concerns were addressed in a reasonable time period.

Just returned this past Sunday from two weeks at Villa Mirabella. Yes there were some flies, but they did not bother us unless you walked the roads leading to the villa where they were quite common. As to your question of finding the villa, I suggest very strongly to follow the directions provided by Parker Villas, particularly about not using a GPS to guide you there. The road off SP 99 starts out as paved but becomes a gravel "white" road after about three kilometres. The villa is an additional 4+ kilometres on the gravel road. You will pass a wooden sign on the left for Argriturisimo Lapone, bear to the right. You will come upon a pasture with cows on the right as you descend into the valley. Just beyond that you cross a small stream and bear to the left up a hill. The first road off to the right will take you up to the villa, but I recommend continuing on and take the next marked right road. This road will bend uphill to the right and then the left. Look for two thin red and white poles about 1 meter in height on the right. the poles mark the entrance to the villa road. Caution, the turn is almost 270 degrees so take it slow. There is a open gate at the bottom of the hill which will be open. Go through the gate and you will be there. The first time getting to the villa can be a little stressful, but it will become second nature over the time you are there.

Assuming you will be coming North on the A1 from Roma, after you exit the A1, you will following the directions to the villa. About a kilometre after the exit is a large shopping mall on your right "Porto Orvieto" that has a very large modern COOP supermarket with everything you would want in the way of provisions. There is another smaller COOP that is closer to the villa in Sferracavallo just before (north) of the rotary where you take the first right onto SP 44.
