Maui Kaanapali Villas has more land and a well established garden.
The sandy beach is better and you are in the original Kaanapali Resort Development so it is serviced by the free trolley. Some buildings are 2 stories and one is maybe 9 stories. They have an ocean front beach walk in either direction.
The Mahana is all high rise and builit on the edge of the ocean. It is near the beginning of of Honokowai district. Which has a full size grocery store. People who walk, like to walk to little stores and services and take out restaurants have a sidewalk along the lower road to use.
We haven't stayed at the Kaanapali Villas, but have stayed at the Mahana twice and will be back there for a 3rd visit next year.
The views from the Mahana are incredible, lanais are very private, it appeals to mostly couples as opposed to families with children, the location is great ... but it doesn't have the fabulous beach that Kaanapali Villas has. For us it's worth the compromise in order to have the view.
At the Mahana we go swimming at the south end of the complex where there's an area that's free of shallow rocks. We spend a lot of time snorkelling out front ... it's amazing, but you have to go out about 150-200 feet to where the coral is. Otherwise you can just walk a short ways south (about a 5-10 minute walk) to where there is good snorkelling closer to shore (in front of the Westin through to Kahekili Beach Park).

I don't know too much about MKV, but at the Mahana ... there's a pool in between the two buildings, 2 very nice BBQ areas, a shuffleboard, lawn chairs on the grass between the buildings and beach, no restaurant (a coffee kiosk though), an Expedia excursions rep on site, tennis court, parking behind the buildings so you're not looking at it from your unit, unless you're in the 2nd bdrm of a 2 bdrm unit. Duke's restaurant at Honua Kai is next door.

Enthusiastically second the nomination of Mahana by Susan; been a loyal fan for years. We visit during Humpback season and the lanai, living/bedroom ocean views are fantastic.

We rent directly from a private owner; other options include Aston and several local rental agencies...one of which recently posted this video on YouTube (be sure & go to HD & full screen via the controls at the bottom-right of the screen:
P.S. With reference to your Super Bowl Sports Bar thread, it inspired me to submit a review. If/when approved by Trip Advisor, I'll post a link on our favorite (outdoor-ocean front!) place to watch the game.

Haven't stayed at Mahaa, but just returned from Villas and loved it. Castaway Cafe on-site is quite good, and if you love good wine it's a no-brainer. Their wine list (selection and prices) is the best on Maui. The best Oregon and California pinot noirs, for example, all but one or two under $100.
Another just returned from the Mahana. Love it!!! Go back in a heartbeat. Every unit directly on the water. Clean well kept property. Helpful staff. Everything you need is in the unit. It's not a resort. It's condos. If you want a place you never leave with room service, restuarant, and drinks served to you pool side ... This isnt the place. If you want a great base and plenty in walking distance.. you will love it.
