My guess is the Hard Rock Hotel. They have already said they have the money to build a smaller boutique hotel in AC. Maybe instead of building one, they will join Borgata and possibly retheme the Water Club into a classy Hard Rock Hotel Tower.

I also thought of Penn Gaming but they just bought the M resort in Vegas. Not sure if they have that much extra money to spend.

Actually $250 mil for half is a bit on the "bargin" side. I suspect that is pretty close to what half the realestate and building is worth. There sure doesn't seem like much was included in the price that would reflect gaining a half interest in a booming casino business.

The deal looks like a bargain until you realize that some of the recent deals were at even more astoundingly low prices. The Tropicana was sold for $100,000,000 about one or one and a half years ago and that was for a business that a few years before had been bought for 1 billion dollars.

I believe the land the Borgata sits on is leased I think I saw an article awhile ago that said that someone bought that too.
