I stayed in Aranya nivas, a KTDC property, it is inside the wildlife century. The stay was nice. They make the bookings for the residents for the boat tickets on payment which is Rs. 150 per head. Morning or evening hrs are good viewing wildlife ( very few options available) like some species of birds, wild boar, India bison, if you are lucky elephants.

If you can walk 4-5 Kms, there is a nature walk in wild life century on payment basis, ecotourism organises some nice activity in Forest & in lake including bamboo rafting.

Depends on your budget and preferences. KTDC has two properties inside the santuary itself. Most properties are located in the approach road to the sanctary.
