Rental amount date due standard procedure

Rented a place for two mos. last season thru realtor. This time it is in the hands of the

owner who wants full payment plus a security deposit three months in advance.

Any places we rented previously we paid $500 deposit and balance upon arrival.

Is this guy asking for too much? Thoughts, opinions appreciated.

Many owners will ask for payment before you arrive. Most owners will ask anywhere from $500.00 to half the rent when the condo is booked. Many ask for the balance 30 days before arrival.

If you want to see the policies of other owners, look on VRBO, or HomeAway.

If the unit you are interested in renting is listed on HomeAway, VRBO, or Vacationrentals.com, you can purchase insurance to protect you from disreputable owners, or cancellation insurance which will protect you if you are unable to make your trip.

30 days to 2 months is normal. Leaving it to check in day is MOST unusual.

Unlike a hotel, if you dont turn up and pay, the owner is out the 2 months rentals as most dont rent at the last min like that (but instead up to a year in advance). So that owner would not get it rented out at all. And most owners only have the one unit with all its high running costs.

Hence the requirement for payment in advance.
